A gamble, because I was referred to this company by a friend who had a great experience. Unfortunately, mine was very different.
It really does seem to depend on who you get as your solicitor — and just as importantly, who ends up handling things when problems arise. That alone can be the difference between a smooth experience and a stressful one.
We completed on our first home in November 2024, and at the time believed everything had been handled properly.
Over a year later, when we came to sell the property, we were shocked to find out that it had never actually been registered in our name with HM Land Registry.
This only came to light after we had already accepted an offer, when our new solicitors raised it. Up until that point, we had no idea there was any issue.
It then became clear that a Land Registry requisition issued in October 2025 had been sent to an inactive inbox and not actioned. Nothing was done about it for several months, and a cancellation notice was even issued without us being told.
From our side, everything appeared to be fine — until suddenly our sale was delayed and we were left trying to understand what had happened and how long it would take to resolve.
That period was extremely stressful. We were chasing for updates, struggling to get clear answers, and facing the very real worry that our buyer could pull out. It left us feeling completely stuck at a time where things should have been moving forward.
To be fair, once we made it clear we were selling, the issue was resolved quickly. But that almost made it more frustrating, because it showed it could have been dealt with much earlier if it had simply been picked up and managed properly.
What makes this harder to accept is that we had already raised a formal complaint earlier in the process due to poor communication and handling, which was upheld. Because of that, we trusted that things would be handled more carefully going forward.
Unfortunately, that doesn’t feel like what happened here.
Even in this most recent complaint, while some of the issues were acknowledged, there was no meaningful apology for the impact this had on us — despite the delay to our sale and the stress it caused.
I understand that Land Registry delays can happen, but this wasn’t that. This was something being missed internally and left unresolved until it became a problem.
In the end, it was sorted, but only after avoidable delay, stress, and uncertainty at a really important stage. Overall, a very frustrating experience, particularly as first-time buyers who relied on the firm to guide us through the process properly.
A process that should have been straightforward ended up feeling like something we had to fight to get over the line.

I was asked by my conveyancer that I had to extend the lease of the property that I was buying to comply with the mortgage contract, however upon challenging this request with other colleagues within the Eden Office, this was not the case. My conveyancer failed to alert me that a Section 20 had been passed to the leaseholders advising of major works in the roof. When I mentioned this to her, she stated that part of the cost would be covered by the common funds (she clearly did not check that the balance of these funds were just £700). Overall, I would not recommend this firm. On the bright side, it is easy to arrange an appointment with the Conveyancer.

We searched for a while to find the right solicitors for our house purchase, and as first time buyers were nervous about choosing the right people! Eden made the process so smooth and stress-free, especially with the online portal which made tracking updates extremely simple. There were also progress updates, and the online chat with our solicitor was really helpful and removed any awkwardness of waiting for calls back or leaving voicemails with information etc. We can't recommend our solicitor Beti-Wyn enough, she was extremely responsive and explained things in detail that we weren't sure of. We know that it varies, but the whole process from our offer being accepted was only 4.5 months (even with Christmas in the middle). We were kept up to date with any planned leave far in advance, and other members of the team helped cover while she was off. Online portal also has transparency about all costs involved in the process, and makes it easy to keep track of budget. Definitely will recommend to any friends or family!

Good online portal - allows quick comms, and to track progress. Much better than the ‘old’ days of having to visit a solicitors office.

Eden's systems and online tools were OK. But Kiran (who has been mentioned in another review) was of little value in the process.
- entirely reactive, never chased anything, didn't keep me usefully updated on where we were and what we should be doing
- added no advice, insights or perspective on the process
- missed important points and made mistakes
- generally, gave no confidence she was on top of the process so I had to monitor all details myself.
- Her manager (on cc for comms) never intervened, even when I made my unhappiness clear.
AI was much more useful than she was. Next time I would probably try to do this myself.
