Chase Evans has been the letting and property management agency of my brand new apartment in London (E14) since October 2021. Everything was fine before this year.
As the property manager of my flat, Ms Alyah Lewis did not fulfill her duties to monitor the tenant to remove all his personal possessions when he checked out on 11 July. It's extreme distressing that my flat was terribly messy and dirty. Many damages were not related to the principles of fair wear and tear.
Ms Alyah Lewis persuaded me to accept the claim £250.00 from the tenant’s deposit for professional clean. However, the actual cost is more than £330.00. Even more ridiculous that I have to pay extra for removing the tenant’s personal possessions. It’s totally unfair for me since it’s not my fault.
Besides, the tenant broke one bed slat, obviously, it’s not related to the principles of fair wear and tear. Ms Alyah Lewis persuaded me to accept the claim £30.00 only for that. However, Chase Evans’ contractor suggested me to buy a new bed frame which costs more than £270.00 at last.
The total claim amount from the tenant’s deposit proposed by Chase Evans is about £1,700.00 (inclusive of the damaged front door lock £936.00). Actually, I need to spend more than £3,000.00 to restore my apartment for the new tenant. I am really disappointed with Chase Evans indeed. No stars should be given for it.
Kin Lee was very supportive on making contracts! highly recommended :)

DO NOT DEAL WITH CHASE EVANS GREENWICH — EXTREMELY UNPROFESSIONAL EXPERIENCE, NUMEROUS FALSE ASSURANCES AND SERIOUS PROPERTY ISSUES
Our experience with Chase Evans Greenwich has been extremely disappointing and completely unacceptable.
We dealt with Mohammed, who was very responsive when we first viewed the property and clearly very keen to secure the tenancy. During the viewing, we raised several issues and were reassured that they would be addressed before we moved in.
However, on the tenancy start date (over 2 weeks later), we discovered a number of serious issues.The most concerning issue was mould in the ensuite bathroom, extending along the ceiling. The ensuite is directly connected to the bedroom, so this is not an isolated cosmetic issue in some unused part of the property. There was clearly an underlying ventilation or damp issue that should have been investigated.
The extractor fan in the ensuite appears to not be functioning properly ,the downstairs extractor fan was also making a very loud, abnormal noise, and was clearly full of dust, suggesting that it had not been properly cleaned or maintained.
There were also serious issues with the bathroom fittings. The tap was not properly secured or sealed into the sink, with the area around the fitting visibly deteriorated and contaminated. We could literally lift the tap of the face basin. There was also incomplete sealant around the bathroom areas.
The second bathroom was also not properly ready for use. The shower screen had been missing , the shower-head fitting was broken, meaning the shower head could not be hung and was just left placed in the bath.
There was also an electrical issue with the cooker isolation switch, which was not functioning. This means there was no properly functioning isolation switch available to safely switch off the cooker.
These are not minor cosmetic issues. These affect health and safety, maintenance, ventilation, plumbing and electrical issues that should have been rectified before they took our deposit and demand we sign the tenancy agreement.
And this is particularly unacceptable because Mohammed specifically told us that he had attended the property personally to make sure everything was ready before our check-in. He assured us he would check whether there was anything else that needed to be rectified before we moved in.
There were also numerous issues with the property’s cleanliness and preparation. Despite being specifically reassured during our final conversation that the carpets were being professionally cleaned, we arrived to find heavily stained and visibly dirty carpets throughout.
The garage had also been left with various items, including doors, boxes and a table despite us specifically asking these to be removed.
This has caused us unnecessary expense, wasted time and considerable stress, and we are now having to take further steps to resolve the situation and recover the money we have lost.
We requested our deposit to be returned and the contract annulled, however, Mohammed has stated as a result of them forcing us to sign the contract, this contract is somehow binding. The next step will be contacting local authority/ Greenwich council to report the mould along other issues.
Do not rely on assurances from Chase Evans Greenwich. Verify that the work has actually been completed before signing a tenancy or making payments.
Extremely unprofessional, deeply disappointing and not an agency we would recommend ( especially the agent Mohammed we have been dealing with).

The experience was very positive overall. Communication was clear and professional throughout, and the team (call out in particular to Mint Mok) was responsive and helpful whenever anything needed to be addressed. In particular, the end-of-tenancy process was handled fairly and constructively, with a genuine effort to find a reasonable resolution. I appreciated the professional and pragmatic approach and would be happy to recommend the service.
Eric Pang is the best property manager! He is very responsive, solution oriented, and helpful! Whenever I encountered an issue, he has been very efficient and friendly.
The Renewals manager Camille Lai was efficient, concise and informative.
Chayane Cummings was very helpful and keen to fix any problems I faced and answer my concerns. She would also follow up to insure things are well after an issue. I’d like to mention that concierge staff were very friendly and made my stay in Hawkesbury Heights, smooth and memorable.

Moving with the Chase Evans City & Aldgate branch has been an absolute nightmare. They used a pristine virtual tour and listing to actively hide a severe, permanent iron burn in the carpet to induce us into signing the tenancy agreement.
Worse, the property was handed over with multiple urgent maintenance failures, despite head office claiming it was ready for occupation. The ensuite shower thermostatic valve is completely broken and blasting unregulated, scalding hot water, presenting an active safety hazard. The shaving socket in the ensuite is dead, historic black mould was camouflaged rather than treated, paint is actively flaking off the ceiling, bathroom surfaces are permanently stained, and door handles are physically peeling apart.
To top it off, the branch withheld critical building moving and parking restrictions until days before our move, causing massive logistical distress. Escalations past local branch management to senior executives have resulted in bureaucratic stonewalling. A formal case has been filed with The Property Ombudsman. If you expect professional standards, look anywhere else.
I’d say chase evans have been a great support over all but id like to specifically mention Mr.Kevin chidi. He has been consistently in touch with me and has been supporting me alot specially on getting my deposit back. He is very responsive and serious about my problems. I would love to get my next apartment from chase evans again for this support. I have also spoke about it to mr kevin for this years rental.
I've dealt with Ginny on two separate occasions when I was looking to buy a flat and both times she was my favourite agent. Extremely helpful and diligent, goes above and beyond, truly cares about providing a good service. Recommended!
