I would give a zero star if I could
Had been lived in hoola 1 year ago and they are the most horrible agency I have ever meet
Hoola is great the whole building is fine the people work in there is nice but when it come to the agency they are the worst u can ever imagine
Before we move in we have told the agency that we have two cat and also all the detail they need to know
The first day we move in we saw the lady doing a report of the property she just went in in front of us and take a couple picture and walk out I assume that is the check in report which take her 3 min to finish
After we move in we figure there got some broken part of the building and furniture that is not there like the dinning table
It take them a month to order one back which is ridiculous while there also got water leak we try to report but no one come to fix it
When we move out the check out report is ridiculous longer then the one we have for check in and they try to scam us money for all the way u can think of
They first told one out our flatmate that he haven’t pay the rent then they did the same to the other while both of them have a receipt and transition report from the bank they then ask them to pay again and ask the bank to retreat the previous payment trying to scam four time of the rent
They also claim that we didn’t clean the property after we left but we hire a professional cleaning team to come over to clean
Tho the deposits company say that we did nth wrong and pay us back the deposit but I think people need to know that this letting agency is a pure scam

I was working with Lavinia for a flat in Nine Elms and I was shocked at how unresponsive and unhelpful she was. Initially she reached out to me and was interested in helping me view the flat, however, she randomly stopped replying to my messages and still hasn’t responded days later. I think this is ridiculous and completely unacceptable in this line of work. I will not be using Strawberry Star again.
Exceptional Service and Ideal Location in Luton – Highly Recommend
We have been long-term tenants at LU2 0N under Strawberry Star Management, and I can't say enough about their exceptional service. They take tenant requests and feedback seriously, always responding with prompt action. The concierge team is incredibly responsible and attentive. The property's location is ideal, especially for professionals, with convenient access to groceries and the nearby train station. They are pet-friendly too. Overall, I highly recommend Strawberry Star.
Extremely unprofessional and unreliable letting agency
Extremely unprofessional letting agency to deal with as a renter, wastes time doing viewing, negotiation but then goes around collecting offers from multiple parties, then says your offer has been accepted, sends bank details for deposit but pulls out last minute saying landlord is going with someone else. Not even a chance to match whatever the other party has offered.
When I pointed out how they mismanaged the situation the response from Head of Lettings is “I have been a professional agent for 15 years I do not need guidance on the correct practice”
Extremely unreliable and you can’t plan and be safe in knowing to rent with them as their words count for nothing it seems.
Would strongly advise to steer away from them as unreliable and unprofessional.

As a tenant... don't bother!
As a tenant, I would not recommend Strawberry Star. Finding a property and setting up the tenancy was neither here nor there in terms of good or bad. However when it came to having issues fixed during the tenancy, we had to do a lot of chasing and deal with a complete lack of organisation, which is not helpful when you are trying to accommodate this around work / life. The number of times people didn't turn up when they were supposed to, along with then hearing nothing about a follow up or re-arranging a time and date.
When it comes to the check out, the company they use have no real structure. The outcome of this is a check in report and check out report that are like chalk and cheese, and were impossible to call comparable. Yet Strawberry Star took no responsibility for this, no due care to the tenant and simply said the report is the report. They had already paid for services before coming back to you with proposed deductions, and they certainly weren't competitive prices for those services, including a clean. When challenging this, Strawberry Star then proceed to state that we have no choice, and if you decide to go to dispute with the TDS you will find that the landlord will come at you for more than what they're proposing.
I will do everything I can to avoid renting a property with Strawberry Star in the future - although I can see how they're good for a landlord!

I regret using Strawberry Star to sell my apartment
I sold my apartment in Hoola using Strawberry Star. This is a decision I really regret. They charged me over £14,000 and they were very poor in my opinion. I had to do a lot of their work and I had to chase the agent involved on many occasions. She made numerous mistakes, was rude and unpleasant to deal with. At no point did she offer any apology or explanation for her shortcomings. The poor service resulted in a delay in the sale of my property and caused me a financial loss.
Terrible buildings management company…
Terrible buildings management company who provide sub standard services. They severely over charge for the pleasure, leaving residents with significant and unwarranted service charge increases year on year. Strawberry star do not comply with their legal obligations as per leaseholder agreements which include consulting residents on costs and choice of contractors and suppliers for building maintenance and insurance cover. Instead we receive annual cost increases to our service charges.
Fortunately we residents recently actioned a ‘right to manage’ and have successfully removed strawberry star as the management company. In the first few months our service budget has decreased significantly and is due to decrease more once strawberry star supply remaining documentation, which is holding up review of other contractor costs.

Strawberry Star the LU2ON developer opposite the Parkway station asks prospective buyers for a Reservation Fee to Hold the property while considering to buy and doing the research of Mortgage Lenders and Solicitors. If at the end of this time you decide to not go ahead Strawberry Group will retain the whole Reservation Fee of £1500 citing administration costs and loss of business. In this case the property has been empty since 2019 and is still empty. Exactly how do they justify this cost when their own solicitors charged them for £369 …..so £1131 extra in lost business ? Administration ? This is plainly either a scam or Strawberry punishing a prospective Buyer for a decision not to buy for whatever reason.
With increasing pressure from Strawberry Group to Exchange Contract gave a distasteful impression of Hustling that the Buyer did not proceed further. Note that had the Buyer Exchanged Contracts without money arranged with a Lender the buyer could have lost the 10% deposit (23.000 pounds!!)at Exchange….is this really how Strawberry are trying to sell their much vaunted Properties at LU2ON? Any prospective buyer should be warned of their high pressure sales attitude…
double-check every single item in your apartment, including all hidden
I'm currently moving into my apartment and recently purchased an integrated dishwasher. During installation, the handyman had to remove the slats (bottom and top) and eventually also the oven that came with it due to dimensions. However, to our surprise, the cover plate was found to be bent and it was likely damaged during transport. I reported this to the CRM as I felt financially aggrieved since I paid for the equipment. Although I estimated the cost of replacing the part to be around £20-30, the CRM denied my allegations stating that "they couldn't be certain the damage didn't occur during removal". So in other words they are claiming I am not being honest. At the same time, they were unable to provide me with any photographic evidence that the cooker was in good condition when covered by the kitchen countertop.
An irresponsible and unprofessional…
An irresponsible and unprofessional property management team. We as landlord of Sky Gardens had bad experience with Catrin Paullius and the property management team who carried out maintenance works of our Sky Gardens unit at our expense without obtaining our prior consent and continued to override our instructions. Our concerns were not addressed by Chairman of Strawberry Star Group Mr Sathish even though we complained to his level. As international buyers, we have totally lost trust with Strawberry Star Group.
Flat is cold entire winter 2022. Still paying service charge.
After purchase from Strawberry star, you will be passed onto their CRM team, where true nightmare begins. It is terrible that CRM contact blocked my number on her phone! (I had tried ringing from another phone). Now I had to call up head office receptionist to reach to either Wendy or Darren or Yasmine.
I have now been living in the cold since December 2022, underfloor heating was not built properly into the bedroom. After 2months of chasing, finally a technician came and took him two visits to measured up with device, found that heating pipe work was missing in part of the master bedroom. This was probably the reason why I had to turn thermostat to unnecessarily high temperature 28C to only achieve some minimal heating (say 18-21C) in the room!
It took emailing 3 times a week and making calls at least twice to receive an acknowledgment email from Strawberry Star (without any real action to address or even validate the defect). The CRM and Aftersales teams keep ignoring my defect report. Even the flat is still within developer’s warranty period. It’s now February 2022 and problem still isn’t resolved and had worse . Strawberry star did not even properly looked into it. Unfortunately such defect will not go away by delaying it. What happened was Wendy Edwards (CRM) does not read the email and simply ask you to contact their Aftersales team straight away. Then Aftersales team will simply return and say they will only deal with property management matters but not defects, please go to CRM team. Absolutely ridiculous I simply do not care which team or department, to me they are ALL strawberry star the developer!
Also my front door was known to be non- fire compliant since last checks in August 2022… the door sweep broke and cannot be dropped to close the gap on floor. It requires new replacement. Months and months went on and nobody ever returned to fix it. Lucky enough there hasn’t been a fire yet! What bothers me daily is the door constantly drawing in wind channelling noise through the gap to the floor..
I can go on and on about defects appearing in my flat. Eg. Bathroom door does not shut maybe due to settling of the building, fridge door gap large enough to fit a finger in… random hole on ceiling and new stain that could mean moisture… window not airtight….window seal missing the corner etc…
Before you purchase from Strawberry Star, all services (Jonathan) was wonderful. After they take your money, it all ended and go very wrong downhill.
Many more building defects and snags Luke (who works alongside Wendy) lied to us and say will come back to fix once they had the building-wide drain pipe smell issue resolved. He asked us to simply wait out. Next thing we know was their whole contractor team Square House and de-camp and all files closed. Luke never returned and he does not even work in SS anymore.
My current building Bronze is now nearly all sold out. But to all future buyers or tenants, reconsider Lu2on and strawberry star’s upcoming development in Harlow town centre carefully. Afterall Strawberry Star is an overseas Developer with little UK experience. The Brand is not generally known in this country. Of 30 developers in UK who pledged to the Government in ensuring building safety repairs of their new builds last year, Strawberry Star isn’t on the list unfortunately.
This is my personal advice.
Terrible after service
Terrible after service, they don’t complete snags, you can keep asking and putting it in emails but they just don’t do their basic and legally bound items. Be careful if buying as a first owner from their developments!

Been living in one of the buildings managed by Strawberry Star. The service is terrible, service charge increases, service decreases. Several ongoing issues for 3 years now not resolved. Windows not cleaned since December 2020 and back in December cleaned badly. Bad bad terrible.
