I had positive renting experience

I recently rented a property in Manchester for six months and had a wonderful experience. Jayson (the property manager) was very client-oriented and helpful throughout the renting process, from a showing to supporting me until my move-in. The flat itselfs is well-maintained and completely new, and I found it to be comfortable living space.
Overall, I had a positive renting experience and would definitely recommend this property to others.
Besides, I want to highlight the easy and quick communication with the head office in London. I received all the needed information about my concerns from the company’s managers.

The company sell you information without any background on the works.

I have purchased St. Anne’s Gardens based on information provided to my by Chris that the foundations were being poured.
They are providing information based on developers spreadsheet, however they never verify them. So whatever they say, until you go to site and verify yourself you cannot trust.

Also legally they can do it, as you contract at the end will be with the developer not them.
So it’s better to go and buy it if straight from the developer and verify construction site progress straight away.

When I bought my unit 2.5 years ago they foundation were supposed to be poured.
It turned out that the site HAS NEVER STARTED. The developer has never entered the site until now. Imagine the stress and frustration after buying something on the provided information that turned out was not verified at all, however said with such a confidence that you can trust it.

For the whole period of time Flambard Williams was misleading me, they also asked me to purchase furniture pack knowing that zero works have been done.

I asked them to sell the unit when I realised that they lied to me, for nearly 1.5 years they were sending me messages that they are trying their best. In the end they notified me that they were not able to sell it legally.

Moreover bear in mind that when you hear that your contract is reassignable, it is only party true. What Flambard Williams did not mention was that they need to sell it to cash buyer only.

Nowadays we we have received a letter from the developer stating that “they are planning to build it”, however if most of us decide to rescind the contract as it is passed the long stop date, they will go into administration.

Once again I invested in this development based on spreadsheets, which have never verified by Flambard Williams.

Pay attention when you hear “ I have bought myself units there”.

Totally agree with you in regards to St Annes and the frustrations behind the investment.

Please let me assure you that from our side we have only relayed the information that has been given to us by the developer.

We have not given up on this site, as the latest is they have re-applyed for planning in order to progress the site. You would have known this by the updates we send out.

In response to your points, there was a buyer for your unit, we have the reservation form for this, however, you could not exchange due to the lack of section 106 which again is down to the developer.

Also a London based legal team were also appointed to ensure everything was double checked and that went through.

I am deeply sorry that the site has taken this long to come to fruition but as mentioned above, we are still working hard to rectify everything and will be constanly updating you on the latest news.

Please think twice before putting your money
I recently contacted by an agent from Flambard Williams(FB) and informed about the paragon house in Manchester and reported that it has got huge potential and promised about number of good prospects on buying this property in Manchester. I paid 1000 pounds as a booking fee, 1500 for the solicitor and 250 for the mortgage. The staff from FB were nice and they encouraged to make the initial contract for 15 percent of the property. but i waited for the mortgage to go through. high street lenders came out with lot of 'negative stuff' about paragon house and declined. I have contacted FB and asked for refund at least the booking fee, since the lenders have given lot of negative things about the property. Jack from FB has kindly agreed for speaking to the developer and contact me back. its been more than a month i haven't received a call.
i am glad that i havent made another 15 percent to initiate my exchange of contract otherwise i would have lost more money. so please be careful in buying an apartment, they make lot of false promises about the apartment , but the reality is different, but Kelly from FB is great, she is vey good in responding to messages.

2)property unsuitable for security due to flat located on the 3rd floor of 9 storey block
3)no EPC rating/exemption available
4)property is outside policy, would not attract owner occupiers due to development being investors led
5)external wall system/cladding for which a MHCLG compliant statement not provided
and so on.

So in regards to the 'negative stuff' from the high street lenders can you elaborate please? Feel free to email info@flambardwilliams.co.uk.

In regards to the reservation fee, as per the form you signed, this is non-refundable. We do not keep this fee this is kept by the developer.

There were no false promises, you simply approached the wrong lender as there are many clients who have had valuations and have come back no problem, so the issue is more to do with your broker and the lender chosen.

In regards to your points

1) It is suitable as clients have mortgages in there
2) Not secure? The apartment is on the 3rd floor. The apartment is 20 metres high, you have to jump pretty high to get in through the window or have a long lader.
3) You purchased off plan, EPC can only be granted on competion
4) Outside the policy of your mortgage is again down to the wrong lender being chosen.
5) EWS1 form was in your contract to be granted upon completion. Again this can only be the case, they can't grant an EWS1 without completing the build.

Honestly couldn't have asked for more. Was a bit nervous comin into it as it was all so new to me. Needed a good bit of hand holding

They don't want my money

I completed the online contact form and gave 5 options for contacting me. Email, Phone, whatsapp, Teams, Zoom. I also stated a convenient time to contact me as I am overseas with a big time difference to UK. I received a receipt email from one of the consultants to which I replied again confirming my contact details. So far I have had all the marketing emails and cringeworthy promotional videos but no direct contact. I see other people's reviews stating the same lack of contact. However, I would give Flambard Williams a 5 star rating for providing their competitors a lead from customers who choose to go elsewhere. I had 200k burning a hole in my pocket and they could have so easily secured my custom. I am in Thailand and they have a saying "My Pilai" = Never mind!

This company must be closed or have…

This company must be closed or have issues with communication. I have tried 3 times now to make contact and yet after 2 calls and 1 email have received no response. Poor.

Disappointing...

I have been left bitterly disappointed with my investment with Flambard Williams and would advise caution when dealing with this company. I was assured that the property I paid a 30% deposit for would increase by approximately 25% (from £207,000 - £217,000 with stamp duty and fees - to £257,000) by the time of completion, which was May 2019. I was also informed that the rental return for similar properties was around £1200 pcm at the time of my purchase. It is evident that these figures were significantly inflated, as before the pandemic similar apartments were advertised for around £230,000 with the rental value around £1100. To add to this the apartment that I purchased has only just been completed, 11 months later than scheduled. This should, therefore, mean that the apartment would be worth significantly more than £257,000 if Flambard’s figures were to be believed. As you can imagine, the delay to the build is a significant loss in terms of rental income. Not only were the figures inaccurate I received no updates regarding the build. After emailing numerous times for updates, I was informed that I could find this information by myself, through searching on their website. After complaining about the service I received I was contacted by a senior member of staff, who informed me that I was not added to the email list to receive updates, which was a mistake!

You made over 10%! Sorry to hear you are disappointed with an increase of £23,000. But thank you for pointing out that our properties do increase in value.

As I am sure you are aware we don't control the property market and can only make predictions as to what value a property will be in X months' time. But once again sorry you are not satisfied with 10% gains.

However, there are properties in your development that are going for close to £300k so I would look into who gave you that valuation.

In regards to the rental, yes I agree we were out by £100, but when you did your due diligence, which I am sure did, you would have also seen rental in the area for what we quoted.

However, one thing we can't control is how fast the developers build. This was totally out of our hands but again appreciate your frustration here.

It was my first BTL I didn’t know…

It was my first BTL I didn’t know anything about the market. Tosan was very informative in making sure I understood everything and even went out of his way to do a video call on Sunday to show me the best areas.

Chris and Jack were also very helpful in getting me the best deal.

First time investing

I called Flambard Williams along with many other companies.
Every other company tried to sell me something on my first call and as this is my first time investing, I didn't want to be pressured into anything straight away.

Flambard Williams really helped me to firstly understand the buy to let market and most importantly did not constantly bombard me with calls and emails.

I ended up investing in one of their developments that was extremely below market value and have already seen a great return.

Shannice was a great help, and meeting her and Chris before I went any further really made me feel comfortable.

I would highly recommend them to anyone thinking about Investing

However, the team at Flambard Williams have impressed me with their attention to understanding my needs and filtering out options for me. With the plethora of choices on the market, their no nonsense, practical and pragmatic approach has saved me much time and taken the hassle out of investing.
