Richard is very professional, helpful, knowledgable and very friendly. Communication is brilliant, very efficient. Not pushy just very easy to talk to and always available. Sat down and gave options which were all very favourable priced. Also fixed fee so no hidden extra costs. Dont pay until property is sold. So dont just take the money and dont bother. He really cares and passionate about his work. Highly recommend Yopa

Not sure how you are do far out with your valuation.
It can only be a generic estimate, as there are so many different types of houses.
Perhaps asking a few more questions about the amount of bedrooms, other rooms and amount of land connected to the property would give you more details to more accurately assess the value.

Valuations are so far out you’d need to call Elon Musk to get back to Earth.

One house in the village it has valued at 3,500,000 - 4,000,000 when it sold 2 years ago for 6,000,000. My detached house is valued at £500k to £600k when semi-detached ones sell for £650k (terraced) to £850k (semi).

Great communication from the start and throughout. Matt and Nora have worked really well firstly getting our property noticed by others on the market. Nora has been very helpful in arranging viewings that suit both us and the potential buyers. When you are 23 viewings in and 12 months on the market, it can get a little daunting and frustrating but Matt put our minds at ease. We as sellers would highly recommend Matt and his team.
