I would not recommend or use them

I would not recommend or use, absolutely shocking service, they had wrong phone number for seller then 2 months in found out house was lease hold then was contacting wrong management company, 4 months in and still awaiting management pack. Unprofessional, incompetent, unresponsive. Do not use

First time buyer- great experience

I couldn’t have asked for a better experience. I will definitely be recommending TBI to anyone looking to buy their home, and I can only speak positively about my time with them.

Kirsty Ainsley was absolutely fantastic. As a young first-time buyer, I really appreciated how efficient and communicative she was throughout the process. She went above and beyond to ensure everything was completed before my mortgage offer and searches expired, which made the whole experience far less stressful and much smoother.

The service was truly 10/10, and a huge thank you to Kirsty for all your hard work and support, she is a credit to the company!

Do not use these

Do not use these, especially if you're buying a leasehold property. They were used by my buyer and were incompetent throughout. Michelle Collins was the solicitor on the case and she took 4 months to raise enquiries, was difficult to get hold of by my solicitor, estate agent and my buyer and significantly delayed the process. When we finally heard that contracts had been signed, all of a sudden they said we had to complete in just over a week because that's when their client's mortgage agreement ran out and they had already extended it by a month so couldn't extend again. Date was agreed by us and our seller but rather than exchange contracts they continued to ask questions, most of which had already been answered previously. We ended up exchanging at 5 o'clock the day before completion - cost us an extra £500 for close exchange to completion and an enormous amount of anxiety, making plans despite not knowing if it was actually going to happen and it was all completely unnecessary, caused by their incompetence. We did finally complete but no thanks to Michelle Collins and her team who clearly don't know what they're doing.

I am trying to buy a house.

This solicitor is acting as the conveyancer for the seller. Due to this solicitor being unable to provide the necessary documents for the sale, it has so far taken 8 months and still no end date in sight !!

I would advise you to avoid using this solicitor.

10/10 do not recommend. Poor communication.

Avoid at all cost

Avoid at all cost, they will take your money and do nothing. They have missed dead lines and cost us thousands. We message and no reply we call and no reply. AVOID AVOID AVOID. If you must use them AVOID Helen Dexter as on average it takes nearly 2 months to get a reply (if any at all) and there will be nothing worth reading in it bar the bill you will receive later.

Absolutely appalling

Absolutely appalling! Took forever to chase up the vendor and then lost important documents. We are five months into the legal process and still ongoing due to their poor vigilance.

Refreshing experience!

As an Asset Manager, I progress many matters with hundreds of solicitors and working with Antionette Dack at TbiLaw has been extremely refreshing! Despite a tight timescale with developer, she worked relentlessly on the matter to meet completion and was not only friendly but responsive and helpful. I look forward to working with Antionette again in the future!

im still in the sale and purchase phase AVOID

im still in the sale and purchase process.

but i have had emails about my property with incorrect details on, twice.

emails about properties not relevant to me, twice

and also letters sent out to me about properties nothing to do with me too! (looks like a purchase deed)

this was 3 different solicitors also, so not just one bad apple.

i hope i dont have any issues, and my documents are not sent to the wrong people.

A thoroughly poor and stressful experience

I've given two stars as they actually managed to complete the sale and purchase.
However I would not recommend this company whatsoever.
I never once spoke to my solicitor.
They explained things poorly and I was continually missed off emails.
Uncontactable by phone.
Plus they seemed incapable of anticipating problems on an older property.
A very stressful experience.
We had been recommended by our estate agent but have since heard they have been removed from their list.
Be warned.

Awful, awful service

Awful, awful solicitors. It took them nearly 9 months to close on my house and then 2 years on they are just coursing me issues. They have failed to inform me, that they hadn't amended my name with the land registry. No communication whatsoever. They informed me 2 YEARS ago that everything was completed. But two important documents aren't correctly showing my name. The owner! They could cost me the sale of my next dream home. Please whatever you do, avoid. I wouldn't trust them with organising a kids birthday party, let alone anything legal. Terrible terrible service from start to finish. Mental health is on the floor and I would hate for someone else to go through that. AVOID please

We are extremely disappointed

We are extremely disappointed with the service provided by Tilly Bailey & Irvine regarding our home purchase process. It's been a long and frustrating 6 months and nothing has been resolved, during which we have had to chase updates every week, with little to no proactive communication from the firm.
The lack of communication is appalling. Our case has been passed through three different people, causing significant delays and a lack of continuity. It took the first person assigned to our case one month just to start the process, setting a poor precedent for the service we have experienced since.
What was supposed to be a joyful milestone of buying our first home has turned into a nightmare due to the inefficiency and poor communication from this firm. We are anxious and frustrated, with no resolution in sight.

I don't recommend this company to anyone.

Horrendous service do not use

Tilly Bailey & Irvine were a nightmare to use from start to finish. We were passed around from person to person in regards to the sale of our property and purchase of our new property. Communication was horrendous they did not communicate with each other, did not respond to emails or queries and never answered the phone. We had to contact our estate agent each time for them to push a response. They delayed opening our file for the first month which put a delay in the whole chain. There were multiple errors with all the finances and contracts that we had to point out and our financial advisor had to do most of their work for them (ie chasing banks for redemption statements / completion statements). Their fees are way above average market but the service is horrendous. A bill they sent to us stated we owed them money following all completion of the sales however once our mortgage advisor had checked it over they in fact owed us thousands. Following completion they did not pay us our owed money which we had to chase and luckily did receive it in the end the following week. We only used this firm as we were originally recommended to by the estate agents. I would never use this firm again nor would I recommend anyone else does. They cost us extra money, stress and delays!
