If I could rate negative stars I would…

If I could rate negative stars I would totally do it, talking to them is always a pain. Abigail Shanks is always unhelpful and arrogant. I am actually checking with the council to take legal action against them. Worst experience EVER, I've signed the contract 2 years ago and they never showed me how to bleed the radiators, there was no key, and this Abigail said that I had to buy the keys(which should have come with the property and they didn't know - or didn't bother), sent me videos from another boilers not the one from the house, there was no manual at the house to show how to do it. I asked Abigail to call somebody to fix the heating and the person came without my authorisation. SECOND TIME THIS HAPPENS, this incompetent lady will send someone to enter your house without your permission. Yes, it is that bad. Save your time and your mental health not renting houses with them.

Beyond dreadful, unreasonable and in many ways unlawful

Scam. The tenancy began, they received all the funds, confirmed good to move in and didn't release the keys for several days (still charging rent for those days) making us unable to move in. They handed over a dirty place to us, and on tenancy termination accused us of that that flat we had professionally cleaned was not at all cleaned, forcing their own overpriced cleaning company on us.
Coerced us into letting them do viewings at all hours and on weekends constantly bringing people in with literally no notice to speak of so our weekends were ruined. Introduced a check-out fee after the tenancy terminated, and billed us for using a checkout company even though no such thing was in the contract and at no stage did they warn us of it. Overall, very rude, unprofessional and dishonest. You will find that 'double bedroom' apartments they advertise of their site are indeed what most would regard at best as studio flats, bedsits or tiny self-contained flats with a single boxroom for a bedroom. The list goes on. Wouldn't use them as a landlord, tenant, vendor or buyer.
