IAVOID Ascend as they will try steal your deposit!

I would AVOID Ascend as they will try and steal your deposit!!
I had the displeasure of dealing with Kit Dickson who sent a long list of damages to the house - which were already there and visible on our initial inventory! When I informed him of this he agreed to look at the inventory (why hadn’t he already!?) and took 3 weeks to get back to us with a random charge, but didn’t tell us what it was for. It took 6 emails to get a list of charges, but no itemised costs! After 2 more emails I finally got a breakdown but this was different to what he’d originally said! He still continued to refuse to acknowledge the photos from the inventory and so I had to dispute with TDS!
We didn’t choose them, our estate agents changed partway through our tenancy and we had zero warning or notice whatsoever
Would strongly recommend avoiding this greedy useless company

We’re really sorry to hear that your experience with Ascend Living wasn’t up to our usual high standards.

Please be assured that it is industry standard for your deposit to be held with a Government approved protection scheme throughout the duration of the tenancy which in this case is the Tenancy Deposit Scheme (TDS). This ensures that not only are the funds protected by an independent body, but equally that all vacating tenants have the same right to escalate any deposit dispute for impartial arbitration should this be required to reach a mutual agreement on fair apportionment.

When proposing deductions from a security deposit this is carefully considered by reviewing the findings from the check-out report against the original condition documented within then inventory from the commencement of the tenancy. Any works that are required to make ready the property for market are categorised into either tenant damage, or landlord liability based on industry recognised fair wear and tear parameters which are calculated using the TDS’ own calculator for consistency.

As we understand it positively you have since spoken again with Kit and the deposit has now been settled with both parties coming to an agreed apportionment without the need for escalation. We are pleased that we could reach an amicable resolution on this case and thank you for your continued patience, now all that is outstanding is for the deposit release process to be actioned by TDS.

Cannot fault anything!!

Olivia and Christine have both been amazing and so helpful, the process has been made so easy and stress free! We havent moved into the property yet, but all the front end admin stuff and booking viewings/applications etc has been spot on!!!

Great team! Will definitely be recommending! Amazing experience

This was the smoothest, stress free and helpful process we have been through! We were kept up to date with every part of the process and all our questions were answered in a timely manner! Louise the referencing coordinator was absolutely incredible, I felt comfortable and confident when asking her anything and she always covered everything for us! Also Olivia M was amazing when we called to advise we are interested in a property we viewed she was quick in sending over all required documents and was keen to help! Tom also at the Leeds branch who I spoke to first was fantastic and knowledgeable! Great group of people would and will be recommending friends and family!

I would highly recommend ascend

I would highly recommend ascend. The rev the lady that was dealing with with me. Is amazing helped me out loads. Would say from my experience if you deal with her you will be happy Cant thank her enough

Stay away!

Stay away!
As soon as we had left the property they still try and take your deposit, even after admitting the dozens of visits by contractors caused extra damage to walls, bed, floor, flooding, and more.

Keep well away from their rental team and especially the head of property management.

They lie constantly and fabricate the initial Inventory with your photos pretending to have done a professional job at the start of the tenancy compared with the original poor inventory they supply.

Keep away! They only care about getting paid from the Landlords and not carrying out the maintenance tasks.

We've dealt with Ascend for several years now and have always been very pleased with their excellent service. We have been dealing with Faye Newton for some time now and we have found her to be very efficient in her role; always replying promptly and always trying her best to help us out when needed.

Live next to NightMare tenants

Issues with nightmare tenants, then Ascend don't care, The managers/staff are just in it for the money, their reputation is negative and ignore you if you ask for help. The properties are also full of issues. Forget Ascend, move on to someone else.

Excellent Service

Faye Newton is fabulous. She is very responsive to my needs and is proactive in managing my property. Everything is handled very quickly and professionally. She goes the extra mile too - just recently for example she took the initiative and found a way to recover some funds from a previous tenant that I did not know were even possible to recover!

Thank you Faye. You are a star :)

The experience is really great

The experience is really great, as they helped me with everything from the beginning, from renting my flat to any problem that I am facing. Special thanks to Faye Newton, who is my dedicated property manager, always ready to help and always replying and responding quickly. Special thanks as well to Olivia; she helped me with everything until I moved to my new flat.

A fantastic moving experience with Rev!

Rev was amazing from start to finish. On viewing the property Rev was friendly and very knowledgeable about the processes and the properties themselves.

Throughout the entire referencing process Rev was very reassuring and went above and beyond in times were I was unsure whether the rental was going to go through.

Working with Rev to find my rental was…

Working with Rev to find my rental was such a smooth and stress-free experience. She was always super quick to respond, answered all my (many) questions with patience, and made sure I felt informed and comfortable throughout the whole process. It honestly felt like she was in my corner the entire time, which made a huge difference.

What I really appreciated was how genuine and down-to-earth she is. She didn’t just treat me like another client—she really cared about helping me find the right place and made the whole thing feel easy. I’m so grateful for her support and would 100% recommend her to anyone looking for a rental.

We had an amazing experience from start to finish Rev Uppal was nothing but amazing to us, she made our dream come true, answered more then enough questions we had to ask, spent more time that she definitely should have with us. No engagement with potential buyers

For over 3 weeks now i have been messaging and trying to call to get more details of a property and arrange a viewing, no reply to any form of communication. If you are listing a property stay away as buyers aren't able to make contact!!

STAY AWAY!!

STAY AWAY!!

Ascend Properties offices are in Deansgate and Sale!!! KEEP CLEAR!!!!

You have only got yourselves to blame if you go with Ascend Properties and their incompetent management.

For very simple maintenance issues, Ascend seem to extend the process out with dozens of organized visits, for jobs that are then made worse on many occasions.

Ascend were warned twice by the council to complete these simple tasks and they just did enough to stop the council from taking further action.

This seemed to tickle the head of property management at Ascend making her think this was a victory of Ascends incompetence.

Follow the procedure of reporting to the council and then take Ascend to court. I am well on my way to my court hearing and I look forward to presenting the hundreds of pages of evidence.

Even now after so many warnings the head of the management team at Ascend still carry on with no regard to tenants and seem to take pleasure in seeing the tenants problems not get resolved.

Landlords - KEEP AWAY, or you will get dragged into the issues and could end up in court for Ascend property managements actions.

Prospective tenants - KEEP AWAY.

Ascend are awful, horrible and manipulative, always blaming someone else......

It will cost you in time, money and you will lose your freedom of your rented space.
