I am writing this review to describe my personal experience with the management of a long-term reservation for Casa Mantegna in Treviso, handled by SOGI Gestioni.

I booked the apartment well in advance at a very good price and chose it very carefully for its modern standard, excellent location and private parking, which were essential for a stay of almost one month.

The apartment was presented in the listing with photos showing a modern, very well-maintained and apparently recently renovated property. Based on those images, the condition of the apartment appeared impeccable and perfectly aligned with what I was looking for for a long stay.

For this reason, it was particularly difficult to understand how a renovation requiring more than two months could be necessary and how the property continued to be advertised and accepting reservations while such a significant uncertainty already existed.

Only much closer to the check-in date I was informed that the apartment might not be ready due to ongoing renovation works. By that time, for the same period, most comparable properties had already become significantly more expensive and availability was extremely limited.

This placed me in a very difficult position, with only three unfavorable alternatives:

– cancel the trip,
– pay much more for an equivalent property,
– or accept a clearly inferior apartment for the same price.

The alternative accommodation proposed did not match the quality or characteristics of Casa Mantegna, and no price adjustment was offered.

When I requested, through Booking.com, a fair discount in case I accepted the downgrade, the request was refused. At the same time, I was repeatedly told that the original apartment might still be ready. This lack of a clear and timely decision prevented any rational planning.

Waiting until the last moment would have left me with almost no available options and even higher prices, effectively transferring all the risk to the guest who had booked early and in good faith.

Renovation works can happen — that is understandable.
What is difficult to accept is the way this situation was managed by SOGI Gestioni, without a clear, concrete and protective solution.

The uncertainty generated by the handling of the situation by SOGI Gestioni, combined with the lack of an effective intervention by Booking.com in favor of the customer, ultimately led to the cancellation of the original reservation and to a new booking at a significantly higher price.

This resulted in an additional cost of approximately 25% compared to the original reservation value.

For a long-term stay, planning, reliability and transparency are essential. In this case, all three were seriously compromised.

I hope this feedback will help improve the management of future reservations, especially for guests who book well in advance and rely on the information provided.

Update after company response:

The company’s response does not change the core issue: the way SOGI Gestioni managed this case significantly compromised the predictability and contractual certainty that travelers rely on, especially for long-term stays. For this reason, I cannot recommend their services to those who value transparency, stability and professional handling of unforeseen situations.

When situations involving safety and building integrity arise, our priority is to act responsibly and prevent guests from staying in an apartment that may not fully meet our standards.

You were informed more than two months prior to check-in about the potential unavailability, and we involved Booking.com support to ensure full transparency. An alternative apartment under our management in the same city was proposed, and we confirmed—also through the platform—that any price difference would have been refunded should the relocation be finalized.

We fully understand that for a long-term stay, planning and certainty are essential. At the same time, when unforeseen structural matters occur, decisions must prioritize safety and quality over everything else. There was never any intention to advertise or confirm a stay in a property knowingly unsuitable for guests.

We regret that you chose to cancel and that this led to higher costs elsewhere. Our intention throughout was to offer a viable and fair solution while keeping communication open and transparent.
