If I could rate this agency a 0 it would be, the lack of care and response to new tenants is shocking
Picked up the keys to a property arrived phones left, rubbish, walls have filled, damp rooms and expressed when viewing all the benefits of the property which they now want me to action
Paying a months rent and deposit for a house falling apart
Never mind the lack and care of actually reading my complaint properly and a chat GBT reply
Unfortunately I think this letting agency has got away with this they believe they always will
On this occasion however I know the laws around being a tenant and I look forward to fighting with winchesters letting until I see my case has been fully rectified

Nice and kind professional company

I lived for five years one of their flat as a tenant. I never had an issue with them just have positive experience over the years. Communication was always quick and polite. I felt they are like a family run business as all the agents were really kind and direct all the time. If I had any need or quiry was always solved quickly. Gareth the owner is a nice person too and lot of time he answered to my emails or solved my problems.
Highly recommended company.

Proceed with Caution

I would not recommend renting through Winchesters based on my experience. When my housemate and I moved into our property, we were assured it had been professionally cleaned. However, we arrived to find dog hair throughout the flat, dirty kitchen appliances, dust, and even a sharp earring on the floor that caused me a foot injury. We reported these issues immediately with photo evidence, and cleaners were eventually sent — but the standard remained poor, and we ended up having to clean the property ourselves, including shampooing carpets.

Despite this, when we moved out (having left the flat in a much better condition than we received it), Winchesters attempted to deduct charges for cleaning, damage, and redecoration £202 in total — including many issues that had existed before we moved in. They only removed one charge after being challenged, but still tried to withhold part of our deposit for minor wear and tear and pre-existing problems. Currently in dispute with Safe Deposit Scotland.

In short, our efforts to maintain the flat and clean it to a high standard were ignored, while our concerns — including a literal injury from the condition of the property — were never fully acknowledged. Tenants deserve better communication, transparency, and fairness when it comes to their deposit and property standards.

If you're considering renting through Winchesters, I’d strongly advise keeping detailed evidence of everything from day one — and be prepared to fight for your deposit, even if you leave the property spotless.

They are a very professional and effective company.

We have used Winchesters for many years to look after a small number of properties in Aberdeen. They have always been very proactive in responding to tenants’ issues and in resolving them to both our and our tenants’ satisfaction. When a tenancy ends, Winchesters have been prompt to find new tenants. We have always found them to act very professionally.

We've got multiple properties with Winchester now and for good reason. They go above and beyond at every turn and respond so quickly.

Always had a quick turn around and they're rapid with compliance, viewings and getting a quality tenant locked it at a fair price.

We wont be looking anywhere else for letting services.

Fantastic service!

Winchesters have managed our rental property for a few years now and they’ve been absolutely brilliant. They’ve always found new tenants quickly and taken the hassle out of the whole process.

Any repair work that’s come up has been sorted efficiently, and they always keep us in the loop without overwhelming us with details. The team are friendly, easy to deal with, and really know what they’re doing.

It’s been great having them look after everything – would happily recommend them to anyone looking for a solid letting agency.

viewing cancellations and data breach

Had multiple cancellations on the same day for booked viewings. When asked as to what happened, I was gaslighted saying I must have done it accidentally through email. Later found out that when I click a link for their viewing, it shows me data of another customer and her number, which is a data breach. Considering a probable system side mess up, no alternative arrangements made. Overall pretty poor experience.

Poor communicational and organisational skills of the letting agency team

Had a dreadful experience with this letting agency. Their agency team is not knowledgeable nor helpful. I do not wish to spend my time with detailing my experience with them but I recommend avoiding them if you wish to have a smooth application and moving process for yourself.

Afternoon Fru
Unfortunately some times applications are not successful, this is not the fault of ourselves however the decision of the Landlord to accept an offer. I have looked through your application that was sent to you on the 25th of November and through no fault of Winchesters, this was completed on the 6th December (12 days later) (please note the average time to complete an application is 91 hours)
We emailed you on the 7th December asking for some clarifications
You replied to us in the evening of the 7th December and we responded to that email on 8th December at 09:52 saying your application was complete and would be sent to the Landlord.
We emailed you at 11:16 the same day saying unfortunately that your application was unsuccessful but that we would consider you for other properties.
You emailed us on the evening of 8th December asking for us to reconsider, at 09:29 on the 9th December we replied to that email saying that it was not possible,
You called the office again on the 9th December at 9:50 and spoke with another member of staff who passed on the message to the member of staff dealing with the application who did not have time to contact you straight away, but at 11:16 told you that this was not possible and the Landlord had made their mind up.

We bent over backwards to accommodate your tight viewing schedule and provided you with all the information you needed to complete it in a timely fashion, your application. It is not the failings of our business that you took so long and cannot accept a Landlords decision to choose a different applicant.

I wish you all the best in finding accommodation with another Letting Agency.

Dreadful experience!

I was the guarantor for a newly married couple who let a house from this company. From the outset it was clear that the property had never been maintained and was in a state of disrepair. There was mould, mice, unsafe electrics and things generally falling apart. They spent their short time there reporting faults and waiting for things to be fixed by the letting agency who were difficult to contact, took a long time to respond to issues or ignored them. We also had to report certain matters concerning the area to the police. I am still waiting for a response to an email I sent the company. On moving out the house was left cleaner than they moved in but they still got a £45 cleaning bill deducted from their deposit. I note other negative reviews mentioning the deposit. If you use this company take photos of the property you are moving in to for your own protection.

Update: I note the lengthy response from Winchesters which is indicative of how they spend their time and comical in relation to their knowledge of the property or lack there of. In relation to the electrics, the bathroom fan exploded filling the room with smoke. When I did a walk through inspection on leaving the property I was advised not to touch anything electrical. In relation to the mould it was most noticeable in the vestibule cupboard. No they didn’t dry their washing there but used the tumble dryer in the kitchen and the washing line in the garden Lol. The lack of mould on moving out was due to me supplying anti-mould bleach hence the smell of disinfectant. Yes the Police had to be informed of hate crimes including vandalism to their car, verbal abuse in the street and my cat, leant to help with the mice issue, suffering what the vet described as a blunt force kick to the face. The neighbours were talked to none of whom had anything to say as did Winchesters. I hope they exercise a duty of care to their next tenants and advise them accordingly. In relation to the £45 cleaning fee. Although I feel my son and his wife are due compensation for such a horrendous experience I advised them that £45 was worth it to cut out the dead wood and sever connections with such a company. Fortunately, every cloud has a silver lining and they are now in a lovely, bigger, better quality property at the same price and with a lovely landlord who even asked them the colour they would like painted prior to moving on. In relation to Winchesters; customers you have been warned.

Further update: I find it infuriating that Winchesters continues to trivialise and minimise what has been a very distressing time. Firstly, in relation to the hate crimes and harassment, this was reported to the Police who have in their words 'marked the neighbours cards' so that should anything happen in future there will be a pattern. Should anything happen to future tenants I will be the first to shout 'You knew!!'
Secondly, I know you believe things break from time to time because when my son reported numerous disintegrating items he was told 'Oh yes, these things happen in my house too!'. What kind of unprofessional response is that? In relation to you not seeing mice scampering about, we have ample photos of mouse droppings. As for your response that houses get mice from time to time...really? No doubt the mice droppings contributed to the cleaning bill.
Finally, the mould in the house was there from the outset. Yes, sometimes after drying washing outside or from the dryer they aired them on a clothes dryer before putting them away. This is not enough to cause mould throughout the house particularly in the vestibule.
As I said we are delighted to have severed connections with yourselves and as for Winchesters? Your review rating speaks for themselves!!!

Further update: I have previously contacted you by email. Still waiting to hear back. Shame you weren’t as responsive as you appear to be on here. The purpose of this review was not to strike up dialogue with yourselves but to share our experience of Winchesters Lettings. In addition, whilst you absolve yourselves of all responsibility I certainly wouldn’t want to rent a house knowing the previous tenants had been victims of hate crime and that the letting agent kept this secret. I really hope that the house receives a significant upgrade. The fact that you planned to “remodel” the kitchen is indicative of the state it was in. I also seriously hope that the new tenants aren’t the victims of hate crimes like my family was. Hopefully our action involving the Police will be preventative.

Good afternoon,

With regards to the electric, there were electrical issues in the garage that were picked up prior to your move in, and made safe prior to move in, you were informed of the issue just for awareness and we have and can provide documentation to show that there were no unsafe electrics in the property.

Mould was found to be in a room with no heating on, washing being dried and no ventilation being carried out, within that room, therefore this would be deemed tenant lifestyle causation. We attended and advised on how to rectify and helped with heating adjustments, and with the lack of mould mentioned on the check out would appear that tenants have taken on board with no further issue.

With regards to a mouse issue, we did attend but no issues were seen on our visit, we did however advise on how to deal with the problem, which naturally occurs from time to time, and is not an indication of property condition.

In terms of visiting, we did try to initially visit but the tenants were away, and once they got back, unfortunately several members of our time had to isolate due to Covid for a significant period of time which delayed this further. There was a planned kitchen remodelling that was going ahead and tenants were aware of, but they decided to move out instead, which is of course their choice, but we feel to say their concerns were ignored does not equate to the action being taken.

In terms of the police report, we were made aware of an issue the tenants had with the neighbours and their animal getting injured. We were very sorry to hear about this, and we responded to the tenants in this regard, however this is an issue which we sadly have zero control over, so the relevance to us getting a negative review because of this seems a little unfair.

In terms of the cleaning, we have an independent report carried out by an inventory company on the way in and the way out, which includes a lot of pictures. They deemed that cleaning was a professional standard on the way in and not that standard on the way out, requiring 3 hours of cleaning to return to original condition. Again, this was not decided by us but an independent party, in the spirit of fairness for all parties. Moreover, the tenants agreed to this deduction, when they had the opportunity to dispute it as is legally required via the system of deposits in Scotland. It is difficult to see why we are being criticised for following due process and giving the tenants the chance to discuss and dispute, I am not sure what more we could have done here?

I hope your son and his wife settle well in their new home.

Kind Regards,
Gareth

Addendum - I am not sure if this is worth adding to as I suspect each time I do more will be edited above, I wanted to respond to your concerns in what we thought was a constructive and factual manner, I not sure why that is seen as not using my time appropriately?

With regards to the electrics, I am not sure why you were advised not to touch anything electrical, it would not have been us as legal certification on file shows it to be all safe and up to code. I did see on file that the fan had failed, unfortunately things do break from time to time as part of coming to the end of their working life.

With regards to the drying of clothes inside, I am not sure if this was done all the time, but certainly when my fellow director visited there were clothes on an clothes airer inside, which is why he passed on the advice to the tenants and it was clear this was taken on board.

As detailed previously, any issues with neighbours is outwith our control and we are unable to get involved in these situations as we don't have any jurisdiction with other occupants, it has nothing to do with duty of care or otherwise.

Looking at the details of the tenancy contact and the landlord responsibility that we act for, no terms of the contract in terms of the repairing standard, etc have been broken so it would be difficult to see where compensation would be liable. Moreover, there would be no liability from our landlord on behalf of the neighbours as we have no control over them, I do hope that any criminal wrongdoing that your son and partner were victims of is dealt with accordingly by the police.

That is great to hear they have found somewhere they enjoy staying and the landlord is looking after them

Addendum - This is turning from a review to a back and forth, if you would like to talk these matters through over the phone or in person I would be happy to do so, as this unfortunately won't help anything. As far as trivialising what you have been through, we would not do that, any sort of crime against another is abhorrent, what I was saying was that unfortunately we have no power to do anything in this situation, and Winchesters can't be held at fault for the reported actions of a neighbour.

Anyway, as I say, happy to talk through things with you if you wish, otherwise, glad to hear that the tenants are settled in their new home.

Evening Michael,
I am sorry you have felt the need to resort to this, I can see from out records that you reported a broken toilet seat and worn chair at your property but that maintenance informed you that they may not be able to attend today. I can see this is booked in for Monday and will be sorted then.

Unfortunately not all maintenance issues can be attended instantly even tho we do try. I hope you are not inconvenienced too much over the weekend.

Evening,

I'm not sure which property this relates to but I would ask you to contact us directly so we can discuss if you have any concerns relating to your tenancy with Winchesters.

Regarding being scammed out of your deposit, Winchesters uses Safe Deposit Scotland who cover all deposits and give you the chance to have an independent review of any deductions, this makes being "scammed" out of your deposit impossible.

Winchesters impose unreasonable requirements

Winchesters have a business contract which they have continually refused point blank even to discuss making any changes to (despite denying this in their reply below). Unless a customer is willing to grant them absolute authority to do whatever they choose in the customer's name, they won't even talk to them. They don't want customers who disagree with them (or 'argue', as they put it). If you don't want to sign it as written then they simply do not accept you as a customer and then refuse to discuss it.

Winchesters begin business by imposing an agreement onto their landlords giving Winchesters the authority to do anything they choose in the landlord's name, without the landlord's knowledge or specific agreement, and requiring the landlord to be bound by and approve all such actions without even knowing about them.

The following is a statement about the current state of the law (accusing only the Government who pass them): Landlords are currently being punished for actions which have been committed by letting agents - not just under the right to rent law. It would be very unwise for any landlord to put themself into a position in which somebody else is authorised do anything in the landlord's name that they would be bound by, could not stop, or did not even know about.

As I would never sign a document that I had not read, I would never give anyone else the authority to sign a document on my behalf that I had not read and which I would be legally bound by

Amongst Winchesters' demands is a requirement to change the energy supply to Spark Energy so that they can be passed off on the new tenants as the 'deemed supplier'. (Legally the previous resident's supplier is the deemed supplier, and only a resident has the legal right to change to a new supplier). This is theft from the deemed supplier.

Not only does this deprive the legal deemed supplier of their customer but it delivers the unfortunate tenants into the hands of a company whose usual business practices are described in TrustPilot's entry on Spark Energy.

Spark also bribes new customers to give them a good review (before they start playing those tricks on them) - so only the huge number of customers who give them a bad review are likely to be genuine.

Good afternoon,

Just for the record this reviewer is not and has never been a client of Winchesters Lettings.

We do not impose anything on our landlords, we have a terms of business contract which any party is welcome to sign, not sign or discuss making changes to.

Cheers,
Gareth Winchester

Edit - in line with above adjustment, at no point would Winchesters Lettings ever refuse to discuss a contract adjustment, unless the law does not allow us to. It appears the reviewers anger is targeted towards Spark Energy, so we would kindly suggest the reviewer focus efforts in that direction.

Moreover, just to clarify, this reviewer is not and has never been a client of Winchesters Lettings.

Cheers,
Gareth

Further edit - in line with edits above, to clarify, Winchesters Lettings will happily have a friendly discussion with landlords with regard to changes they wish to make to the terms of business, and will consider all avenues unless the law does not allow us to.

Moreover, just to clarify, this reviewer is NOT and has NEVER been a client of Winchesters Lettings.
