Selected SAM Conveyancing as our conveyancers after seeing many good reviews for their services here and getting a decent quote after finding their website helpful through our learning process as first time buyers.
Saw they list that they are on our mortgage lender's panel on their site but when we named SAM conveyancing to our lender they were rejected for not being on the panel. After reaching out regarding this, they told us they outsource the conveyancing to another company Chadwick Lawrence. This seemed very weird, but Chadwick Lawrence had many good reviews on Trustpilot too so we carried on.
We found out quickly that Chadwick Lawrence outsourced their document verification service to yet another company (armalytix).
We completed all forms and verifications we were asked to same-day, after nearly 2 weeks of very little communication or progress from Chadwick Lawrence, SAM Conveyancing or Armalytix we were informed armalytix were unable to complete their service (we've had no such issue with other conveyancers) Chadwick Lawrence rudely told us "need to find another solicitor" then informed us that because they'd have to do the work themselves they'd need to keep charging us fees "until they're satisfied".
We gave notice to cancel instruction as we were still within the cooling off period which Sam conveyancing confirmed and that they would "shut your file today".
However, we received no refund and after chasing it SAM Conveyancing refused to refund us claiming we'd elapsed the cooling period.
After I complained sending back their own dated messages showing what they claim was false. I eventually got refunded.
I dread how much worse it'd be been if we continued with them.

The online query form didnt pull over all the information so I was initially quoted for the wrong thing and had to reexplain, however they had good communication arranging the survey and afterwards, and let me know when there would be a delay. The report was easy to read and understand.

I was struggling to find a conveyancer to provide an anti fraud certificate for our remortgage. I did a web search and SAM Conveyancing came up as the highest rated provider for what I required. the process was simple and within a few days are providing all of the required details, we had our certificate. I was very happy with the service but I have marked it down one star as it was a slightly higher price than I was expecting. I would still recommend considering it was a real struggle trying to find a company that would provide it initially.

It's like the people who work there don't read their emails properly. Process for getting a quote seemed fine - at first. I provided Charlotte by e-mail all the info they requested on Friday evening. Then I receive an email from Charlotte Monday morning asking if I'm ready to instruct and whether I got the quote. I replied saying no, and requesting the quote urgently. Charlotte replies saying she can't provide a quote as I haven't given her the information yet..... What the heck?!? She clearly forgot that less than two hours prior she'd inferred I already had the quote. I despair. Think I have dodged an almighty bullet, reading the amount of 1* reviews

Subcontract out to Chadwick Lawrence solicitors who are utterly incompetent.
Still waiting 9 weeks for a response to queries, they fail to respond to emails, fail to return calls, fail to act on instructions. Act purely as a postbox failing to meet any deadlines and ignore you. Don’t believe the quality promises!
When selling to first time buyers and having no chain it took over 6 months and only completed then because I and everyone else were chasing and doing their job for them. It cost me nearly £4K in additional expenses because of the unnecessary delay.
Buying as a ‘cash buyer’ with a small mortgage but no chain the purchase is already a month over the target completion date and have had no response to queries for over 9 weeks. More expenses accruing as all my property is in storage and my mortgage offer will expire in 6 weeks. At risk of losing the property due to their incompetence.
I have escalated to both Chadwick Lawrence and Sam conveyancing but get no resolution. Sam conveyancing couldn’t care less! I am desperate and don’t know where to go from here other than the ombudsman and Law society.
I cannot express enough how shockingly bad they are and should be avoided at all costs!

Our chain-free buying now is at risk of falling behind as the mortgage offer is due, and when we have not hear back the progress since 3 weeks ago.
not just that, the documents we had submited months ago to [ chadlaw] , they asked for the same thing again.

Terrible customer service. Gave us an estimate that the solicitors they are associated with refused to acknowledge or honour; the new estimate was around £200 more expensive with potential to increase despite the “fixed fee” advertised by SAM. When we attempted to communicate with SAM about this, they refused to accept any responsibility for the situation and were unable to resolve the problem, requiring us to do most of the legwork. Then, when we emailed (and later called) to ask about the status of our application, they completely ignored our emails and calls and refused to communicate with us. Funnily enough, they felt able to respond straight away when we asked for our deposit back! Unfortunately, in the end they delayed us so much that we have had to pay for an additional valuation on our house as the previous one expired. Complete waste of time, a huge hassle and we would not recommend this service to anyone.

They were very quick and thorough, the customer service was excellent. I got a call straight after the survey on the morning of with a full overview of the property, and received the full report by the end of the week. I was also able to call the surveyor back who actually looked at the property with any queries I had. It was very clear and easy to understand as someone who hasn’t bought a property before.

We had an excellent experience with Sam Conveyancing for our Level 2 Homebuyers Report. The whole process was quick, efficient, and handled as expected.
When we required adjustments to be made to the with the report (via Camsure Homes) following a secondary specialist survey, these were handled promptly and efficiently, with no issues whatsoever. Everything was dealt with smoothly and professionally.
We were also able to communicate directly with the surveyor (Hamza), who was very responsive and had no problems providing clear and timely updates. This made the whole experience even more reassuring.
Overall, a five-star service – efficient, professional, and great communication throughout. We wouldn’t hesitate to recommend Sam Conveyancing.

Unfortunately, there is no "0" to give.
A Cash buying, No Surveyor, No Searches, No Chain, No obstacle along the way, both buyer and seller using the same company and communicating well, took them more than 20 weeks and counting. Eventually I gave up and cancelled the process.
They are useless in communicating, informing and doing their job. They don't reply to telephones even though they advertise "real people, real........"

Once they have your money, they have no interest in helping or supporting you.
The solicitor that SAM Conveyancing allocated us was a trainee, who had zero experience with anything other than the simplest of property sales. It took 17 months to complete on a chain free sale.
The individual I dealt with from SAM conveyancing (name had to be removed as they complained to TrustPilot but its similar to the sound that a snake makes) gave it the big sell and massively under delivered.
After months of complaints to the solicitor, they got bored and allocated us a senior solicitor that eventually got the sale of the property over the line.
There is a reason SAM Conveyancing is cheap, but if you want to actually sell you property, use your money more wisely.
Never again!
