Currently with X1 about to end my tenancy. Quite frankly the most unprofessional, appalling estate agent I’ve ever used in my life.
Not had a working toilet for over six months. Three estate portal tickets to get some support to just be ignored. Never answer their phone. Ignored via email when they break the law. Didn’t protect my deposit for 8 months of my tenancy. Then incorrectly put it in someone’s name. Issue a section 21, then forget they ever issued you one - I genuinely wish I was making this up. I advise you to avoid this letting agent at all costs. It’s run by children with no empathy or compassion to people trying to just rent a working apartment. One star is far too much for such a disgusting business.

The end-of-tenancy process was extremely stressful and poorly handled. When disputes arose regarding charges, X1 completely distanced themselves from the situation and repeatedly directed everything through Reposit, leaving tenants with almost no real communication or support from the agency itself.
The process felt very one-sided, with strict deadlines, limited explanation of charges, and no proper human support available during weekends or bank holidays. Instead of helping resolve issues fairly, tenants are left navigating automated systems and dispute fees alone.
In addition, one of the biggest issues during my tenancy was the lack of proper fresh air ventilation in the flat. The property had poor airflow and ventilation, which made the living environment uncomfortable and contributed to condensation and air quality problems. This was a serious issue for daily living and should be addressed properly in modern residential buildings.
Tenants should also clearly understand that the Reposit fee arranged through this agency is NOT a refundable deposit and does not reduce future end-of-tenancy charges. You can still be asked to pay significant additional amounts afterwards.
Overall, the experience felt impersonal, rigid, and heavily weighted against tenants rather than focused on fair resolution or proper tenant support.

I moved into a ‘furnished’ apartment on 24/04/2026 and have since been met with nothing but issues.
The initial experience I had was great, but that feels like a fever dream at this stage.
I’ve now been sleeping on the floor for 4 weeks (since I moved in) due to the bed completely caving in on the first night, and a replacement still not being provided. Far from ideal for a tenant with vulnerabilities that suffers from scoliosis.
There have been multiple issues raised surrounding broken furniture, furniture that has not been provided in a satisfactory condition, unsafe flooring, and a bathroom covered in black mould that I’m still awaiting either responses on or remedial actions to be taken.
Property Management visits that have taken place already, were a complete waste of time, given that the jobs raised weren’t even addressed whilst the team were on-site.
I’ve come home today to a huge leak in the bathroom, which from inspection looks like it has just been painted over previously which is far from the standard I’d expect as a new tenant, in any regard.
The saga continues… I wish I could recommended X1 based on my experience with them in the first four weeks, but I can’t.
Avoid, avoid, avoid!

Elisha couldn’t have been more helpful and accommodating during our viewings. The original flat we planned to view had sold, but she worked to find other suitable flats, available at the same time. One of our group was a tad late, but she let us go back and view the first flat again. Very friendly, kind and responsive over the phone and email.

Avoid X1 if you are a landlord expecting professionalism, transparency, or basic responsiveness.
I have experienced months of poor communication, unresolved accounting issues, and repeated delays despite numerous emails and phone calls.
X1 continued charging management fees during a period when the tenant had stopped paying rent, while the rent guarantee insurance became ineffective due to failures in their own referencing process.
On top of that:
there has still been no proper resolution regarding the tenant deposit after significant rent arrears;
repeated requests for a clear consolidated landlord statement since February have been ignored;
responses are either delayed, incomplete, or not provided at all.
It is completely unacceptable that a landlord has to chase continuously just to understand where money has gone and what charges are being applied to their own property account.
The overall impression is a company far more focused on collecting fees than properly managing landlord accounts or taking responsibility when problems arise.
I am now considering escalating the matter through formal complaints, regulatory channels, and further public reviews.

It has been an absolute displeasure dealing with X1. Our points of contact which I must admit were quite responsive, Jess Dunn and Rachelle Macario, have done an excellent job of giving us the run around, making empty promises, and shirking responsibility wherever possible.
The property, which was stated to be in good condition, was full of the dust, mouldy, and disgusting at points. The air quality was so bad that I suffered, and still continue to suffer, symptoms related to the condition of the house. The oven was smoking when turned on, multiple fixtures were covered in rust.
They were notified of these issues over a month ago and still have not done anything about it.
Also, where are my dining room chairs which were promised? It's been over a month and I can't sit down to eat on my own dining table.
Should these issues be resolved I may be amenable to changing this review, as I believe there have been significant errors made, but there is still room for correction.

We purchased some student apartments on Frederick Road, Salford adjacent to the university campus. We completed in 2024 and at first things went smoothly and we received the correct rent until the beginning of this year.
They have now broken the contract and in addition are charging management fees and service fees. We have written to them to say this is illegal and have had no response.
This company has serious issues and anyone who gets involved with them will run into trouble. It’s a very poor excuse for a company. They think they can break contracts and not have any consequences.
Big mistake because we know a number of people with apartments in this block and we are preparing for a class action against these lying cowboys.
Incredibly they are still offering these apartments guaranteeing the same deal.
Leave your hard earned money in the bank, do not get involved with these thieves.

My partner and I lived in x1 Michigan Point, Manchester for 18 months and did not have a single positive experience throughout. I never leave reviews, but the entire experience was so horrible. Staff were rude and very incompetent and had no professionalism. Communication was terrible and it was one problem after another the entire time. Even the property itself wasn't worth the money or stress. I really really recommend avoiding X1 completely and going through literally any other letting agents instead.
Upon moving in, we were told that they only had 1 key available despite the fact that we had informed them that 2 people would be living there weeks prior, and that a new one would be ordered. It took several weeks for us to receive this, resulting in us having to keep our door unlocked most days due to different working patterns.
We then had multiple issues within the property- several bulbs broken and extractor fans not working. Upon reporting these, we were told that they were working according to their report, but that if we wanted someone to come and check, we would have to pay a callout charge. The bulbs were eventually replaced around a year later after lots of back and fourth, but the extractor fans didn't work throughout. I have heard the same story from many other ex- tenants, which leads me to believe none of the fans in the apartments are functioning. We also reported a broken fridge/freezer, and this took 3 weeks to be looked into after lots of chasing up.
In terms of the property itself, the windows are very poorly designed and will not stay open if there is any breeze, making it very hot and uncomfortable in summer. The walls are quite thin, so we had consistent noise from neighbours. We reported this several times but were just told to 'contact the council'. There are 2 lifts in the property which broke on almost a bi-weekly basis. There were several times where both lifts were broken at once, and tenants were forced to use the stairs (the building is 26 floors). They took days/weeks to fix every time, and there was absolutely sympathy from X1.
Around a year into our tenancy, we received emails stating that we had not paid our rent. We immediately sent screenshots of payment confirmations over and chased it up several times, only to never hear back. Soon after, we gave 2 months notice to end our tenancy. This ended up being extended upon our request. We were not aware at the time, but X1 had told all of our providers (council, energy, water) that we had moved out on the initial date, which caused many issues for us. We finally reached our move out date, which was a Sunday. We were told to leave our keys in a key safe outside, but the code given to us didn't work. On the Monday when we returned, they essentially blamed us for this and said that the code gets changed every month and we used the wrong one, despite the fact that this is the only one we were ever given.
Finally, we received a charge of hundreds of pounds of cleaning fees 1 month after moving out. We had evidence that the property was left very clean but this was ignored. I called X1 to discuss this and was transferred to 8 different people before being told there is only 1 person who could help us, and that she doesn't take incoming calls. We progressed this through Reposit, and were given the options of 1) Pay the full amount, or 2) Pay a £60 charge for them to assess it and have a chance of not having to pay the full amount back.
I cannot recommend avoiding X1 enough.

My daughter lives in X1 accommodation. On moving in the kitchen was filthy & the freezer was so iced up you couldn’t fit anything in it. Repair/maintenance service is shocking. Both lifts in the building out for days, fridge in flat broken for 10 days, they keep being promised temp fridge but still not received. Communication is poor they take the rent but don’t provide a good repair/maintenance service. Would not recommend!

This is one of the worst agencies I’ve ever worked with. Unorganised and unprofessional service. The contract they gave you is absolutely terrible. I was forced to pay £600 “re-let fee” instead of £50 even I found a new tenant by myself and they don’t even have to do anything just to send a new contract…
They forced me to cover £245 the deep cleaning for the next tenant however it is not my responsibility to prepare the rental property for the new tenant.
