Very quick response time: was contacted by the service provider within minutes of submitting my service request; scheduled a visit within an hour for the following day; gave us a 30 minute warning for when the technician would arrive (he arrived about 10 minutes early); and he quickly found the problem and replaced the part. Couldn't ask for better service!

I am so upset ! I have been put on hold ! With bad customer service trying to talk over me ! I have been without air since the 23rd of LAST MONTH !! MY BILL IS PAID ON TIME EACH MONTH and also a service charge when needed !! They need to do better than this ! Prior to this I was out of a refrigerator for months before I received one !! I don’t know who is dropping the ball but it needs to be picked up !

I have been an American Home Shield customer and recently filed a claim for my refrigerator after it stopped working due to a compressor and sealed system failure.
It took AHS 7 days just to send someone out — and the technician wasn't even their direct vendor.
AHS hired a third party, who hired another third party. The report came back clearly stating a mechanical sealed system failure, yet AHS denied the claim because there were a few dead roaches at the back of the refrigerator.
Dead roaches do not cause compressor failure. These are two completely unrelated issues, and the technician's own report confirms the failure is mechanical — yet AHS used this as an excuse to deny a valid claim.
When I requested a second opinion, the next available appointment was another week away — leaving my household without a working refrigerator for weeks.
On top of that, AHS refuses to communicate by email, provides no written explanation for the denial, and told me the formal denial letter would arrive by physical mail in 10 days. Zero transparency, zero urgency.
You pay premiums every month for exactly this situation, and when it happens they delay, outsource to unknown contractors, deny valid claims over unrelated issues, and make it impossible to get answers in writing.
Save your money. Consider PSEG Home Comfort or a local warranty provider instead. AHS is not worth it.

I have been waiting for action on the AC unit since August 2024. They finally found another vendor in Mov of 2025. The HVAC guy came out and stated the compressor needed to be changed. He told he that the refrigerant would be an additional charge of $690.00. I offered to pay then and the HVAC guy said no, wait until I come back out to install.
It’s April 7th, 2025. I have called numerous times and today AHS said the compressor has not been order. I ask why, and I was informed that the refrigerant had not been paid for my me. WHAT???? I tired!!!
Company is terrible and no follow through on anything.

My compressor went out on my a/c. Instead of trying to sell me a whole new unit(my unit is old) they found parts I needed and fixed it. The technicians were prompt, polite and professional

I have been a customer for over 13 years and over the last two, service declined drastically. The company refuses to repair appliances with common wear issues and when they do, the fix is usually jury rigged. The technicians are poorly trained and it feels more like a donation service rather than a service agreement. It feels like a scam now and I don’t know what happened as they were once a great company.

On March 17, 2026, my water heater pipe burst and flooded the basement which flooded the bottom of the water heater and caused the igniter to be inoperable. March 23, Action Mechanics LLC out of Milstadt ordered the first valve. That did not work so they put in an order for the lines to the igniter. They came back out March 29 to fix that part and it still did not work. A whole week goes by and I haven't had a converstation with Action Mechanic. I called them everyday to get a status or update. To no avail, they would not respond. So I had to hassled AHS to give me some kind of update. AHS is so unprofessional because I requested another contractor so I can get my service back up and running. AHS said they cannot request another contractor because they already paid Action Mechanic to do the job. Sad, sad,sad because if I knew any better, I could have just called RHeen the manufacturer of the water heater. But since I pay AHS faithfully $72/ month, I figured they would be professional and assist me. With all that said, for an odd reason they decided to reorder the valve again. Action Mechanics came back out for the 3rd time on March 6. Unfortunately, my water heater is still defective and not working. AHS representatives said to me that they had to troubleshoot all areas. Since it was coded as wear and tear from the tech, I now have to pay $680 to replace my water heater. The reason I am upset is because communication was very poor through this whole process. Action Mechanic out of Milstadt would not return my calls, they'll call 3 days later and made the repair appointment a week later. Three weeks with no hot water. I feel that AHS is a total scam and they partnered with contractors who will also scam. I am a single female homeowner and I truly believe many companies try to take advantage of that. My water heater was purchased from Home Depot and is till on warranty. I called Rheen and was assisted quickly. The only downfall is I have to find a reliable company (from my own money) to come remove the old water heater and take it to HOme Depot to replace it. AHS said they will not cover that and that will my responsibility. AHS said they only do repairs and a replacement is non-covered item. I was with Cinch in 2024 and yes, Cinch will replace a defective item. I guess I will be going back to Cinch because their warranty contract is much more reliable and cost effective than American Home Shield. Once i am done with this reivew, I will also go to the BBB site and write a review there as well.

The date of my experience was November 2025 through March 2026.
I had 3 problems I called them about: my furnace, my refrigerator, and a leak in an outside wall that is turning my baseboard to mush.
They never sent anybody out for the furnace & I had to get a new one. The person they sent out for the refrigerator was good. So far they've sent 3 people out about the rain leak through the outside wall: a plumber (there are no pipes in that wall or ceiling), then NOBODY until I called them again; a roofing guy who refused to look where I told him the leak was (before I got back problems, I did my own carpentry. & plumbing so it's not like I'm uninformed). The 3rd guy insisted it was cat pee. If you've had a cat you know what that smells like, plus the baseboard is destroyed for 8 ft.
When I called them to cancel my contract, it took an hour of being shuffled around before they got me to the "right" person. But they did NOT cancel my contract, and they keep taking money out of my bank account.
I don't understand why they get high marks from Consumer Reports and another place (can't remember what it was). DO NOT CONTRACT WITH AMERICAN HOME SHIELD!

I have American Home Shield for insurance coverage? We have used them for years and been happy with their service until now. Our AC unit (the condenser specifically is going out.) Mind you the unit is the original that was put in when our home was built 27 years ago. Our plan covers normal wear and tear and aging of the unit. We called to make a claim as we began to have issues with the unit not cooling the house properly. We are going on week 3 of our home being at 80° or slightly warmer during day. We live in Pueblo, CO so IYKYK. American Home Shield dispatched someone to come look at our AC unit. The gentleman initially agreed the unit was old and needed to be replaced. He put his info into American Home Shield and almost immediately our claim was denied....due to HAIL DAMAGE! This man was not honest with his findings and told us one thing and reported different to AHS. Our AC unit sits under a covered patio and hail damage isnt even possible. I called right away and requested a second opinion and at which point another appointment was made for another company to be dispatched out to inspect our AC unit. This company said absolutely due to the age of the unit and the condenser mechanically has failed and needs replaced it is NOT hail damage. This was in his findings reported to AHS. Here we are days later still no answers, I've been calling nonstop because we are miserable. The second contractor has also called their field manager sevral times with no return calls to him as well. Finially i was able to speak with someone and they tell me our claim was denied again because the company who came out to do the second opinion wasn't a contracted company through AHS when AHS were the ones who dispatched them out to our home!!!! Its blatantly obvious they just don't want to pay for the AC unit to be replaced. It was no problem when it came to our sump pump, microwave or my washer. I guess big ticket items are a problem though. If you have AHS I would highly advise think about going with a different company. They are a rip off. I did contact their arbitration people but of course, no one answered so he had to leave a message and no one has contacted us. Such poor customer service. If i could leave a below one star review I would. They will be hearing from my attorney.

I was a customer of American Home Shield for four years, paying consistently and trusting that when I needed help, they would deliver. That trust was completely misplaced.
My range hood issue dragged on for over three months. AHS sent out four separate contractors, none of whom actually resolved the problem. After all that time, they ultimately denied the claim, blaming it on “lack of maintenance”- a vague excuse that conveniently allows them to avoid paying for anything. By that point, I was selling my home and had no choice but to move forward without their help, losing out on a $1,000 credit because the unit needed to be replaced.
Only after filing a complaint with the Better Business Bureau did they finally pay me $641 -something they should have done without forcing me to escalate. That alone says everything about how they operate.
Then, to make matters worse, I made an April 1 payment of $92 and canceled my policy on April 3 after selling my home. Despite their contract clearly stating that a prorated refund is issued if you cancel within 30 days of moving, they refused to refund me, claiming that “monthly plans are non-refundable”—a policy nowhere stated in the contract.
They also falsely claimed that the cost of coverage exceeded what I paid, which is simply untrue based on the actual numbers.
After years of payments, delays, denied claims, and being forced to fight just to get partial reimbursement, this final experience makes it clear: AHS takes your money and avoids providing real service whenever possible. I would strongly warn anyone considering them to think twice.

I am very sorry to hear that you were not pleased with the outcome of the service for your range hood and chose to cancel your warranty coverage. The cancellation department handled the matter accurately and determined that no reimbursement is due. I apologize for any frustration that you have experienced, and I truly apologize that you disagree, but AHS's decision on the reimbursement remains unchanged, and we respectfully consider this matter to be resolved.

Not every company you get through American Home Shield is great, but when they are, they really are. This go around I was fortunate to have a well qualified company that cared about properly fixing my AC versus a temporary bandaid. Lately, I've been fortunate to have my repairs done in a timely manner by companies that desire to do well.
