Superb family accommodation

The accommodation was excellent. The host,Sean, was superb. Nothing was too much trouble. Booking was easy with Sleeps 12 and communication was very good, keeping us updated.

Family holiday

The spa pool and hot tub are amazing. And wow that pantry what a fabulous idea, kept all of our goodies cool. Plenty of bathrooms to accommodate all of those bedrooms. Washing machine and tumble drier very much welcome after the days in the pool. We only ventured out to the beach once, everything was on hand, why move when you have all of this land for the children to play and the hot tub for the adults
Emma, the housekeeper was so welcoming, leaving tea, coffee sugar, milk and cake for our arrival. Popping back to check the pools over a couple of times, keeping us safe. The cottage was very clean and had so much crockery and cutlery, and a dishwasher to save the washing up. You wouldn't have known there were 16 of us there (paid for an extra 2 guests and 2 babies) we easily fitted into the rooms.

Plenty of choice for larger groups

I have booked with Sleeps12 several times now & always found the ideal property. Due to our multi generational group we tend to look for a bit of everything. This includes indoor pool, hot tub, indoor games tables & most importantly a big outdoor space for the children to run off their energy. We have already chosen again for 2026 & have another place in mind for 2027. I have contacted Sleeps12 on a number of occasions by email & phone & they have always responded positively & promptly.

I found the booking of this property quite difficult…

I found the booking of this property extremely difficult. I understood there were many rules when booking through sleeps 12, as I had done some research after reading some bad reviews. The company wanted the names and ages of everyone staying at the property. I booked last minute for a family reunion as my mum hadn't been well for the past year, so I had flown in from Australia and thought it a nice idea to try and get all her children/grandchildren together. Some family members could only stay 1 or 2 nights so I wanted to re use the room and let my neice take it for the last 2 nights, they said they had to check if this was allowed and could be a charge. Then some family wanted to call in to say hi but not stay. Sleeps 12 wanted to charge £50 per person for anyone that wanted to call in and they were restricted to call in between the hours of 10am and 6pm!!! I was told if my elderly mum wanted to have visitors maybe she should use one of the local pubs as a meeting place!!!! I understand they don't want the property abused with large crowds or more people than the property holds but this was ridiculous. I have never had so much back and forth with trying to book a property on any other site. The house on the other hand was amazing and the owners were lovely. Whilst I would definitely go back to the property I'm not sure I would book through sleeps 12 again.

We completely understand how important this occasion was for you, especially given the circumstances with your mum’s health and the effort you made to travel from Australia. We also appreciate that booking processes can feel more complex when arrangements are made last-minute and with changing guest plans.
Due to strict fire safety regulations now required for all holiday rental properties, we are obliged to collect the names and ages of all staying guests and ensure any additional visitors are approved by the property owners. This is not only for compliance with fire risk measures, but also to meet the terms of the owners’ insurance policies. As a responsible agent, we must adhere to these requirements to ensure the safety and security of everyone at the property.
We truly regret if this caused any inconvenience for your booking and we will certainly take your comments on board when reviewing how we communicate these requirements in the future.

Mixed views

I’ve got very mixed views about my experience with Sleeps 12. I booked the Dustings in December 2023, for a week in July/August 2025. Admittedly I had not read the small print closely, but was very disappointed to find that despite booking some 20 months early, I remained liable for the full cost of the booking, should I have had to cancel at any time. Whilst Sleeps 12 would as I understand it re-advertise the holiday, the person that originally books it retains liability for the entire cost of the booking and not just their deposit, should it not be re-let. Given that could have been 12/18 months before my holiday, that alone would stop me from booking with Sleeps 12 again.
Shortly after making my booking I found out that Sleeps 12 had a ridiculous policy that prohibited the use of Hot Tubs by anyone under that age of 16. I challenged this with them and I have to admit I was really impressed that they took on board the points I raised and subsequently amended their policy to reflect industry standard. I was very grateful to the work that Kelly did on that.
Regarding the Dustings, the accommodation was everything we hoped for, it was clean, spacious and comfortable. The only criticism was that the barbecue grill was nowhere near as clean as it should have been when we arrived. Neither were there enough suitable implements to cook on it. We took photographs to show that we left the barbecue much cleaner than we found it. Overall we thoroughly enjoyed the Dustings and anyone renting it would not be disappointed.

Having received a reply from Sleeps 12 to my review, I felt obliged to comment further. They stated that should the renter have to cancel, it is industry standard for that person to remain liable for the total cost of the booking, if it was not rebooked, not just a loss of their deposit. This regardless of whenever the cancellation was necessary, even if it was over 12 months before. Well a quick check online with Sykes and Hoseasons clearly shows that this is not the case.
Sykes: 10.2.2 if you wish to cancel the Rental Contract with the Owner before the Balance Payment Date, you will be entitled to a refund of the Rental Charges you have paid minus: (i) the Deposit
Hoseason: I couldn’t get the copy function to work but their policy depends on when your balance is due, eg if it is due 42 days before the start of your holiday you just lose the cost of your deposit. After that the loss increases on a sliding scale.
Neither of these leading companies have a policy anywhere near as potentially detrimental to the renter, should they.need to cancel through no fault of their own.

A perfect 70th birthday at Frog Street.

My family and I stayed at Frog Street to celebrate my 70th birthday and we all had the most fabulous week. The house, garden and facilities were outstanding, as were our hosts, David and Louise. Any queries were swiftly dealt with and the welcome chocolate brownies delicious. I think we managed to use every one of the facilities but the favourite has to be the barbecue lodge. We were very lucky with the weather so never really had to use the indoor seating there but for a winter break, it would be a real bonus.
