Schools only?
Not heard of any of the “local estate agents” but as I’m only looking it doesn’t matter. Selected first agent, couldn’t select anymore. One agent came back with valuation around what I’d expected. Valuation response depends on office hours ….
I then looked at a property the only local facilities it listed were local schools … I have no children living with me so that was totally pointless. No shops, no anything else … weird because I know there are. Like a lot of websites I find the map very poor and hard to use.

Get instant valuation but only in business hours
Seen the adverts.
I thought I would try the smartval after seeing the advert one evening.
No instant valuation all the agents off line, had to wait till offices opened again in morning.

Possibly not Boomins fault but received 2 valuations very close but a third from one of the biggest agents 30% less than the others???

SmartVal was created to give you a more accurate assessment of valuation when compared to a digital valuation which is based purely on an algorithm and is often very inaccurate. We obtain more information than any digital valuation and we provide a lot of additional market data to the agent. You will recall that you choose the agent and therefore it is your decision who provides the valuation and who will contact you. The local knowledge of the agent and what is happening in the local market is often crucial to what price can be achieved for a property. SmartVal gives you access to that local expertise. Easy to use, almost instant indication of what your property may be worth from local agents. No phoning them, they call you taking the hassle out of trying to get valuations.

Total waste of time.
Completed the online form.Two agents submitted their valuations but they were both way off mark.One later rang me and said it was purely a shot in the dark quoting that way. If you own a large house that hadn't been sold in the last couple of years then don't waste your time.Both quotes were over 150k below 2 real valuation I had done 2 years ago ie before prices went up!
