non-existent customer service

zero staff around the building most of the time. if you accidently leave your keycard in your room, dont expect to be let back in especially if its a weekend.

if by some miracle a contractor does come that same day, itll be £80 for a callout charge, 6 hours later and at the end of it all they might not even be able to let you in. this isnt an isolated incident either and has happened with multiple residents.

im paying rent for the service as well as the room itself so this lack of professionalism is absolutely unacceptable . this is ignoring the absolute state the room was in when i moved in, the faulty appliances, the lack of communication from the staff, the lingering smells in the hallways, and the unclean common rooms.

I've put up with far more than i should have and this was the final straw.

i would not recommend Xenia if you value your money or mental well-being.

Absolutely appalling service.

Absolutely appalling service.
Daughter moved in an the accommodation had not been cleaned it was filthy. Mould in the bathroom, grease on all surfaces in the kitchen. I could go on. Full clean was promised came back the next day and again disgusting. I had to clean it myself.
Customer service was non existent. Emails were left unreplied. No one on site to speak to. Promises had been made about repairs so far nothing has been confirmed. Even higher management are not replying.
Renters beware and landlords should rethink having this company manage their properties

DO NOT BOOK WITH XENIA

I am extremely disappointed with the service I received. From the very beginning, Fiona, Leighton and Liam all promised that a new mattress would be delivered to resolve the issue I had raised. Unfortunately, this never happened. Despite being reassured several times, weeks have now passed and I am still left without what was promised.

The lack of follow-through has been frustrating, and the communication has been poor throughout. I have had to chase repeatedly for updates, only to be given empty assurances that have led nowhere. This experience has caused unnecessary stress and inconvenience, and it has left me feeling let down as a customer.

When staff make commitments, it is reasonable to expect that they are honoured. Sadly, this was not the case here. Based on my experience with Fiona, Leighton and Liam, I cannot recommend this company to anyone.

I paid a holding deposit to Xenia…

I paid a holding deposit to Xenia Lettings and was repeatedly ignored when I requested a tenancy agreement or just a simple update. Despite calling, emailing, and messaging over a two-week period, I was left on “seen” or given false promises of callbacks that never happened.

They later used the excuse that the person responsible for contracts was on holiday and that contracts are only sent “closer to the move-in date.” However, I formally requested the agreement multiple times, and they failed to provide it — which is unprofessional and prevented me from making an informed decision about the property or moving on to more viable options.

After I submitted a formal complaint and requested my deposit back, I received a reply within minutes — completely contradicting their earlier excuse of being “too busy” to respond. It became clear they were simply choosing to ignore me are unprofessional with selective communication.

I was also treated poorly over the phone. The person I spoke to was unhelpful, dismissive, and refused to pass me to anyone who could resolve the issue even after insisting to speak to a manager or someone in a higher position than her.

I was told in writing that I would receive a £370 refund. But during a call with the agent , this was suddenly reduced to £130 without explanation or valid justification. I have screenshots and video evidence of this inconsistency.

Their communication was vague, riddled with spelling mistakes, and completely unprofessional. After reading many other reviews, it’s clear this is part of a wider pattern of concerning behaviour, including withheld deposits and ignored complaints. This agency is shocking! They need investigating into by relevant authorities.

I have reported Xenia Lettings to Liverpool City Council, citizens Advice and am pursuing a refund through small claims court.

I recommend that you avoid this company at all costs!!!!!!!

It is when you move out you will know they don't give a shit about you,they treat you like you don't matter ,I doubt if people's mental health means anything to them,they even over charge you and not even give a breakdown why that amount was deducted.

Idiots

My experience with them has been one of the most damaging and distressing chapters of my life. Over four years of mismanagement, they drained me financially, devalued my property to less than half its worth, and left me entangled in endless emails and legal issues. Their behaviour shows a shocking lack of professionalism, and it’s clear I’m not the only one, many others have suffered at their hands. Whether you’re a landlord or a tenant, you are not safe dealing with this agency. They have caused harm to far too many people and should be held accountable. They are useless and scammers

Unsafe for female students, incompetent behind the scenes

Moved out of their property 4 years ago, received an email this week insisting I owed £675 in unpaid rent. After days of worry and poring over old bank statements to prove otherwise, here is the full body of the email I received:

"We have cross referenced payments, and you are correct you do not owe us this amount, I have asked the accounts team to swipe this of"

Really? Claiming I owe hundreds of pounds and then not even bothering to apologise or write a fully coherent email when I prove otherwise? I have now responded insisting on proof in writing that the error has been fixed, because I am refusing to take the word of these chancers that anything has been done.

This is after hurriedly moving out in the first place because they refused to do anything about the aggression and sexual harassment from the 4+ male tenants squeezed into the studio across from mine (a single woman). These issues were routinely ignored by both on-site and head office staff, even when police were involved. I had hoped to quickly move out and forget about my experience as their tenant, however they now insist on bothering me for money I already paid years ago. Just an utter disgrace.

I will advise anyone looking for a…

I will advise anyone looking for a rental apartment that is affordable to avoid this company completely. My experience with them is something I will not wish on another. It was affordable in 2020 - 2021 suitable for a student like me, however, I have not rested since I left their rental company in 2021. They send me email every year claiming I am owning them rent in arrears which is practically impossible as I paid my rent every month then and before I could leave the rented apartment, I was cleared by the admin on everything after a check of the apartment and my account with them was done. They continued pestering their life not mine until 2023 when they claimed my deposit from TDS claiming that they discovered I did not complete my rent payment. How? After I was cleared in 2021? Then just yesterday in 2025, after claiming my deposit in 2023, they are sending me emails that I am still in arrears? Is it a crime I rented an apartment with you? How can I still be in arrears in 2025?

Please if you know what is good for you if you are looking to rent an apartment, kindly avoid this company.

Complete wasters

Complete wasters. I dealt with Rodolfo Pettinato and Solomon and both are equally as useless as one another. After my door got damaged they accidentally gave the deposit back to tenant who went of laughing. Complete clowns. Xenia are worse than bad.

Just awful

TERRIBLE COMPANY, buildings are left in an unsafe state with no problems ever being fixed. The attitude of the staff working for this company is absolutely appalling and they never take any concerns seriously. Do not ever rent or live in a building managed by this sham of a company. You will live to regret it (coming from someone who has lived in a building managed by Xenia).

Do not book with Xenia

There is no duty of care. Doors in one of their property don’t shut. Homeless people breaking in every night. No rush to fix the doors. Been six weeks so far and no security.

Please don’t get stuck in a contract with this unethical company

If there was less that one star I would…

If there was less that one star I would rate it. The absolute worst letting agent ever experienced. Exorbitant service charges and fees. my return on a £2460.00 income was nil due to their excessive fees and service charges. Unfortunately mine is a student apartment managed by them, prior to them taking over I used to receive a fair income from my property, not so now. would like to sell the property, but many people are put off by the fact the building is managed by Xenia

Don't let Xenia take your money

Xenia promised to call me and give me a virtual viewing for a studio for the past week. I didn't get any calls and they want me to pay a holding deposit before even seeing where i will be staying which is absolutely crazy. Do not even come close to them.

Promised calls now for nearly 4 weeks

Promised calls now for nearly 4 weeks. Help 24/7 that is the biggest lie. Head Office staff….. no manager available every time and they again don’t call back. Was put on high priority call back again yesterday no call last night they call you at 9am guess what I called them and no manager available. Our son has not moved in yet and he won’t be. I want a full refund today and Burgess House Newcastle has the worst reviews ever rats, alarms going off, smelly , no service, no help . I will be putting this place down until I get my deposit back but do not use Xenia.

would not recommend anyone to stay…

would not recommend anyone to stay here! (Sheffield Sovereign Newbank specifically)

they advertise a cinema room but in the 3 years I lived here the projector never worked despite multiple maintenance requests, and for 2 of those three years the room was locked. They advertise a common room with a PS4 but there is no PS4, the airhokey table has no puck, the table tennis table is broken, the pool table costs 50p per game.

Maintenance issues take way way way too long to solve, the lift was out of service for about a month the first year I was here, and I was left with no toilet seat for over 2 months despite numerous complaints about this health hazard, another tenant had no working TV in theor room for almost 4 months despite the fact it's advertised, the multi-gym machine hasn't worked in 3 years, the tredmil has also been broken for over 1 year yet the gym is still advertised. The WiFi is down all the time.the fire alarms go off constantly (except when they brake and Xenia ignore it for over 2 months despite numerous complaints and the fact it's breaking the law!)

When you move out they will also try and falsely accused you of not cleaning the room and try to charge you £80 so make sure you take videos when you move in and leave to prove they're lying! Bit luckily they're also incompetent and don't put your deposit into a deposit protection scheme which is illegal so they have to give you the entire amount back.

The whole 1st floor stinks and I mean stinks! Like actual sewage and has done for over a year, reception is open for like 1 hour a day on week days so they're never there and your parcels always get turned away because the intercom has also never worked. There is also an issue with parcels being stollen from the post room, oh and they don't give you keys to your own post box anymore because they don't know which ones are which.

If you accidently lock yourself out at any time other than the 1 hour reception is open then it will cost £32 to get let back In.

Oh also, people break in all the time and reck the common room like smashing the disabled lift because they just leave one of the two doors open.

They also just come into your room without giving any notice at all, like they just get the master key card and walk in without any warning which is illegal as 24h notice is required.

There's so much more to say but I don't want to go on for ever
