Nothing I need is covered by my PREMIUM plan and that which is covered is not covered enough to pay for anything I need it for. In addition, I will pay and pay and pay for service requests, the technician comes out, does nothing and then I am out $500 for 4 different services that did nothing.

The technician was courteous and efficient. He answered my questions and explained the procedure.
However, I am rethinking the value of this plan for me. Two main parts of the microwave were replaced, and a new door and panel were replaced. For now, it seems to be working fine. After paying the service fee twice, and possibly another fee if it breaks again, I am close to the amount to buy a brand new microwave.

Here was 1 issue that I noticed. Technician did a thorough check and identified 2 other related problems affecting the energy efficiency in addition to the obvious problem I was able to identify. My refrigerator is now purring along efficiently. Technician was respectful, professional, and explained the problems identified and the corrective measures. Parts were ordered and Technician returned to fix the problems. This same company has been twice before been to my residence and I have been well pleased and thankful for their efficient service on various appliances.

My experience with American Home Shield was extremely disappointing. As a home warranty customer, I believed I was protected for covered items like appliances, plumbing, and HVAC — especially since their advertising emphasizes coverage for normal wear and tear.
When my central heating system failed, I paid the $125 service fee for an assessment. After the visit, I was told the issue was not covered because it was supposedly due to “normal wear and tear”, the very thing I understood to be covered. On top of that, I was quoted over $7,000 for repairs through their process.
I found that by calling contractors on my own, i was ablet to secure the required repair much less expensive. In my opinion, the quote received, was overly-inflated and when you decide not to proceed, you are out the $125 service fee you paid to have them send someone out to assess the problem,
Based on my experience, the warranty provided little value when I actually needed help. I felt misled by the coverage expectations and frustrated that I paid a service fee only to face a denial and an inflated repair quote. I would strongly encourage other homeowners to carefully read the fine print, the many complaints on the BBB website and research customer experiences before signing up.

The technician came to my house complained that my German Shepherd smelled when I explained that was pine he acted like he had never smelled pine before. Then he told me that the knob on my washing machine was not covered under the warranty even though it had practically has stopped working. He told me that it would only be covered if it had completely stopped working. I think he was just trying to hurry up and get out of my house so he could go home.

This used to be a good warranty company. Their service has gone very downhill in recent years. We will be changing. Starting week 3 without a refrigerator because of delays in AHS authorizing the order of a thermostat, an under a hundred dollars part.

I would give zero stars if possible. I have been an American Home Shield customer for more than seven years, and this has been the most disappointing experience I’ve had with them.
I requested service for a water leak, and the plumbing company they dispatched did an excellent job resolving the issue. However, the repair required creating ten access holes. When AHS sent a drywall company to patch the damage, they informed me that AHS had approved repairs for only two of the ten holes.
I escalated the issue with AHS multiple times, yet they repeatedly insisted on covering only two patches, despite clear evidence of ten. The plumbing company also confirmed that ten holes were created and stated they would notify AHS, but this made no difference. Each time I asked AHS who they had spoken with at the plumbing company to justify their decision, they were unable to provide a name.
As a result, I now have to pay out of pocket to repair the remaining damage. I will be cancelling my service with AHS and leaving a zero‑star review across platforms to help others avoid a similar experience.

We have had them since 2016. Ten years. Every time they have someone come out, there is always some fine print and they don’t cover what is broken. So frustrating. We are finally going to cancel the service. Not worth it any longer.

I’m very disappointed with my experience with American Home Shield. Most of the contractors they send have been unprofessional and unable to properly diagnose or fix the issues. In several cases, they had to return multiple times, and sometimes the problem was never resolved at all. Communication is also poor, and I often end up having to hire my own contractor to complete the repair.
It’s extremely frustrating to pay around $100 per month, plus a $100 service fee per visit, only to still pay out of pocket to fix the same issue. At this point, the coverage has not provided the value or reliability I expected. I would not recommend AHS based on my experience.

DO NOT BUY THIS INSURANCE. You will get the worst experience ever in your life. waste of time and money. Just run.
We had 3 claims. they could not fix even one of them after 8 visits, and still they were insisting on sending a new technician without accepting replacement.
They charge you each time 125$ for service and do nothing.
Last time the guy told washer is working and when we used we had a flood at home.

I call this co. to make a claim about my AC ,
After I call them and paid 125.00 for nothing , they send a contract to check up my AC 5 days later , take like it 15 min. the technician for check up, and then a day later this people (A H S) call me to say is not covered by the policy which is the top of their policy PREMIUM ,
Reason is because I got Dogs and they play around the AC unit, but this the second time I require Their services and both times denied,
They have bunch of excuses but they collect they payment on time every month , NOT RECOMENDED

American Home Shield is one of the most frustrating companies I’ve ever dealt with.
I filed a claim for my pool equipment expecting coverage under their advertised “normal wear and tear” protection. Instead, they denied the claim and labeled it a “pre-existing condition”—which seems to be their go-to excuse to avoid paying for anything.
Here’s the problem:
Their own policy says they cover failures due to normal wear and tear and even undetectable pre-existing conditions. But when something actually breaks, they suddenly reinterpret everything as “pre-existing” so they don’t have to cover it.
In my case:
The equipment was working when coverage started
There were no known issues
The failure happened over time
That is literally the definition of wear and tear. Yet somehow, they still denied it.
What’s worse is how this process works:
A technician comes out
Writes a vague note
AHS uses that to deny the claim
And you’re left stuck with the bill
There’s no accountability, no transparency, and no real effort to honor the coverage you’re paying for.
At this point, it honestly feels like the business model is:
collect premiums first, deny claims later.
If you’re thinking about buying a home warranty, don’t make the mistake I did. Save your money and put it toward actual repairs—you’ll be far better off.

I would give negative stars if I could! There is a section in their warranty paperwork Section 6. that is a big loophole for them. If you do not live in a home that was JUST built and up to code then they can deny all of your claim based on it not being up top code. This is a horrible warranty company and I highly suggest looking into others before using them. The are not the #1 best warranty company for older homes that is false advertisement. and say that they do not cover certain items because it will have to be
