Have to disagree considerably with many…

Have to disagree considerably with many of the points of view on here.
We found the whole process from the time we reserved to the day we moved in was excellent.
Everything was explained clearly and we used a recommended solicitor who we would use again if needed. We got to see the house a couple of times when it was being built.
My only criticism would be there's a limited choice of kitchens available.
The sales lady was so helpful and lovely and the site foremen and workmen were great. We had a few snags which were sorted but nothing major.
The houses seem to be much more solidly built than others we looked at which is why we were keen to move ro Blossomgate in the first place. We have great neighbours and are loving living on this estate as everyone we've met and chatted to are friendly. It will be good when the footpaths on to the field are open and everyone has moved in 🙂

Dream home

Purchased our dream home over 12 months ago now and thought I’d write a fresh review. Whilst yes there were snags and some discrepancies That weren’t initially resolved as quick as we might have liked Suzanne H has completely revitalised our love for our new home. All snags have now been completed to a high standard leaving us with a perfect home for many years to come. The development doesn’t look far from complete now and their is an amazing neighbourhood atmosphere along with some beautiful finishing touches such as trees, hedge rows and pond for wildlife to enjoy. If somebody were to come to me today and ask would I recommend a Seddon home I would 100% say yes.

Very poorly built and customer care…

NOT VERY PLEASED THE HOUSES ARE VERY poorly built and customer care have been rude. Major gas leak due to badly fitting hob. Another problem the consumer unit tripped and a loud bang and burning could be smelt and the reason being the socket of the burglar alarm wasn’t correctly fitted and live wires were touching and the socket box was black.
En-suite door fitted upside down.
Door stops missing and this is a brand new house. Refusal to give customers a plan of the house by customer care to show where gas pipes are laid so that a fire could be installed.
Porch pillars stone had chunks out of it and it took 3 visits by the stone masons to try and match the colour of the stone. Front flagstones loose.
All internal doors damaged and Seddon plastic specialists had to make good.
Bannister falling away from the stairs. Electric socket not fitted right upstairs caused tripping of the consumer unit.
Burglar alarm can’t be used it goes off on it’s own. The sensor for the unit downstairs not fitted correctly.
Most weeks residents burglar alarms go off and even at 2 am recently.
Cooker hood damaged and new one vibrating against the wall cupboards. Kitchen draw not aligned causing grating noise. Kitchen fridge freezer fitted at the end of the wall next to the ovens and the utility door. This means you cannot fully open the fridge / freezer doors because the utility door is in the way.
Boiler noisy required a new valve and the house is only a year old. A neighbour informed me their pointing needed doing but because their house was just outside of the customer care 2 yr warranty they were refused by Seddon Homes to have it done.
No top soil put in the garden requiring a claim to the NHBC to enforce Seddons to do their job and provide it.
Poorly laid lawns. I DO NOT RECOMMEND ANYONE BUY ONE OF THESE HOUSES YOU WILL REGRET IT. Most neighbours have had problems and one lost all power to half of their house as the electrics were not done correctly.
Garage leaking water because the dry verge on the guttering wasn’t fitted right.
One expects some snags but not all these and it takes time to get the jobs done and having to wait in. Customer care often ask for evidence with pictures instead of sending their tradesmen to assess the problem.
My toilet was leaking and the problem was a chunk of cement had been put in the S bend.

Terrible house builder

Bifold door issues
Creaking floors (due to holes being cut out)
Velux windows not square
Skirting boards not square
Finished property different to plan
Staircase not square
Un-even walls

The list goes on... do not buy.

Poorly built houses and don’t be…

Poorly built houses and don’t be expecting any after service
Main bathroom leaking water couldn’t get them out to repair no seal around shower screen, bath incorrectly fitted
Whole in roof from move in took 8 weeks to repair
Crack in window front door jammed shut not repaired
There advert should say sold as seen
Same for every house on the estate paying trades men to repair poor work man ship

Love my new home

Love my new home! Me & hubby were first time buyers so a little apprehensive but the staff has helped us with any questions we had about the process. There were a few setbacks with timings and such but no harm done :) Can't wait til we're settled in properly!

Love our new home

Love our new home. The build quality is far better than other companies, I was shocked at how other developers have such small rooms and thin walls but Seddon is completely different. My friends and family are impressed with our new home too. As a first time buyer we're really pleased with it all.

Really helpful and informative!!

What a breeze it was dealing with Seddon Homes. Seddon's team put me at ease straight away and the purchase process was relaxed and relatively enjoyable. Seddon quickly dealt with any questions I had and ensured we had everything we needed. Would highly recommend if you're looking to buy a new build home.

Sales staff lie to get a sale. Aftersale customer care horrendous

I purchased a Seddon new build. Aftersale Customer services is a joke. I even escalated to a complaint, they ignored it. They dont even follow their Complaint procedure. Standard reply is ....
we are sorry however we must advise that Seddon Homes do not propose to carry out any further works or enter into any further correspondence regarding this matter.

Yep thats great customer services.

I was told several lies throughout the sale process and given incorrect information. They just dont care. Once they have your money they are gone.
They have sold on the leasehold without asking if homeowners want to buy it. Even though we were told we would get first refusal if they did sell it, which they wont and You have to fight for snagging to be completed.
The whole customer service is a nightmare.
Their score on trust pilot says it all. Just shocking.

In Response Seddons we did sign the contract as you put it in full and final settlement but you refused to do the work until we signed so we had no choice. Now it's still an issue you keep rolling that out. So to be clear full and final but before you did the job!!!!!

Far from being strong armed into signing an agreement or not being given an option you were given alternative solution. We're sorry you feel aggrieved but you purchased your home more than 2 years ago and we are unable to cover wear and tear, and general maintenance for the lifespan of the property.

I recently bought from Seddon Homes and…

I recently bought from Seddon Homes and can honestly say I have not had any problems at all - apart from the slight delay in exchanging contracts but that was mainly due to my solicitor. I have never bought a new build before and I had heard that other people have had poor experiences with other builders but I loved the house so much that I decided that whatever happened it would be worth it. I need not have worried -everyone was very friendly and professional and helped me every step of the way. I would definitely recommend Seddon Homes to anyone looking for a new house.

Seddon Homes Letdown

Cowboys, price work, bish, bash bosh. Job and knock, get it done the fastest and cheapest way possible then cover it with plasterboard and cheap paint. Sold a dream but handed a steaming brown log. Every room has needed attention, never mind the front and back garden. When you get in touch though they are fast to send out their man in a van. Calm you down, reassure you. Nicely worded emails etc. But then they go back to the original tradesman and that’s that, the end. 9 week later your still without a shower and a grand of your own money down sorting it yourself. I have to be honest this is our third new house, and they are all the same these builders. Using cheap, fast trades and materials. Seddons are exceptional until you get the keys, then your on your own.

Mis-sold a leasehold!

We were mis-sold a freehold by Seddon Homes but in fact it's more of a leasehold!
This transpired after trying to remortgage our house, the bank informed us of a restriction on title on our deeds and needed authorisation from Trinity (the land management company) in order to re-mortgage!!!. We were strung about by the lack of communication by the land management company and nearly lost out on our mortgage deal, we had to pay our solicitors to chase Trinity for a response, and also pay Trinity £150 for the pleasure!
Now it turns out that this restriction on title on our deeds is for any changes to our home, and if we require any work, we have to go through the land management company who need to agree it first (even though they apparently are nothing to do with our home), after charging £150 for every agreement. This is on top of the uncapped annual fee's from the company which have been rising at some pace, like other reviews on here.
Never trust the sales advisor at Seddon! Never again, a warning to all!

Hi Linda - So sorry you've experienced issues. We try to be utterly transparent and have always prided ourselves on this and it was noted clearly in your contracts that you signed? Nothing was hidden . I wish you'd contacted us when you had issues with Trinity as we would have given them a push for you. To be clear you do not have to ask Trinity's permission to make changes to your home only external changes as in conservatories etc. While it doesn't help you we have changed the way we set up our contracts and have abolished retrospective consent fees on all new developments from now on. I know this might seem too little too late for you however we do listen to feedback from our customers. To put this into perspective over the past 5 years we have built and sold around 1,000 homes, have a recommend a friend score of 95.2% which is well above the national average, and have numerous customer testimonial videos on our website so we genuinely are sorry you feel mislead by us :-(

Totally dishonest

After 2 years of living in our Seddon Homes development, we have found that we are now paying £70 more in ground rent for our freehold!
Seddon Homes have sold our public space to a management company that are now increasing their annual fees! We were told that the estimated fee would be £250 but we are paying £320 a year now after 2 years. Wonder how much the rent will be next year!
We feel like we have been mis sold a leasehold as we are paying rent for public space that is owned by another company (not Seddon).
I've checked with the land registry and found out that we cannot even sell our home without the permission from the management company! (Trinity). This has caused us a lot of stress and unrest.

Hi Emily :-( We're sorry you're not happy and have been left feeling let down by us. We genuinely have not been dishonest - everything was clearly documented in your contract and transfer. We trusted the management company would not increase the fees exponentially. While it doesn't help you we have now changed the way we sell our homes and ALL new developments are sold with the residents being ultimately responsible for the open spaces and the way the management company works; meaning the residents would have to agree to any increased charges. Buyers do not have to obtain permission to sell their home but they do need a letter from the management company to confirm all fees are paid upto date which is pretty standard.

Stung into a "fleecehold" property

We initially had a good relationship with Seddon Homes, although their sales assistant was very pushy and needed us to sell our house before they would accept a reservation, of which we complied with.
We finally moved into our house after a slight delay and there was the usual snagging issues that were rectified.
There was an issue with the kitchen hob that was initially on our snagging list, that they refused to fix, blaming other companies - basically the kitchen fitters didn't do a good job and Seddon signed off on it!
We had no surface on our road for well over a year after Seddon left the development, we felt like they had just left us with an unfinished street - still 18 months after the last house was finished, the road is not complete.
Now the final nail in the coffin arrived, a bill from Greenbelt Group for maintenance fee's. This was mentioned briefly at sale, but having done some research it seems like Greenbelt and Seddon have been in bed negotiating contracts to extort customers - just search this website for Greenbelt Group!
I'm really frustrated that we are now locked into a contract with Greenbelt Group for the life of the property! There are motions going in court at the moment with these so called "fleecehold" uncapped tactics so hopefully there will be some legislation soon to stop the likes of Seddon Homes putting these hidden things in the deeds of other developments. I have gone over our TP1 (deeds) and 3/4 is full of restrictions by Greenbelt, the worst is that we need a certificate from them to sell our own house! Totally locked into this money scam.

Would never recommend them

Had to give one star but dont deserve that we waited a year to get in our home once reserved they kept lying why the house was not finished, once in we have had problem after problem we have had 2 floods caused by cowboys they employed who left bags in our pipes the tiolet removed several times and house falling to pieces and seddon have always tried to blame others truth is th6wy rushed our home snd wont accept responsibility it is a shambles of a company and the director is an awful human only intrested in money

While we accept you did have a small overflow from the WC caused by poor workmanship (a company who we have not used since) we did put right the defects and resolve the issue for you. We never lied as to why there were delays - and as we said to you at the time - it was in no way in our best interests to deliberately delay customers moving in to their new home. You mention you waited over a year for the property then that we rushed it? I can assure you that 95.2% of our customers would recommend us to a friend or family member and are delighted with their home. May we wish you well for the future

Delays, lies, and lack of owning up to responsibilities

Delays, lies, and lack of owning up to responsibilities.
We moved into our Seddon Home 6 months after anticipated move in date a couple of years ago, and were basically forced to accept a house full of snags to complete. And now after reading this site have found out that we have also become victims to the fleecehold scandal.
Our £115 annual bill from the management company soon rose to £380 seddon year and this years bill is £550!
This was not mentioned at time of sale, and the solicitor that we used with Seddon just implied that it would be a normal annual maintenance fee, not uncapped as someone else put it!
Watch out everyone, and always enquire about what you will be paying for.

I am so disappointed with Seddon homes

I am so disappointed with Seddon homes. We've been completely misinformed about the build process. Originally they told us our new home would be ready before Christmas, this was already delayed and yet again we've been told it will be may 2019 before it will be ready. We was given 28days exchange contracts informing us that if we did not complete we would be at risk of loosing the home. We complied with everything they asked but they misinformed us on numerous occasions about the build time. The build is massively behind schedule and has been for some time yet they've failed to be realistic with us. They've offered no help at all or an apology.
We're locked into a contract and they currently have our deposit so we have no choice but to wait. because of how delayed the build is we don't have any accomodation sorted and don't know when the house will be ready. Seddon homes have left us in a horrible position the whole experience has left me with little respect for them. They have only been interested in getting a deposit from us then lied about the completion dates. I just hope nobody else experiences this level of service I really did expect better from them. Hopefully we'll have a home by summer 2019

Not good

We purchased a Seddon Home last year and have now found out that we were mis sold a “fleecehold”. Seddon advertise that homes are freehold but then work in cooperation with Greenbelt Group to hide covenants into your deeds for the like of the property to pay Greenbelt Group an uncapped fee, for simple tasks like removing dog foul at £10 per property! An annual fee of £125 soon rises to £500, with other uncapped fees added onto this. Google search Fleecehold and also Greenbelt Group before thinking of putting down a deposit. I wouldn’t want anyone else to be stung like we were.

Hi Holly - thank you for your feedback - we have previously reached out to you on facebook to no avail as we actually have no record of you ever purchasing a home from us? Just to be 100% clear however nothing was ever "hidden" in contracts it was clearly noted, and all buyers signed with restrictions noted in there. We have never "worked in cooperation" with 3rd parties as you suggest to hide or increase. We have however changed the way we set up management company involvement on all our new developments and the Residents will now have a far greater say on how the open spaces are managed.
