My Mortgage was sold to this company. My property taxes were escrowed. In mid December, I sent them a VA waiver for my property taxes. I am 100% from the VA and I no longer am required to pay property taxes. I emailed a statement from the tax assessor stating I no longer owe property taxes. They kept delaying me and actually sent them another payment. After several attempts to talk with them by phone and email, I got a letter stating that they sold my mortgage. They continued delaying me and today, I got another email stating they won’t do anything and pushed it off to the new company. The effective date for my VA waiver is April 2023. Now, I can’t contact my new company until mid February. As a consumer, it is nearly impossible to talk with anyone on the phone.

AmeriHome is selling mortgages to Mr. Cooper Mortgage a company that has experienced significant data breaches. This sale is a common process and I have experienced this numerous times. However, not to a company that has had a RECENT significant data breach of 14+ million homeowners.
My first notification of sale was written 1.11.24 but received in my mailbox 1.23.24 (no date stamp on envelope) and I did not open it until the 26th and it is effective 2.1.24. Rule requires 30 day notice I received one week notice basically.
CUSTOMER SERVICE SAYS THERE IS NOTHING WE CAN DO (not Customer service fault they are just the messengers). Trustpilot does not allow links in reviews but you can find the information using search functions and on Mr. Cooper web site information concerning data breach.

“WHY do Mortgages Get Sold?
Lenders sell mortgages so they have money to lend to other borrowers…..
However, not all lenders have the capacity to continue servicing the loans they fund, so some lenders will make changes include selling both the debt and the servicing rights. When that happens, customers have to send payments to a new company and deal with that new party if problems arise.
How to protect yourself
When your loan is sold, errors such as lost mail or processing mistakes can occur. Here are some steps to take to keep on top of the payments:
• Always open mail from your lenders; don’t assume it’s junk.
• When you receive a notice, look closely to see whether the loan servicer (the payment recipient) is changing.
• If you are notified that a servicer is changing, check with your old and new lender to determine whether you need to update account information such as names, addresses, account numbers and loan terms.
• If you’ve set up automatic payments, contact the new servicer to see what you may need to change.
• Find out when to stop payments to the original lender, then stop them or schedule them to stop.
• After you make your first payment, call to verify it went to the right place.
• Once you receive your first statement from the new lender, check to see that everything is correct.
Because it is common for lenders to sell off mortgages, don’t panic if you are informed that yours was sold. Keeping an eye on your mail and following these precautions can help you avoid missed payments that can damage your credit history.”

I recently refinanced with Amerihome, Jeff Evans and Irene Zafra were great! They made the process so easy!
I'm extremely frustrated with this terrible mortgage company. My loan was sold to another lender, and now I'm stuck trying to remove my PMI. Despite requests, the new lender still hasn't received my payment history from Amerihome Mortgage, and it's been over two months. To make matters worse, reaching a representative at Amerihome is a nightmare since my loan isn't active with them anymore. Their service is really disappointing.

We just refinanced our house with the help of Brandon Le and Eddie Zambrano. They provide us with great customer service and communication throughout the entire process. With their help we were able to get this done quickly and never even had to leave the house, all papers were signed electronically, and they sent a notary to our house for the final paperwork that needed to be signed. Very smooth transaction.
Terrible. They made excess tax payments without our knowledge and permission. Then, they passed the charges onto us. Even after we received an email that Amerihome had been refunded the extra payment they still expect a mortgage payment to be made with the extra charges because their "systems aren't updated."
Stay away.

This company is the worst mortgage servicing company to ever exist. I'm not sure how the reviews are positive, perhaps they pay for favorable reviews.
First I will start with their "systems" always being down. This includes phone, payment processing and online portal services. Essentially when you call to make a payment, there is no guarantee it will be processed, and then the late fees are applied.
Secondly, expect to spend at minimum 30 minutes waiting to speak with someone in an effort to get your issues addressed at least. There's not guarantee it will ever be resolved without having to take legal action.
There is zero accountability and regard for their customers, and I cannot wait for the interest rates to lower so we can refinance far far away from this company.
Lastly, they like to reconfigure the insurance rates without warning, so expect for your mortgage to increase at least twice a year.

Kate Luker and Irene Zafra were great to work with.
So far, in less than a year my payment has gone up over $100 a month to which they blame taxes…would would explain once but taxes only get evaluated once a year so that wouldn’t explain the second increase….then they blamed insurance…which hasn’t changed. Not to mention I had a damn good credit score and the best rate I could get was 7.125 interest. Only 100 out of a 1500+ payment is going to principal….which is whatever…but so far the trend is they screwed up the escrow account initially and I’m expected to pay he increase and figure it out when I’m tapped out already. Something has to give.

Brandon made the whole process absolutely easy and smooth. He was there for us for each step. Our loan officer, Eddie Zambrano was just as professional and a pleasure to work with as well.
This company made several mistake with my escrow account. Causing a snow ball effect of issues that they expect me to correct. Instead of acknowledging their mistake. They have just made up things that aren't even true. Their customer service is the worse and it is impossible to be able to speak to a supervisor. This company obviously does not care about their customers.
