Exceptional Build Quality

The whole process of selecting the finishes & options in the property was so easy & professionally handled. It was great to watch the house being built over 7 months not thrown up in a few weeks. When we took over the house, the quality was everything we have expected for the price. I would highly recommend Tulloch of Cummingston

Excellent quality and service.

Our new build house has surpassed our expectations. The quality of the build and finish was second to none. They use local companies for bathroom and kitchen, windows etc who are also very efficient and of the highest quality.

Throughout the build we had excellent communication. Once moved in when there were some minor snags they were rectified very quickly and in most cases on the same day we reported them.

The team are still building around us and the workmen are very friendly and approachable and have even undertaken minor outdoor repairs after storm damage without being asked to.

I would recommend this company to anyone who is looking for a new build house.

I am adding this now as we have had further contact re snags and they again have been so efficient and professional at all times.

A response to happy Hendry Smith

I have edited my review and changed my star rating from 1 to 3 as my relationship with Tullochs has greatly improved since I started communicating with Blair Tulloch who actually does respond in a timely manner to any recent queries I have inquired about.

I feel I have to respond to Hendry Smith's review recently uploaded to Trustpilot concerning his 5 star review of Tulloch Of Cummingston. He mentions unhappy people who exaggerate every little thing x 100 blasting them full blast from their laptops. If Hendry is over the moon with his home I can only say that's fantastic and I wish that he has years of pleasure living her at Kinneddar Meadows. He goes on to say that instead of hiding behind a laptop why not talk to those involved.
I would advise Hendry to take 5mins to actually go and read my review written where my name was disclosed for all to see ie. Kevin Fraser. He will see in my 4th paragraph I mention one of Tulloch's core values as being "Attention to Detail" where he will read that building the wrong design of home from what the client asked for ie. we asked for a Millfield 3E and Tulloch built a Milltown 3E isn't exactly taking Attention to Detail seriously. It took the customer to inform Tulloch of the mistake once the kit started to go up. Considering the concrete base was laid with the underfloor heating piping installed there was no going back therefore I have no idea how Tulloch would have altered the foundations had we said no we want the house design we had asked for at our very first meeting with John and was documented in the first every signed letter we received from Tullochs detailing the cost of our chosen design ie a Millfield 3E . So I would argue that in our case that their core value fell flat and if you think building the wrong house than what the client asked for was acceptable you must be easily pleased.
My next paragraph highlighted Quality of Work. Every one of the issues written was brought to the attention of the site manager and John Tulloch verbally or by email. Taking one example ie. our vinyl flooring which was damaged ie badly scratched in our sunroom and utility and was reported immediately to Tulloch within the first few days of moving in. At no time since informing Tulloch of this issue did we ever receive an explanation as to why it had been damaged or an apology. Reading on you will note we started to have issues with the flooring itself where areas were lifting. Considering it was a supposed to be a floating floor ie it would expand and retract depending on the temperature of the concrete slab below. The fact ours was lifting meant the flooring was being constricted. The site manager visited our property atleast 6 times and never managed to find a solution. And due to Tulloch taking it upon themselves to lay our flooring rather than what you received ie. Floor Studio a professional flooring company meant the 15 year guarantee the product carried was nil and void concerning the flooring supplier. So we were left with a vinyl floor that bounced as you walked on it and no remedy forthcoming from Tulloch's site manager other than to say to monitor it as if it would sort itself. Therefore having paid Tulloch to lay our flooring (with no other option available ie if you wanted vinyl flooring laid before moving in it had to be done by Tulloch) only a few years previously we ended up lifting the flooring and replace it at a considerable cost. So again I'll ask you Hendry would you be happy to have accepted that having communicated numerous times again verbally with the site manager and John Tulloch by email? I think not.
You go on to mention about getting a bad scone from the baker as if the price of a dodgy scone has any bearing on what mine and others negative reviews has to do with a scone. As said I did not hid behind some anonymous name and everything I wrote was an accurate account of the service we received from Tulloch who promote they build Homes of Distinction. You might want to thank me as possibly my negative review from 2023 might be the reason why your home hasn't given you the same amount of issues as others have encountered who's homes were built long before your's and Tulloch may have taken note of my review and tightened up on their core value ie. Attention to Detail.
Lastly everyone is entitled to air their views as that is the whole point in this site to review companies for all to see be it negative or positive reviews and just because you had a great experience that has not been the case for everyone. Also you'll note I have written 13 previous reviews some negative and others positive giving 5 stars when it was appropriate so I am not a novice and feel I give an honest review. But one has to wonder why out of the blue you stumbled across Trustpilot having never written a review previously!

What world are these people living in?

I’m amazed by the amount of vitriolic hyperbole in the recent negative “reviews” directed at Tulloch of Cummingston. Do these unhappy people really think that their world can be improved by exaggerating every little problem they have x100 - and broadcasting it full blast from the comfort of their laptops? Instead of actually talking to those involved - who can really do something about the issues they perceive? (Next time I get a bad scone at the bakery, I think I’ll sit down and write a threatening 2-page complaint on the internet. That’ll teach ‘em!)
This all seems to be part of those great blessings brought by the internet. This kind of “letting off steam” may make some people feel good, but it solves no problems and simply poisons the atmosphere.
I’ve now owned a Kineddar flat for over a year and cannot verify ANY of the complaints mentioned in the
one-star “disaster reviews”. On the material side everything has been solid, well-made and maintained. On the human side - Tulloch’s personnel couldn’t be more agreeable and helpful - especially Blair and Brian. I know - all houses are different, but…
When I step outside and look around the development - it all looks quite pleasant and ship-shape. Not the slightest sign that the world is (actually) coming to an end.

Apart from new homes nothing else which concerns landscaping etc just gets left unfinished.

Having moved into our Tulloch built home at Kinneddar Meadows just over 3 years ago I felt I had to post a review after seeing recent reviews posted by customers who were obviously over the moon with their homes praising Tulloch for there excellent workmanship etc. I noted that many were from customers who had taken ownership of homes on Tulloch's Inchbroom Pines development rather than here at Kinneddar Meadows.

Having spoken to quite a few residents around us I don't think many would be of the same belief that they got the same standard of workmanship with many having endless issues with their heating systems and others having to request Tulloch to come back and sort out snagging issues that really shouldn't have been necessary especially when Tulloch boast on their website and on their vans etc that Attention to Detail and Workmanship of the Highest Standard is what they promote.

Not long after we took ownership of our new home Tulloch's commenced work to erect some sort of estate entrance walled feature and having seen the foundations put in and some block work it remained that way until about 18 months ago when some more block work took place before work on it came to a halt. It has remained that way ever since. It seems to be a trend where things here at Kinneddar Meadows just don't seem to be completed once started apart from new homes where obviously there is money to be made.

About 2 years ago they came and planted trees down the length of Typhoon Road as well as other parts of the estate. It became apparent that some had not taken hold or had been vandalised. On the 30th of May 2024 all residents of Kinneddar Meadows received an email from the factoring management firm James Gibb which included two attachments detailing the estate with a note of which trees were missing/dead etc. The note from James Gibb stated that the replacing of these trees was in hand yet 10 months later nothing has been done.

Concerning the SUD area to the West of Halliman Way this according to some residents who have been home owners longer than us informed me that when this SUD was initially installed the banking around it was finished to a standard where grass seed could have been sown yet it was left to grow wild. Then last Autumn work commenced again to landscape the area requiring the top soil to be scrapped away again having grown wild with weeds etc. and was finally sown with seed. Looking at the area today the weeds are again taking hold with no sign of the heras fencing that has surround the area being removed. Basically this area has been an eyesore for not only us since we moved here just over 3 years ago but most of the other residents from Phase 2b onwards.

My reason for posting this review now after having been a resident of Kinneddar Meadows for a while now is simply due to seeing a list of recent reviews (8 over the last 12 months) posted all of which funnily enough are all positive giving Tulloch of Cummingston 5 star reviews. It feels a bit strange why suddenly 8 home owners (many from Inchbroom Pines) felt the need to write a review when you consider that up until about a year or so ago looking back at previous reviews only 3 people had taken the time to post a review. The first two were posted over 5 years ago and the third about 2 years ago yet in the space of a year they have received at least 8 - 10 two of which were written by folk who hadn't even moved into their new homes yet!

Having moved to Kinneddar Meadows for work purposes having previously lived in a house built by Taylor Wimpey it's plain to see which customers Tulloch values more as you only need to look over at Inchbroom Pines phase 2 where landscaping has already been completed infront of the homes that have been built. And I don't imagine they'll be building affordable housing over there.

Hello, I'm sorry to hear your disappointment with the Kinneddar Meadows development. Many of your points are valid, but there are reasons why some things have not been completed, and a simple email or phone call would have clarified these issues.

1) It's disappointing to see that your reason for leaving this review was because you saw us receive positive feedback. Out of the last 8 reviews you refer to, 4x of the 5 star reviews are actually from residents of the Kinneddar Meadows site, with only 2x from the Inchbroom development. Also your comments regarding affordable housing are incorrect; Scottish planning regulations require 25% of all developments to be social housing, which applied to Inchbroom as well.

2) I do not understand your concern about the fact that we are receiving more frequent reviews than before. Everything is online now; we simply leave review slips in our customers' homes upon handover, and if they wish to leave a review, they do so.

3) Planting: Take a look at any of our previous developments; they are all well-planted. Our plans with Kinneddar Meadows are the same; however we are currently in dispute over the road verge trees, which the council wants us to remove. I'm sure you'll agree that it looks much better with them in, which is why we're fighting this. However planting more trees makes no sense if we are unsuccessful and must remove them. We have recently taken further action on this and hope to have a resolution shortly.

2) Entrance wall: I completely agree with you and wish this had been finished long ago. However, the council contacted us in the middle of the build and requested that this be removed. We have always built nice feature entrance walls to our sites and intend to do the same here, which is why we are in dispute with the council regarding this too.

3) SUDS pond: It takes a significant amount of work to bring this up to Scottish Water standards for adoption. We are actively working on this so that it can be opened to the development. However, until then, it remains part of the construction site. We graded and seeded this last autumn, and the grass and weeds have now emerged (this happens whenever areas are seeded, and the openspace at Inchbroom is exactly the same). We will spray off the weeds and add the path around the SUDs once the ground has firmed up. Unfortunately, this is a time-consuming process that cannot be completed instantly.

4) Snagging unfortunately occurs with many new builds, and we make it a point to quickly address any issues that residents may encounter. Kinneddar homes are built and snagged to the same standards as the other developments. At Kinneddar Meadows, we have now handed over 93 properties, with only two of which having major heating issues (that were resolved/replaced), and a few others with minor issues that were rectified. This is not due to poor workmanship, but to a very complex product that occasionally arrives with faults.

It's disappointing that you had to create an anonymous account to leave a negative review rather than reaching out to me. If you moved in three years ago, you have my direct email address and our office number. I had another resident contact me a few weeks ago, asking about the same outstanding landscaping works, so I stopped by their house and explained the situation. I share your frustration and apologise that this has upset you and others on site; as the developer and a previous resident, I too want these issues resolved as soon as possible.
