Alec Smith was extremely kind and above…

Alec Smith was extremely kind and above all very professional at our initial meeting my family felt at ease leaving the issue of my late mums probate to his team. Jenny was fantastic and we were always informed of the progress the whole processtook from 2023 to early 2024. I would recommend this company

We used Valued Estates in 2022 to…

We used Valued Estates in 2022 to obtain a grant of probate and now have a CGT bill due to Shannon using a lower than sold property value on the estate breakdown when the valuation clearly stated 'offers in excess of'. She never discussed CGT in any of our conversations or the implications of not using a fixed property valuation. I would not recommend this company and am extremely disappointed in their attitude when I called to ask for an explanation.

Despite this, thank you for taking the time to share your experience, which has enabled us to look into the matter in full and address it accordingly.

I understand that we were instructed to assist you with obtaining a Grant of Probate, and that you subsequently received a Capital Gains Tax bill once our involvement had finalised.

Having reviewed the matter in detail, I note that Valued Estates carried out a full valuation of the estate and its assets, a process required to obtain a Grant of Probate.

Concerning the sale of a property, a definitive figure must be entered into record, to constitute a complete and accurate valuation of the estate for tax purposes. Where a property is deemed to have a value “in excess of”, the pre-determined figure is entered as a matter of standard practice. This ensures the accurate representation of an estate’s total value which is correct at the time of submitting the probate application, and advice regarding the mitigation of any such ongoing tax implications would be in the remits of an independent tax advisor.

However, I do appreciate that a CGT bill may have come as a surprise to you in this instance and, as such, I am sorry that notice to expect the possibility of additional tax implications may have fallen short of our expectations on this occasion.

While the service provided by Valued Estates is not a substitute for ongoing tax advice, we do aim to deliver transparency throughout the process, including preparing our clients as far as possible for the onward journey beyond our involvement. I regret to note that our objectives were not fully met in this instance.

Despite the delay, I hope this is of help to clarify the matter of Capital Gains Tax on this occasion and offer our sincerest apologies once again for the disappointment this experience will have caused. Avoid!!!

I was one of 8 beneficiaries from an estate handled by Valued Estates and could probably write a small book on my experiences with them.

Firstly, beware the so-called “fixed fee” service mentioned on their website. The finalised accounts revealed that a fee of £6.5k plus VAT was agreed at the outset. However, at the end of the process VE helped themselves to an extra £3.5k plus VAT.

The reason given for this was “a protracted property sale which lead to more work” and, laughably, they described it as “a small increase to our fee”. That’s NOT a small increase - it’s an uplift of over 50% which is obviously pretty huge. Furthermore, the property sale was not protracted; I’ve calculated that it took 4.5 months at the very most, but probably less. Not quick by any means, but not *particularly* long for a leasehold retirement flat.

Communication was abysmal from start to finish. The website boasts about weekly updates, but this only seemed to apply to one of the 8 beneficiaries. The rest of us were left in the dark throughout & had to make a nuisance of ourselves to extract information. Given that this was a £1m+ estate with life changing legacies it was bizarre that VE refused to provide any kind of regular updates (even a quick email once every 3 or 4 months would have been enough).

There were repeated issues with my name being spelt wrong (which might not sound much, but when you’ve got a cheque sitting in front of you for tens of thousands of pounds that you can’t bank it’s rather annoying). And there were broken promises regarding the provision of the finalised accounts. They simply failed to materialise, meaning I had to chase up several months later. Even then, they conveniently forgot to include one particular document - the invoice showing the extra charge of £3.5k + VAT. What a coincidence - it’s almost as if they were trying to keep it a secret!

VE never did offer a credible explanation for the extra charge of £3.5k despite being given the time and opportunity to do so. As a result I’m left with little option but to leave them a bad review and explore other ways of finding out the truth.

Finally, I will just mention that VE seem a little bit stuck in the past. After requesting the finalised accounts I was told to expect a delay as they’d been sent away to storage & needed to be retrieved. So, despite it being the year 2024, it would appear that VE do not keep digital copies of their files. A bit of a worry in the event of a fire or something simply being misfiled.

While I am also very sorry to hear of your disappointment, I would like to thank you for taking the time to share a thorough account of your experience, which has enabled us to investigate the circumstances of your complaint and address the matter fully.

In the first instance, I am sorry to learn that an administration error led to problems banking your cheque. Valued Estates has a thorough process in place to ensure any administrative discrepancies are picked up at the earliest opportunity, although I appreciate that on this occasion these processes may have fallen short of our usual standards and will have contributed to disappointment in the service you were provided as one of multiple beneficiaries to the estate in question.

As with every estate we manage on the behalf of bereaved loved ones, Valued Estates ensures appropriate settlements are distributed directly and individually to all beneficiaries as applicable, following a final summary of estate accounts.

Where day-to-day management of a given estate and its accounts are duties typical of the appointed executor(s), Valued Estates provides weekly updates as agreed with the named executor(s), to ensure a smooth, convenient and fully informed administration process. Upon completion of the final statements, any remaining distributions can then be made to named beneficiaries as directed.

I note that the protracted sale of a retirement property created additional work that had not been anticipated at the outset. Very occasionally, an estate may require further attention than initially envisaged.

In this case, our final fee was agreed in dialogue with the estate executor, although Valued Estates is committed to providing a complete and transparent fixed-price service based on the work involved, and is formed by our years of experience in probate and estate administration.

I understand that another review related to the service provided on this occasion is available publically with a 5* satisfaction rating, although please do be assured that your experience has been wholly taken on board regarding areas for clarifying communication availability between involved parties and improvements to the delivery of feedback.

Despite the delay in our response to the matter, for which I offer our sincerest apologies, I hope this is of help to clarify the circumstances in this case.

Handling a complex estate

Although I waa appointed Joint Executor with Valued Estates , Covid meant I had to isolate and Valued Estates took over everything , including house clearance, house sale , funeral arrangements and complex financial arrangements. They were superb and kept me informed every step of the way.
