Misleading advertisement | Misinformation

Misleading advertisement | Misinformation | Non complaint T&C from Zappyrent | False documentation | Ignorant customer support

The MISLEADING advertisement of Monolocale:
When I taken the keys from the owner, I was provided with a "ROOM" instead of a studio/monolocale. The so called monolocale did not have washing machine, double bed nor heating as per advertisement. There was sofa bed with a mattress thickness equal to blanket. It was like sleeping on a metal frame.
The main door, entrance path to the house, bills were shared with others. Effectively making this place a ROOM contrary to be the advertisement of monolocale.

Non complaint T&C from Zappyrent
As the property was not according to advertisement, I raised a request for complete refund and wrote an email saying I am not staying at the property within 24 hrs.
I got an initial response after 2 days, saying they are looking into the problems. Even after a week Zappyrent did not provide me with solution, there was no washing machine, the same broken bed. They did NOT even respond for a week after the initial courtesy email.
As per Zappyrent T&C 13.2, this issue falls under change of property type. Customer support rejected the refund request saying these are not major breach of contract.
If property is room instead of studio, lack of washing machine, bed different from advertised and non functioning heating system, shared bills not communicated in contract signed does not account to breach of contract what accounts to breach of contract?

False Documentation:
After Zappyrent said, I will not refunded. I submitted the documents given by zappyrent to the comune. Turns out the documentation was false. Guess what? No surprises, Zappyrent said false documents is NOT their mistake. Zappyrent gave me the documents, how you can say it is not your mistake? Do you not check the documents you are providing to the customer? Is it not your responibility to check the documents you send?

Zappyrent then sneakily changes the contract from property to room and asks me to sign the new contract to get the proper documents. Zappyrent, why did you send a new contract if it was not your mistake? Why did you change the property to room when you advertised a monolocale?
I write an email to zappyrent and owner. Finally thinking I would be out of this horrible and stressful experience. Customer support respond with we can not give you desposit back. I ask them why, they say terms and conditions (which they never follow by the way, check above for reference). Then, I show them the email with administration team, customer support says okay, we will give you back the deposit. After 3 days, customer support says after internal review you will not get the deposit the back but you can leave the house. I exchnage emails for 1 and half month. Zappyrent says, we will give back partial deposit. I did not agree and said I need my complete deposit back.

It has been 2 months since, I left the property and 5 months since I am trying to resolve this issue. I did not receive any response from Zappyrent so far. Owner says, he does not have my deposit, talk with zappyrent.

I did not receive my deposit back, I paid for service which gave a misleading advertisement and so I lost my agency service fees and deposit.

This is my experience with Zappyrent and my opinion on the situation I faced with zappyrent. I let you be the judge, is it a misleading advertisement? Fraud? Scam? Or mis management?

Senseless fees, almost no deposit back and poor service

Zappyrent is not at all a reccomandable agency. They do not care about you and will not or take too long to respond to you in case there are problems in your room/appartment. They try everything to get more money from you, e.g. without permission, they charged twice the rental amount for the first month before it had even begun and invented senseless "fees" you had to pay, or they just substracted them from the deposit. Additionally, when trying to get my deposit back they made up excuses for not refunding it and did not answer for weeks until I had to threaten to get a lawyer involved, and after an (illegal) one month and a half I got it back. If you have other choices, I strongly recommend to not go to Zappyrent.

No deposit back

I rented through Zappyrent and had a lot of problems throughout my stay where the company didn't answer. I moved out at the end of July and still haven't received my deposit. Although I'm trying to contact them about it, they have stopped answer me.

DON’T rent with Zappyrent

DON’T rent with Zappyrent: most disappointing and unprofessional experience you can imagine!!

Renting an apartment with Zappyrent turned out to be an extremely unpleasant and unprofessional endeavor. My six-month contract with them shed light on their unethical practices, as they consistently failed to fulfill their obligations. They are untrustworthy and try to scam you in any way possible. Moreover, they owe me a substantial amount of money, further demonstrating their questionable business practices. Unfortunately, my experience is not unique, as both my flatmates and previous Zappyrent tenants I interacted with also had a lot of similar negative encounters.

Before signing the contract, Zappyrent made enticing promises to Politecnico students, assuring a 50% reduction on the service fee. Despite having written proof of this agreement, I was compelled to pay the full amount, and they never refunded me as promised. This service fee amounted to an additional month's rent, but once you’ve signed the contract and payed the fee you don’t get ANY service AT ALL… Contacting Zappyrent proved to be an arduous task, as they either took weeks to respond or ignored messages altogether.

Upon arrival, I was greeted by an extremely dirty room, filled hairs, dust, and food remnants. The condition was beyond tolerable, it took me an entire day of cleaning. To my dismay, I discovered that the ceiling light in my room was also non-functional due to a lack of electrical connection. Despite repeatedly requesting assistance for six months, Zappyrent failed to send an electrician to fix the situation. As a result, I resorted to using candles and had to buy a small desk lamps myself for illumination, which was far from ideal. Furthermore, the room had only one functioning electrical outlet, necessitating to also purchase multiple distribution plugs for basic convenience. To compound matters, the lock on my door was broken, and when I brought this to Zappyrent's attention, they inconceivably insisted that I bear the cost of repair. They never refunded me any of these costs I had to do to create a livable space…

During my tenancy, there was an instance when the internet service abruptly ceased functioning. Regrettably, it took an entire month for Zappyrent to dispatch a technician to address the issue, leaving us without an essential utility (internet) for an entire month….

These grievances are merely a couple of the numerous inconveniences I encountered with Zappyrent, which were also shared by my flatmates. In one distressing instance, a fellow tenant had to endure a room with a broken window and a dysfunctional heating system during winter, resulting in extremely uncomfortable and cold conditions. Zappyrent's response to this dire situation was limited to providing a small electric fire, which proved wholly inadequate for warming the room. Rather than properly resolving problems, Zappyrent consistently opted for cheap and subpar solutions, often attempting to shift repair costs onto tenants.

Surprisingly, despite my personal experiences and those of others, Zappyrent has managed to garner some positive reviews. I am genuinely perplexed by this, considering the multitude of complaints and overwhelmingly negative experiences shared among those who have rented with them.

WARNING!!!! I strongly advise against renting with Zappyrent. My intent in sharing these details is to provide a warning and spare others the considerable trouble and frustration associated with engaging their services.

For our part, contrary to what has been stated, we have always fulfilled our contractual obligations. The amount you refer to was refunded to you several months ago and we have documented proof of this.

Every tenant can experience problems during their stay. Zappyrent always listens to its customers and tries to support them in the best possible way to make their living experience.

The discount you refer to was not 50%, but 25% (or 50% of the fee at the time which was already 50%, i.e. 25%). As stated above, the amount for the discount was refunded to you.

Zappyrent offers a customer service department that makes sure that the tenant receives the necessary support. It may happen that during certain periods several requests arrive and the answers may take a little longer than expected. In any case, we always respond quickly to requests that come in. I apologise if you had to wait longer than expected for your request.

I apologise for the condition of the room and the defects you have found, unfortunately, people who leave the room they have lived in do not always keep it as they should. For our part, we try to make sure that everything is as good as it can be when you arrive, but it may happen that something needs to be done to improve the condition of the accommodation.

As far as cost support is concerned, I would point out that, according to the law, there is an indicative table of costs that must be borne by one party rather than the other.

Also with regard to the connection problems, we are sorry that such problems have been encountered, but I assure you that Zappyrent has always done everything possible to resolve them as quickly as possible.

In general, Zappyrent is sorry if you have not felt the support and help we give our customers.

We appreciate the feedback we receive from our customers, both positive and negative, as it helps us to improve our service.

We hope that one day you will be able to rely on us again to demonstrate our full commitment to the customer.

Stay away from Zappyrent

My stay in Rome was for studies.
I was in need of an apartment because the one I initially wanted on another platform rented out. I found Zappyrent among other platforms for renting in Rome.
They were helpful until the signing of the contract had to happen.
-First they stopped answering to my emails and this made signing my contract with them abnormally stressful and getting my visa postponed till the very day of my departure for Rome. It was too late to back out or I would never in life engage my self with such pitiful existences.
-After I finally signed the contract and made the deposit they stopped communicating with me and never gave me the contact of my landlord or explained how I will get into my apartment in Rome. They didn’t answer to my inquiries at all and I had to find out im on my own a couple of hours into my trip to Rome.If I hadn’t found the email of my landlord God knows how long I would end up on the street for days without being able to enter my apartment.
- I had issues with the apartment as it was in bad condition and things were falling apart as days went by even if Zappyrent wrote that everything in the apartment is new.
- i had a leaking moldy window and a leaking bathtub that the landlord incompetently “fixed” and was accusing me of the damage. I didn’t want to tolerate this and I reached to Zappyrent for support and it was all brushed under the rug by their employee (M) that they have requested I remove the name of. But it’s the same employe everyone else in these comments are referring to.
- I was living with mold in my bedroom for 7 months,the “fixed” bathtub was leaking even worse than before, I couldn’t sleep in the bedroom because the window wasn’t properly sealed and was making loud whistling noises every time there was wind outside. I have everything recorded.
-I gave up on the slightest idea that I would ever get any help from Zappyrent after such treatment and that employee (M) must be so very proud of himself
-I got a lawyer because this abuse from Zappyrent couldn’t go much longer. I wanted to get out of the apartment earlier due to unlivable conditions ( not to mention that It was impossible to feel safe to ask for further help from (M) that I was living in a building where a mentally ill man lived and on a lot of occasions was waiting for me in the dark of the hallway at 11pm when I was getting back from town and was just drooling and looking at me making dreadful noises and licking himself).I was scared out of wits for my wellbeing.
- I had my apartment rented till September 2023 and I wanted to get out in April with the termination of the contract ending in June. I didn’t care to pay extra 2 months I just wanted out as soon as possible.I gave them my notice of leaving 3 months in advance. (M) said that I would pay a penalty because I cant do that. And I “couldn’t “ do that because they have two contracts with different conditions, one for them and one for me to sign and never see the conditions that they have in their part of the contract only for them to use as needed for threats.
NEVER EVER SIGN ANYTHING WITH THEM! This practice is against the law and my attorney had to remind (M) of that to back off because he was pulling our leg all the time knowing how expensive attorneys are in Rome and in hope that I would give in and back out.
Zappyrents practice of having double contracts that they manipulate and threaten people is against the law!
And no (M) ,there is nothing you can say here that will justify what you are doing to people and make you any less accountable for such horrid abuse. No amount of gaslighting,manipulation,guilt trip, scapegoating or threats.
To everyone reading this-Never in life get yourself related with Zappyrent, you will be put down and mistreated in every aspect.You will loose your money or pay far more because you will 100% need a lawyer if you end up renting from them.
I am happily waiting for the day someone will shut them down and sue them! They are not worthy a click on their link!
My experience with Zappyrent and all of this hell lasted from June 21 2022 till today June 23 2023 when I finally got my deposit back.

Great support for international students

Since we are international students and could not be physically in Milan, Marco contacted us directly and guided us through the process as well as helped us find a place that fit our budget and requirements. We’ve experienced constant communication with the team regarding documentation and any doubts that have come up in the process. Currently at the signing/registering of the contract phase and have nothing but good things to say about the service thus far.

Experience with Zappyrent was wonderful and very professional. The agents are very cooperative and responsive when needed especially Anna who is such a humble and a great being. I would love to recommend Zappyrent to all the students looking for an apartment here in Mestre and Venice.

Finding a new home with Zappyrent

I recently used Zappyrent to find a new apartment and I was very impressed with the platform.
The website was easy to use and had a wide variety of properties to choose from.
Overall, I had a great experience with Zappyrent and would highly recommend it to anyone looking for a new place to call home.

bad service provider

bad service provider
- high fees to rent a room in an Italian city
- artificially inflate rents in order to profit even more themselves.
- Customer service is either very slow in replying, does not complete the requests or does not help to solve problems but only makes accusations.
- Rent deposit is not, or hopefully not yet, paid back (already moved out 20 days ago, took them 7 (!) weeks to pay it (but with reduction?!) back).
- Register the rental contract only after the contract has expired.

to the answer from zappyrent:

After some back and forth, I was assured that they would take care of the registration of my Codice fiscale.

When the agreed registration of the contract did not work, they told me that it was my fault and that I finally had to register my Codice fiscale. At that time I was already outside Italy and my rental period was already over.

Zappyrent collected money from me during the rental period and only took care of my request at the last moment.

As a tenant, I can only advise against using Zappyrent.

Renting a room

The staff responded on time and they were so kind to understand my situation that I come from a Non-EU country and that transfer of money does not happen immediately but it takes up to four days. They told me that we will do a meeting on Monday. Whereas I told them that I will open a bank in Milan so that the transfer does not take long

Incredible service and smooth process

Working with zappyrent to find an apartment was efficient and smooth. I worked with Umberto who was very helpful, always available for any questions and found an amazing apartment for me and my friend that was perfect for our budget. He even helped us move our belongings, including driving us to the apartment with his car filled with our boxes. I would’ve never expected this kind of service and it was an amazing experience.
