Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

Lazy Valuations

House price valuations are absolute rubbish!
Purchased my house from relation at highly discounted price. Valuation of my house on the Zoopla site is price I paid + small % increase since sale was finalised.

That is not good information to be putting out into the public domain given that it bears no resemblance to the REAL value of the property.

valuation estimates based upon inaccurate data. Avoid

This company issues valuation estimates on homes which may be wildly incorrect. In my case, severely under the value placed upon it by an independent agent. I offered to provide this valuation but this was rejected as they say they can only use the data they normally access.
They admit "it is likely that there isn't much up to date information available on your property (due to works being carried out since the last sale, or it not being sold in some time), that a previous valuation or sale has recorded the property details incorrectly, or that there aren't many comparable properties available at present" They prefer to use this inaccurate or outdated data rather than a professional valuation. The result is that this seemingly trustworthy outfit gives out inaccurate "estimates" of value which can result in the owner losing sales as potential buyers think Zoopla is a true indicator of value. Its not professional and its "estimates" are probably wide of the mark. Users should have a health warning about this company!

Property & area not the search I requested.

Problems accessing account.
Also:- Requested specific property type (detached bungalow) and specific area (Chester) to suit us. Zoopla listed availability of houses in Ellesmere Port!!

What a dreadful website

What a dreadful website. They list most properties incorrectly, and then won't change the details even when you send proof.
I bought my house in 2021, it was listed on Rightmove and Zoopla as a 4 bedroom. It was listed with land registry as a 4 bedroom. Yes Zoopla has it as a 3 bedroom. I have pointed this out and they refuse to do anything.

This has to be the slowest website in the world.

It would be quicker to find properties for sale if I actually walked around the area looking for For Sale boards. This website has so many external links for this tracker and that advert that it is almost unusable. If you are going to spend money on TV ads, make sure your website works first. Duh!!! UPDATE: Now there is yet another external link to another tracker called Cloudflare that comes up even before you get to Zoopla. It just gets worse.

Inaccurate informtion on website…

Warning: Misleading Information on Zoopla

I purchased a property from the 1900s that boasts three bedrooms, two living rooms, and two bathrooms. Despite this, Zoopla inaccurately lists my property as having only two bedrooms. This discrepancy provides misleading and incorrect information to potential buyers or renters.

I strongly refute this misrepresentation and find it unacceptable that such false details are associated with my property on Zoopla's platform.

For accurate property information, I recommend using Rightmove instead of Zoopla. Rightmove has consistently provided reliable information, unlike Zoopla, whose inaccuracies have been proven in this instance.

My property information is OFFICIALLY registered with the Land Registry and includes three bedrooms, contrary to the inaccuracies presented on Zoopla's website. I can assure you of the accuracy of this information.

Therefore, I advise against using Zoopla and suggest utilising Rightmove for accurate and reliable property information.

THE RESPONSE TO MY EXPERIENCE OUTLINED BELOW IS OBVIOUSLY A STANDARD CUT-AND-PASTE THAT THEY USE FOR UNHAPPY CUSTOMERS.

Bought my house for £170,000 (believe…

Bought my house for £170,000 (estate agent valuation) January 2023. Had estate valuation some months ago at £190,000+. Checked Zoopla valuation and find went down to £144,000 in November 2023 and now in January 2024 Zoopla valuation of £167,000. This company is clueless. Also, what is this "My Home" they passed me onto for my valuation? When I put in my next door neighbours their valuations was even worse having been valued at £135,000 last November they dropped to £155,000 in January 2024 and they have exactly the same semi-detached house as me.They say their valuations are outside sourced ... so probably to pass the blame. I just hope no-one is taking their valuations seriously. If you want a realistic valuation on your property get a few estate agents valuations and by-pass this lot right away.

My house attributes are wrong

My house attributes are wrong, it states it is a 2 bedroom when it is a 3 bedroom. I have tried communicating with them but was told there is nothing they can do as it is information made available to them. I would suggest reviewing their info supply as it is wrong. I have checked my deeds and it is a 3 bedroom house, my mortgage confirmed it is a 3 bedroom house, the mortgage's solicitors confirmed it is a 3 bedroom house, my own solicitors says its a 3 bedroom house. What is more annoying is that it use to show up as a 3 bedroom house, then something changed. I am not aware of losing a bedroom as that means one of us would be sleeping outside. If Zoopla want to be a market leader then perhaps they can work back up the chain holding other data sources to account, this would benefit the whole industry and justify their no 1 position.

Absolutely useless

Absolutely useless . Contacted them regarding them advertising my home as a terrace house but it's an end of terrace. They say they cannot change it which I find ironic why can't they change it its their website ? . They say they take the info from post office which is absolutely laughable post office don't care if you house is terrace/ end terrace as all they do is deliver mail . All they need to do it use Google maps and see my house is end of terrace just to lazy to do something about the incompetent of the staff who deal with the website .

Zoopla advert makes me laugh

Zoopla advert makes me laugh, I live in 1 bed council bungalow according to zoopla it's worth £595,000, 4 bed detached property opposite with private grounds of 1 acre was sold for £475,000. They are a total joke.

Avoid them at all cost

Total waste of time and impossible to speak to anyone. They just have a terrible automated chat system that goes round in circles until you give up.

That's as good as their customer service gets!

Won’t fix valuation mistakes

Every flat in my building has wildly inaccurate valuations, I reported the mistakes and they said they won’t or can’t fix it. Makes the website pointless as you can’t trust any of the valuations.

[update] Zoolpa, where are you meant to be messaging me privately?
For more info, my property is listed £1.3m over what is on the land registry which was updated less than a year ago. If you can find me a buyer at that price I would be very happy though as that’s about 4x what I bought it for.

What a load of rubbish.

Zoopla cannot even transfer the basic information over from the land registry. Zoopla shows my property as semi-detached when land registry clearly lists as detached.

Such bad quality of data and for something so simple to get right. I reckon someone with not much experience of coding could get this to work within minutes.

After coming out of an IVA I was expecting it to be extremely hard to get a credit card. I started at the lowest band and within 3 month got to fair because of my Zoopla card. Thanks Zoopla!! Also the app is good and easy to use too.

The estimated price is far accurate.

The estimated price is far accurate.
My flat is on the top floor and size bigger than all my neighbour's flat in the same complex. But Zoopla estimated my flat the cheapest/lowest. It really doesn't make any sense and I don't know how they calculated the estimated price.

Zoopla price estimates are not valuations. We provide free house price estimates for residential properties in the UK. The price estimates are based on data fed through an Automated Valuation Model (AVM) powered by Hometrack, the UK’s largest automated valuer of residential property. Hometrack's data is relied upon by 85% of UK mortgage lenders today.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. They can't get log-in to work on their…

They can't get log-in to work on their website so what hope do we have?

Strange reply from Zoopla, but the background is over 50% of the time I cant log in to my Zoopla account from phone, tablet or PC either via app or website. I'd ask for help but obviously can't log on when I have the problem.

I did not request a valuation

Someone or something, a BOT perhaps, requested a valuation from Zoopla using my business email address and phone number which are publicly available. There was no attempt from Zoopla to confirm the authenticity of the request and so I have been bombarded with emails and unwanted phone calls.
