RTM Process

We engaged RTMF to do a right to manage for us and everything went well. They did everything they said, kept us in the loop and we took management in July.

Cowboys :)

If you want your Right to Manage claim to turn into a multi-year saga of dithering, missed opportunities, and endless excuses, RTMF is the perfect choice.

We instructed RTMF in good faith in 2023 to facilitate our RTM. We warned them, clearly and in good time, about a discrepancy in the freeholder’s identity — something critical to the claim. Despite this, they failed to take timely corrective action. Now, in 2025, our RTM remains in limbo.

RTMF’s approach has been to tie our case to unrelated appeals, introducing even more delay, while refusing to provide full disclosure of documents we paid for and need to make informed decisions. They blame clients for “choosing” to wait, even when the decision was heavily shaped by their own advice.

When challenged, their default response is denial of any fault and a threat that they will “robustly defend” themselves. Meanwhile, they hold critical company access and records hostage unless leaseholders retract any suggestion of poor service. This is not the conduct of a transparent or client-focused organisation.

After years of “representation,” we are worse off than when we started — with no RTM, mounting costs, and a likely need to restart the entire process from scratch.

If you value timely action, clear accountability, and honest communication, look elsewhere. In our experience, RTMF has delivered the opposite at every turn.

Your review misrepresents the facts. RTMF issued this claim in a timely and efficient manner. The Landlord exploited a loophole in the law and challenged the legitimacy of the claim, which went to a Tribunal. We made the tribunal application on 6 November 2023 but due to backlogs the Tribunal delayed giving its directions until 4 September 2024. When received, they were complied with promptly and by the dates directed. There was no dithering. In good faith RTMF continued to represent you at the Tribunal despite the non-payment of our costs. The Tribunal granted your RTM but further delays occurred because the Landlord appealed to the Upper Tribunal. Despite our submissions on your behalf the case was adjourned until the hearing of a case in the Court of Appeal on related issues. These are all factors beyond the control of RTMF. The Court of Appeal decision was handed down on 30 July 2025 and subject to an appeal to the Supreme Court, the law now recognises equitable owners as qualifying tenants, whereas at the time your claim was made only registered title owners qualified. We understand your frustration, but RTMF cannot be held liable for delays in the legal system or unforeseen changes in statutory interpretation.

We used RTMF to arrange the take over…

We used RTMF to arrange the take over the management of our block of five flats. They certainly made the whole process very straight forward. Any queries were always answered in a very polite and reassuring way. RTMF were professional and we would recommend them to any one thinking about taking control and forming their own management company.

Easy process.

Good communication, easy process, could have been complicated but they made it easy. Struggling to get rid of old management company but that's not down to RTMF. Very happy 😊

RTMF not same anymore

We worked with Mauricea , she was great and she’s no longer working with RTMF

Thank you for your response, but my complaint already explains the issue in full actually.
It’s not simply about staff changes — since Mauricea’s departure, we have been unable to get clear or timely responses to our emails. The quality of RTMF’s service has declined significantly.

As your clients, we expect professionalism and support, especially after paying around £5,000 for the RTM setup. It seems that only Mauricea was genuinely committed to working efficiently and transparently with us, and since her departure, communication and service have become very poor.

Great experience

Non-disclosive over charging lawyers

As a community of individuals trying to oust a negligent management agent we thought this company could assist instead they overcharged us, delivered nothing and then tried to threaten us with legal action when questioning their charges.

Avoid at all costs!
