About Zoopla

Written by the company

We know what a home is really worth
Our mission is to be the UK’s premier property destination for buyers, renters, agents and landlords.

By leaving a rating and review, you’re helping us get there. And making sure we improve to better serve you. We call that a win-win situation.

Property estimates powered by expert data
Our estimates are based on information we get from third party data sources like HM Land Registry. It includes:
  • When the property was last sold and how much for
  • Changes in the local and wider property market
  • Property features
  • Local area information like schools and crime rates
It does not include any work you may have done to the property if it’s not yet been recorded. It can take up to 3 months for registered changes to reach us.

Our estimates are just estimates. For the best and most accurate valuation, get an agent to visit your property in person.

We work with agents
But we are not agents. We direct your calls and messages to them but have no influence on whether or not they respond to you. They tend to prioritise enquiries based on your circumstances, so it’s worth giving as much information as you can when you contact them.

In terms of listings, we show you everything agents tell us about a property. This includes when a property is sold or let.

The property listing contains incorrect…

The property listing contains incorrect information about ownership structure and falsely shows a sale that never occurred. Despite my attempts to have this corrected over the past two years, I've received no response. This inaccurate information could negatively impact my upcoming sale.

Zoopla information can be very wrong

Zoopla information can be very wrong. I do live in a reading town centre in a 2 bed flat. I did my valuation of my property done last November 2024 and it was about 280k. The estate agents were really interested about my flat for selling or renting it out. According to Zoopla, the flat price is like 200k which is wrong to me. There are other flats in the market similar to this one and the asking price of flat is like over 270k or more so not sure why on earth Zoopla provides such a wrong information on their site and demotivate others. My ask to Zoopla is do some research and provide as much as accurate information as possible and do not rely on AI.

Hi Samina,

Thanks for your reply

The sold house price information for this property is supplied to us by the Land Registry as a matter of public record. For your convenience, the information they currently hold against your address is as follows:

Flat 5, Mason Court, Mason Street, Reading, RG1 7PP

Transaction history
A 2017-08-25 £117,500
A 2015-08-28 £102,500

Please see below:

http://landregistry.data.gov.uk/app/ppd/

If you wish to check the information they hold and update any missing or incorrect details, I suggest you get in touch with them directly via the following site:
https://www.gov.uk/government/organisations/land-registry

We don't allow additions, edits or deletions as this would stop our services from being valuable to you; however, when we receive updated sold price information from the Land Registry, we will make sure the information is updated or removed on our site as soon as possible.

Kind regards

Not very supportive of new properties

Not very supportive of new properties, for some inexplicable reason my address (out of a series of 80 properties) isn’t listed. So contacted Zoopla support who required land registry variation, saying they use that. I went to the trouble to check there and with council, but zoopla said there’s nothing the can do as it’s based on Land registry? Which is present and correct. Gave up in the end as this was clearly too difficult for them to sort after 4 or 5 repetitive emails

Hi Joanthan,

Thanks for getting in touch and for your feedback. We're sorry to hear you feel this way.

While we endeavour to provide information on every property in the UK, our property data may sometimes be incomplete, out-of-date, or occasionally incorrect. There are a few common occurrences of why an address may not appear on Zoopla and they include:

• An address still being flagged as a proposed 'provisional' development
• The piece of data has been suppressed at the request of the property owner or estate agent
• The property is not a residential dwelling i.e. it is marked as a commercial unit

If that's not the case, we advise you to contact your local authority/council directly who should be able to advise you further as we are unable to add or edit address data. Additionally, you can reach out to FindMyAddress too - who work in partnership with Ordinance Survey and Local Government - via the 'Report Feedback' link on their site to report any missing or incorrect address information.

Furthermore, you can contact Ordnance Survey directly on the link below:

https://www.ordnancesurvey.co.uk/contact-us?topic=Complaints&subtopic=Make-a-complaint#Complaints

When updated information is passed through to us directly from Ordnance Survey, the changes will be reflected on our site as soon as possible.

We're always working on new features and improvements for our site & mobile app. It's valuable feedback and ideas from users like you helps us to develop and make Zoopla a more useful resource, so thank you for your suggestion. I have passed your comments onto the team who are responsible for our property experiences.

Many thanks,

Wildly inaccurate property valuation models

My experience in using the Zoopla property valuation model is that it’s wildly inaccurate in the order of 10s of thousands. Anyway, I’d recommend users be very cautious in using Zoopla and instead review local and regional property sale stats which will be far better results.

Hi Duraid,

Thank you for sharing your concerns with us. We're really sorry to hear you feel this way about our valuation model.

The Zoopla house price estimate is based on data fed through an automated valuation model (AVM), which analyses property information on all 29 million UK homes on a continuous basis. Our data comes from multiple sources based on a number of data points relating to property sales, values and home characteristics throughout the UK, including publicly available data such as that from HM Land Registry and Registers of Scotland.

The accuracy of Zoopla estimates is influenced by a number of factors such as the current market values of homes, the quality of the information available on the given property and the availability of comparable properties in the area. This means that unique properties or those where the housing market is slower, may experience less accurate estimates.

We receive new data all the time and above-average variations will be largely a result of changing property characteristics and the comparability of the property to the local market. Therefore, discrepancies and/or increases or decreases such as you have outlined are not unusual.

Here is a Help Centre article that will give you more information on where we get our data from:

No help from Zoopla with their website.....

Zoopla give you the ability to save your searches so that when you look for a new property you dont need to input all your data every time, however Zoopla will NOT allow you to change or delete the saved criteria.. I got the price wrong on my search and did a manual price change and went to go back to my house search at the new price and discovered it hadn't changed the price and I had to start again.

This happened every time I went to MY saved searches, and in desperation i just gave up and went to Rightmove website instead as it's much Easier to use.

I thought there might be a method to use to ask Zoopla for help, but the Chat button asking me for a response didn't have the appropriate options, and then when I tried to phone them I was told I was Not a housing professional and therefore they could not help, instructing me to submit a request by email, which I had already done unsuccessfully.

For the lack of help, I personally dont believe Zoopla even deserve 1 star, its a frustrating process and very badly designed.

I think they need to address how easy it is to change their saved searches criteria as there is no clear modify field to allow you to do so.

Hi Mark,

Thanks for replying to the Trustpilot request.

You can easily amend a saved search and its associated email alerts and push notifications. You can change saved searches either:

• On our website, by logging in and clicking Account, then clicking on Searches and alerts. Locate the search or alert you want to amend and click the Frequency dropdown menu to change the alert frequency

• On our app, by tapping Search in the app navigation bar. Tap the bell icon alongside the relevant saved search to edit it. Then, toggle on/off Push notifications and Email notifications depending on whether you want to be notified for when a property that matches your search criteria is listed. If Email notifications is toggled on, you can amend the frequency of your email alerts

These Help Centre articles detail for you step by step how to create and manage your saved searches and associated alerts for each experience:

• How do I create email alerts and saved searches: https://help.zoopla.co.uk/hc/en-gb/articles/360005969458/
• Managing my email alerts and saved searches, including updating any of your existing alerts or saved searches: https://help.zoopla.co.uk/hc/en-gb/articles/360005979578/

Terrible waste of time

I posted a review last month as the valuation of my house dropped by 5% in a single month, which is clearly ridiculous and points to a flaw in the valuation methodology or related data feed. Zoopla defended this with a standard reference to how great their valuation method is etc. This month my valuation on Zoopla is back up 8% in a single month. It’s just not a site which can be taken seriously is it? What a load of nonsense.

My Zoopla valuation makes no sense??

I find that the Zoopla valuation on my property is totally inaccurate! Zoopla has valued my property £14000 LESS than next door which has a much lesser spec? I have an extended corner plot 3 bed Bungalow with double garage 2 bathrooms, drive in/out driveway. Approximately Double the land than next door Bungalow which was built by the same builder at the same time. BUT is 2 bed and 1 bathroom and single garage.
I have read your Zoopla article link.
If this is the case...where's the logic???
Answers please?

Zoopla will advertise properties & land…

Zoopla will advertise properties & land that doesn’t belong to the person selling, & will not correct listings.
Everyone should see the Lease on leaseholds, as the last 20 years Zoopla has advertised 2 flats for sale with “allocated parking” & the Lease shows were the bays are (no parking allowed due to safety reasons & no other parking areas allowed because of safety reasons again), but Zoopla & the estate agents failure to check leases. People buy there flats & when they move in they find they don’t have a parking bay.
All Zoopla has to do is ask to see the Lease & look were the allocated parking bays are, & at the venue you will see flat 11 & 12 have fixed bollards around them so no one can park for safety. Estate agents should always see the lease before advertising any property.
Zoopla did reply & I emailed them, hence just look at the building lease & were the seller falsely claiming there bay/were they can park.
Zoopla just left the listing as obviously did not check the lease etc. Zoopla even phoned me, & the sellers listing still states “allocated parking” when it not allocated, they have just parked there causing an obstruction so devaluing 6 flats that have restricted access to there flats due to this false advertising.

Terrible Experience

Terrible Experience - Unfair and Discriminatory Treatment
I am extremely frustrated with how letting agencies on Zoopla treat potential tenants. I inquired about a three-bedroom house for two couples and was immediately told that the property was not licensed for that number of people. This makes no sense, as a three-bedroom home should accommodate four adults.
This isn't the first time this has happened - every time we call about a property, we face unreasonable restrictions that make it feel impossible to secure a home. The way they handle inquiries is unfair and discriminatory, and it seems like they don't even give people a chance. Very disappointing experience!

House valuation incorrect & no resolution

UPDATE as can’t respond to Zooplas reply. My house was “updated” by Zoopla last year to only having 4 bedrooms, 0 bathrooms, 0 kitchen, 0 living room & dining room, 0 garage. That’s why it was devalued - it had nothing to do with the current market or the other excuses that were given in their response.

Incorrect information leading to substantial decrease in Zoopla valuation & no resolution after 8 months of trying to get valuation corrected.
For some reason, my house had supposedly over 100k reduction in value due to only having 4 bedrooms and no other rooms thanks to computer algorithm. Contacted Zoopla to have this rectified as knew their valuation was incorrect - what type of house has 2 floors but only 4 bedrooms??
Finally came back after chasing this up and the valuation they gave me was £130k less than the same type of house on my estate.
They can’t reinstate the previous & correct valuation as the computer says no…
Reading other reviews, seems I’m not the only homeowner to experience this and have no chance for the valuation to be corrected.
