Very unprofessional and feels like they look for ways to charge extra.

Before signing the tenancy, I was told at the viewing (by Sunil) not to worry about the agreement — that if I ever needed to leave early I could provide a replacement tenant or give one month’s notice. After moving in, the office behaviour was completely different and the conditions kept changing.

Due to urgent visa and job relocation reasons, my family had to move out early. I paid the re-letting/remarketing fee and continued paying rent as instructed. Even after moving out on 1 December 2025, I was still charged rent into January. Later, their system showed a different move-out date and raised an additional “overdue” rent charge that did not match what was previously confirmed.

They also forced an early inspection while still charging rent until January, which makes no sense.

Today is 10 January and I still have not received my final gas/electric meter readings, despite informing them on 5 January. Because of this, I cannot close my utility accounts and may be charged incorrectly.

Communication is poor, information is inconsistent, and everything feels disorganised. Get absolutely everything in writing and double-check all dates, charges, and promises. I would not recommend dealing with this agency.

I would give zero stars if I could. Absolute lying thieves and will do everything to scam you out of your deposit. They always send their incompetent imbecile handymen to do repairs months after raising maintenance issues, only for the issues to remain due to incompetent repairs. Most of the time maintenance requests are just ignored. They should be shut down, did I mention they are lying thieves? The positive reviews for these lying cowboys look super fake as well.

What a gent! From day dot helped tirelessly to fix and resolve any issues so we could move into our property. We had a few hitches along the way but Matthew came up with solutions promt and often ate into his own personal time.

PLEASE DO NOT RENT ANY HOUSE USING THIS TERRIBLE COMPANY. I hope that any students and students parents will take my advice on this. I don’t usually leave reviews but I felt that I must do this one. The house my son rented with 3 other students was absolutely disgusting. Rooms were covered in black mould, broken fixtures and fittings, dirty furniture, disgusting beds etc etc. They are very slow to act on any complaints and seemed to think that it was ok to demand rental payments on mouldy rooms that were uninhabitable. At the end of the lease they demanded money for deep cleaning, oven cleaning, removal of personal possessions etc etc. They are a total con. They take advantage of young adults who they intimidate with threats of more charges if they do not pay. Please heed my advice - do not allow your kids to rent a student house from these people.

Extremely disappointing experience with UK Rooms for Rent. The staff's rudeness and consistent avoidance of query phone calls demonstrated a complete lack of customer service. Moreover, the failure to carry out necessary repairs and attempting to charge me for pre-existing issues was both unprofessional and unfair. The attempt to deduct from my deposit through hidden charges added another layer of frustration and unprofessionalism. Overall, my experience with UK Rooms for Rent was negative, and I would caution others considering their services.

Rented a room in a student house for a year and this is probably the worst renting experience of my life.
My own room was awful from day 1. Constant mould issues throughout the whole year. Things in the house constantly breaking and it was difficult to get a hold of anyone to get it fixed. I had a broken shower for 3 months before anyone did anything to fix it. Email after email and getting no response. Then being told to use the app to report issues but once again there was hardly ever a response. Even had a mouse issue at one point. Multiple outside contractors for the house even commented on how bad it was. I was told my bedroom used to be a kitchen, so the mains water supply had been sealed up in there to turn it into a room, making it difficult to fix the constant water issues. Never had any contact with the landlord, everything through the agency but they had to go through the landlord to approve anything. Landlord seemed to be doing anbuthi to avoid spending money on an house that was literally falling apart. Avoid renting with this company in Manchester!!

I've rented from this agency twice in the past, and I'm just leaving my third property.

I've had great experiences in their Lancaster properties, on the occasions I had any issues Mike and Alex got them sorted out nice and quickly, even though I locked myself out twice in the same day......

If I need another house, I'll be straight back!

Mike and Alex have been very accommodating and very helpful! Both are very reliable and have great customer service. They are very efficient.

Matthew Cooke has made my renting processes a lot more easier and stress free so far in a lot of ways.He is a star and deserves all the accolades.

This is a horrible company. A year in after termination and we still have not been provided with all the statements. We are finding they have not completed their obligation with tenant move in and move out. They don’t respond to request for this information and the director is trying to get as much money from you as possible while having as little services provided. AVOID THIS COMPANY IF YOU VALUE YOUR PROPERTY AND BUSINESS.

AVOID AT ALL COSTS
Our house is now infested with rats due to their ignorance of multiple tenants complaints, they weren’t passing anything onto the landlord and simply tell us ‘it’s not their problem’, had they actually sent someone to conduct an inspection last year someone might have seen the holes in the house which the rats have used to get into the walls. Or had they acted (sending a polite message asking people to recycle is not action) when we have complained about inadequate waste disposal from other tenants for months, perhaps we wouldn’t be living with vermin. Despite multiple complaints from multiple tenants no issues have been resolved, not a single issue raised has been resolved, yet when we speak to the landlord directly he is on it straight away. The gross negligence from this company is astounding, should one of these rats decide to chew on a tasty wire and start a fire in the house we could all burn to death, this has been raised and I was told to email an account which has previously ignored our complaints, despite telling us to use the app to log issues… None of them know how to do their job properly, it’s actually astounding that the company is still going - please read the other google reviews this is a terrible agency and the company do not relay any information we send, including rats which causes property damage for the landlord, don’t let them manage your property and don’t rent with them directly. I think that we’re lucky in the fact that we can contact our landlord directly who has acted swiftly, if i could leave 0 stars I would.
