People in our industry talk about ‘specialist lending’. And sure, technically that’s what we do, but ‘specialist’ isn’t how we see ourselves. Ditch the industry chat and our business is simple — it’s just lending for Real Life. We're here to help people in unique situations buy the home of their dreams and support our customers. Ours is a world of individuals - everyone is unique. We help people with unique circumstances into the homes of their dreams. Supporting the self-employed, the entrepreneurs, the help-to-buyers, and the buy-to-letters - that’s real life lending.

AVOID.I am so frustrated and disappointed.
It took over 2 months to process an application. Kept coming back for additional documents with 7-10 day turnaround after each time info was sent.
Eventually we were told that underwriter is satisfied but for the final decision we need our financial statements to be signed by an accountant that holds acceptable qualification for TML( they didn't accept MAAT registered accountant). We paid additional £600 for all our financial statement to be signed by a different accountant.
To our surprise we were declined an offer without explanation. They knew our details from outset, why they've waited 9 weeks and for us to spent £600 to decline anyway is a mystery.
Felt like a scam.

I had issues with a previous lender. TML took a common sense approach. My BDM Kaylee Foley was excellent in helping me get the case looked at prior to me submitting to avoid a hard foorprint.

The Mortgage Lender are one of the easiest buy to let lenders to work with. Their system is user friendly, and their packaging requirements are fair, and not excessive. Jo Gee is by far one of the best underwriters in the industry - she is efficient, and always so helpful! Huge thanks to Sarah McCawley too!

Had a case that we were struggling to place and TML looked at it with common sense and agreed to lend. Client couldn't be happier so thanks for being very understanding and processing efficiently!

I accessed TML via Dynamo, I NEVER use a packager for exactly the reasons experienced on this occasion however as the deal was exclusive I allowed myself to be convinced. Entire Process was painfully slow, to the point where the client paid thousands extra in additional stamp duty after the budget pushed through changes overnight, yet this case would have been across the line a full 4-6 weeks prior to this if we had had better service.

Getting cases through with you is really painful. I honestly feel like you don’t want to lend. Your underwriters are terrible

Very clunky in terms of every dip being reviewed and taking 5 working days for anything back, and then if outgoings dont match having to resubmit. Would only use if it was the last option available. It was hard to even pick a product as you have to work out yourself what applies to them rather then the credit check being done and the system offering what is available. Just when you think youve got to the end goal, TML require solicitors to complete full searches and provide and EPC, non of which is stated in the application process or criterea.
Staff are friendly and helpful over the phone though

Really favourable policy for some unique / tricky scenarios, and good rates compared to others in this sector.
Processing is always slick.

I’m not happy to be honest as a lender they are fine however my mortgage hasnt been on my credit file for over a year! Constantly back and forth between lender/Experian/clearscore etc etc to get nowhere!

Total soft touch! My ex wife stopped paying the mortgage in December 23 and it's taken til now for there to even be a suggestion of repossession! Financial abuse is a very real thing and companies like the mortgage lender facilitate the abusers power through a total lack of action!!
Easy to use online system, kept informed and very fast to offer!

There were a number of changes to a Ltd Co BTL purchase and TML carried them out with personal contact from the underwriter.
Very happy with the service from TML.
