Property left in disrepair and now being chased for money I was told I wouldn't have to pay.
After spending 6 months in a property with water coming in through the ceiling every time it rained i was given a reduction on my rent. Now I have left the property they are chasing me for this 'overdue' rent. I have also found out that the landlord wasn't informed of this or the maintenance issues within the property and the landlord is also significantly annoyed with this upon review of the internal comments. This is what happens when you continually change property managers and then leave a property without management for months. I am now seeking legal advice as my attempts to negotiate out of this have fallen on deaf ears. The issues were still not fixed when we left the property.

Christian has been an extremely supportive, helpful and insightful agent to work with. We are first time buyers, so have a lot of questions, queries and have asked to see the flat we’ve bought through Christian and acorn multiple times and he’s always there, with fast responses helping us every step along the way, we’re very grateful that he’s seen us through this process!

I want to share my terrible experience…
I want to share my terrible experience with Acorn Group Gravesend, agent name is Izzy. My wife and I were very interested in renting a property through this agency and we were confident that we met the financial requirements. However, the agency found a negative credit history on my wife's record and refused to allow us to rent the property.
We were promised that our holding deposit would be refunded, but now it has been two weeks and we have still not received our refund. We have contacted the letting agency several times, but they have been extremely unresponsive and unhelpful in the process.
We understand that credit checks are a part of the rental process, but it is not okay to misrepresent the requirements and then refuse to refund the deposit. The unprofessional attitude and lack of transparency from the agency have left us agitated and deeply unhappy.
Overall, I would not recommend Acorn Group Gravesend to anyone after this terrible experience. They showed a lack of empathy towards our situation and refused to be transparent in their dealings. If you are looking for a reliable, transparent and honest letting agency, I suggest that you look elsewhere.

We were in a tight spot after attempting to sell our house privately, with the short chain on the brink of collapse. Thankfully, we made the decision to turn to Acorn for assistance, and that's when Amelia Giles came to our rescue.

George and James were fantastic through the sale process. As a first time seller they explained the process clearly, were proactive in marketing the property and were always focussed and engaged during the sale process. I recently had a disappointing…
I recently had a disappointing experience with Acorn and Letting Agents while looking for an apartment. I came across a beautiful apartment listed for £1,500 per month and proceeded to submit my documents for the rental application, highlighting my salary of around £85,000. However, the process took a turn for the worse when I received a call from the agency.
During this call, I was informed that the property owner was asking for more money to rent the apartment, raising the price to £1,600. To make matters worse, the agent used unprofessional language and stated, "we found someone better than you." They implied that I would need to pay the increased amount if I wanted the property, which I found highly unprofessional and disrespectful.
As a potential tenant, I expect to be treated with respect and professionalism throughout the rental process. Unfortunately, my experience with Acorn Estate Agents and Letting Agents fell far short of these expectations. I will be looking elsewhere for my housing needs and encourage others to do the same if they value professionalism and respectful communication

Not trustworthy, commission focused not client
After using their service unsuccessfully I was contacted by a seller of a property I had previously fell in love with but had been told by agent William, that it had been sold separate from Acorn. The seller informed me the property was not sold but in fact very much available and that he had been informed by William that I did not want the property and had ignored calls and emails. William did this because he was pushing the seller to accept an offer 20 grand under the asking price which came from another Acorn client. The seller discovered the deceit when a man knocked on his door and informed him that Acorn was refusing him a viewing to the property.
I was ignored by William when I sent a confronting email, and the complaints staff member sent a very feeble sorry but not sorry because you should have put an offer in regardless email. I would advise Acorn to resolve this issue with the seller who has lost out on 20 grand and time waiting for another buyer while I have already exchanged elsewhere. I would also advise to keep better tabs on your staff to prevent acts of deceit for the gain of additional commission.

William at their Gravesend office withheld offers on a house I’m selling. I was selling two properties with this agent, and I got repaid by William, a convincing liar, advising me to sell to a buyer in a chain who was selling their house through Acorn but withholding an offer from a first time buyer for £19,000 more than the offer put forward.
He told me the first time buyer ignored his follow up calls, however voice recordings prove he told them we had sold to a private buyer. An absolute lie.
Acorns compliance manager, after my complaint, played down this devastating and costly experience stating
‘ I am sorry that William indicated to xxxxx that you had accepted a “private” offer. I have listened to the call and confirm that this was said. Neither William nor I have an explanation for this being said.’
‘ In summary to the above, I am satisfied that William believed that was acting in your best interests’
‘ I have made it clear to William that his communications must improve.’
So no point in making a complaint for them acting illegally.
I’d suggest avoid at all costs.
As you can see from their reply , when they verbally tell someone a lie to deter them from filling out their own offer form - they put the onus back on the third party for not being formal. - tricksters.
And William didn’t miscommunicate an offer I’d accepted- he made it up as there wasn’t one. They were still actively showing people the house for weeks after. He lied at the time of his phone call to someone making a verbal offer (clearly deterring them) shouldn’t Acorn be obliged to pass verbal offers on ?
William didn’t want the first time buyer submitting a ‘formal’ offer, he lied so he could sell two houses and get two commissions- plain and simple.
