I chose this company becase of its positive reviews.
How wrong I was ! Big mistake! Huge mistake!. It is beyond me where these 5 stars comes from, in my opinion they all must be fake as my experience with this company has been dreadful to say the least. How can there be such contrasting experiences! Initially I got their free package just to know how it works. Immediately after, I was bombarded with telephone calls to sell me a higher price package which they assured me it would put me in a better position as it would be advertised in Rightmove, Zoopla, On the Market with an express listing service. After I paid the £110 it went absolutely silent. My emails were ignored and when they finally responded they asked for documents I already submitted and then my property land registration. They did everything to prolong it and it was very obvious they were dragging their feet to list it. After so much insistence from my side and more emails and stress it was finally advertised after 3 days. I can certainly say that if I had not send them emails I would still be waiting for the listing to be advertise as they have not interest at all and their communication and customer service is below zero. It has been 3 days since then and have not received any enquires. I wrote an email asking for a complete refund and just now, I received 2 text messages notifying that I received two enquires but when I checked my dashboard to reply to the enquires it is empty without any request. Are they acting in favour or against landlords because at the way I look at this they are acting against landlords interests at sabotaging all chances of landlords contacting prospect tenants. I request to open a formal complain before I take this case to the Property Ombudsman and to report it to trading standards and their respective regulators. I don't really care about they boasting their "excellent" score it just doesn't resonate with my experience and I would really like that the regulators fully investigate their actions.

It's been an amazing service since the very beginning. They have a great team, very professional, helpful and efficient and Smita has been incredible since the very start!

I would not recommend 99home based on my experience selling a property (Property Reference: 15443) through their No Sale No Fee service.

The 18-week sole agency (which is absurdly high compared to other agents) tie-in was never properly explained during the sales pitch - it only became apparent after signing. Before the property was even live on the market, I was repeatedly asked by Amit Patel to leave a positive Trustpilot review, which felt premature and inappropriate.

Once listed, the portal was clunky, riddled with spelling mistakes, and offered no meaningful insights. There was no advice, no strategic input, and no proactive communication throughout the listing period. Despite raising concerns and requesting flexibility, I was met with rigid contract enforcement, slow replies and no willingness to adapt - even though the service clearly wasn’t working for us.

If you’re looking for a responsive, transparent, and professional agent, I strongly suggest going elsewhere. This whole experience felt transactional, inflexible, and ultimately unproductive.

Yes, their service is cheaper, but that comes at a greater cost in the long run due to the time wasted. In this competitive market, do yourself a favour and avoid this company in order to prevent being locked in for 18 weeks and forced to use a sub-standard service.

When I decided to sell my property in spring this year I looked for an agency. I finally chose 99home as they were more transparent than others and their package was the most suitable for me. I had a great experience with them so I renewed the package.
Lav was of great help, available whenever I needed, ready to give advice and offer help. Srushti dealt with viewings which was always well organised.
I would highly recommend them.

Definitely recommend 99home and their services for property services . I am a prospective buyer for a property which I am not buying due to personal reasons but the help which I received from Mr.Vivek during property search and every other thing in explaining the property market conditions was commendable and worth appreciating. I would must say the way he deals with things and the meticulous nature of him would make this company more renowned and prosper in future. Honestly sitting abroad and dealing with such kind people and getting things sorted deserves an applaud.

For context, we have been living in London for more than a decade and are long term renters by choice. We admittedly had a bumpy start with 99homes and wasn’t sure if these online reviews can be trusted. But we loved the home that was advertised and decided to take a chance with them.

Once I had my first chat with Puja Mehra, our impressions changed - she was busy and on 3 calls in parallel but still when I had our attention she was patient and thorough explaining everything from regulations to processes. We had many a knot to untie in the journey from offer to contract but she skilfully managed them all - in our home, she became the most important caller in those weeks 😀

Respectful, lovely, compassionate and hardworking - 99homes have a huge pillar in Puja and I hope they can train many more mini Pujas as they grow and scale.

Could Hardly hear the person due to a problem on their end. Very unprofessional and Vivek Issrani- the person I was talking to ask me to write him a 5 star review and do and have him dictate what I should put.
Stay well away from this company. And from my experience don’t trust the reviews. This is a genuine review!!
