Haus Block Management will dupe you

I really don't understand how this company has so many good reviews. It must be fake reviews. My experience with them is that they have terrible communication. They behave like they own the building. They get offended if residents complain when they charge for a service they don't provide. However, they are very quick to collect the monthly payments. It is disgraceful to witness how little they care for customers. Block Haus Managemen should banned as a managing agent.

We understand that your dissatisfaction appears to stem from the request to temporarily move vehicles from the work zones and from the clarity of the initial map provided. These measures were issued purely as a health and safety precaution for essential tree maintenance works. Additional guidance and support for alternative parking were offered to ensure your vehicle could remain safe during the works.

As a tenant, any matters regarding your lease, including parking rights, are managed by your landlord. While we are happy to provide guidance on the works themselves, questions relating to your tenancy or lease obligations should be raised with your landlord, who can liaise with us as needed.

We remain committed to professional management, transparent communication, and the safety and wellbeing of all residents.

They dupe and lie

Very bad service from this so-called Managing Agent. They charge for a service they do not provide. Then they will lie to cover up the fact that all the money is for profit. I really hope that the Government can speed up the leasehold reform so people don't have to be duped by these individuals.

They are managing the building I am…

They are managing the building I am renting. We had water problems (no hot water or no water at all) like 5 times in the last 6 months. It takes them forever to solve it - there is no urgency whatsoever. Last time entire building was without water for 1.5 days!!!!

Clear, written information about the sale process

At the outset Haus gave me clear written information about the various formal and convoluted procedures that I had to follow to sell my lease. They supplied the other party with the management pack within a reasonable time-frame. Haus's post-sale follow-up was good, Kholelwa Tshomi kept me informed when post-sale documents were still outstanding and her attention to detail was good. The delays we experienced with the sale were due to other parties involved in the process and not to Haus.

RTM Nightmare with Haus

Since Haus encouraged a couple of residents to set up an RTM for a neglected, aging, block of 100+ flats mid 2023- life has become unbearable, and the condition of the block progressively worse and worse.

Immediately after inception, we were jumped on a panicked way on for an ad-hoc insurance payment, on top of standard service charges. Why so, when we already paid for the year with our freeholder? Apparently, the freeholder cancelled the previous policy. Isn’t this to be expected? It felt like little to no handover had taken place from the freeholder and their MA – this became their excuse for almost every issue that followed it.

Why did no leaseholder ever have a problem getting insurance payouts prior to Haus, but Haus' broker became involved with every claim - and not a single one ever paid out any money to the leaseholder making the claim? Claimees were often even told to pay the excess for the entire building!!

In 2024, we suffered a spectacular electrical failure. This is how Haus makes its money - capitalizing off misery, and making matters worse. Haus recommended a contractor that put our building on life support - a huge, noisy, polluting - and very expensive diesel generator. In fact, it emerged that this contractor was charging multiple times what we should have been paying, for hire of the generator and diesel. This incident apparently wasn't insured?? Leaseholders were immediately told we were liable for every penny of this. The issue was finally fixed by a contractor in a five week period, but we were hooked up the generator for FIVE MONTHS?! Why couldn't they recommend us a proper contractor the fix the issue sooner? Leaving leaseholders with devastating bills of thousands, each. Being eaten alive by the stress of not knowing how much we'd finally be billed. Haus were taking a sizable cut of everything as per usual. Oh, and when we received the demand months later - we had one week only to pay said demand.

If we'd still been managed by the freeholder, the freeholder would have been responsible for keeping the building habitable and per the contractual agreements they make to leaseholders. OK we may have had to contribute to costs for fixing this issue, but it's unfeasible that we would need to pay the entire project cost upfront, as we did with Haus.

Absolutely nothing has been improved since 2023. I could no longer see a happy future in this flat or building, so this summer I put my flat up for sale.

Haus charged £540 (!) for the sales pack, which took weeks of chasing to finally get. Our RTM abruptly moved away from Haus (they had advised us it would take longer in a meeting in June), which means I now need to wait for a new sales pack from the new MA. Haus refuses to give me a refund for the sales pack that my solicitor had for 3 weeks, before it was rendered utterly useless. I fail to understand how Haus did not know that we were changing MA when they took that sum of money from me. Disgusting.

This whole experience with Haus and the RTM has shattered my life. I had four very happy year here before this nightmare.

With regard to the insurance arrangements, the freeholder cancelled the existing policy once management transferred to the RTM company. This is standard practice, as the new management entity is legally required to hold its own policy from the date of handover. The insurer required immediate payment to maintain continuous cover for the building, and residents were therefore asked to contribute accordingly. To ensure transparency, we issued letters to all residents explaining the situation and why payment was necessary.

It’s important to note that all claims are assessed by the insurer, not by Haus or the broker. Our role was to support the RTM and liaise with the insurer to ensure claims are submitted and processed correctly. Any decisions about liability or excess are made by the insurer based on the policy terms and the circumstances of each claim.

When the electrical failure occurred, urgent measures were required to restore power to the building on the same day, and a generator had to be sourced. After reaching out to several providers, there was only one company able to meet the RTM’s request. The works, including all costs, contracts, and management of the generator, were entirely overseen by the RTM directors and their appointed external consultant. Haus had no involvement in these works, and the suggestion that we profited from this situation is incorrect. Our role has been limited to acting as the managing agent for the RTM company, supporting them in line with their instructions and ensuring the building’s management complies with legal obligations. In addition, these were urgent works that could not be paid off over a period of time, as unlike a freeholder, the RTM is legally required to ensure costs for essential works are funded.

The sales pack was requested on 11 September 2025. Payment was made to the incorrect account, which meant receipt of funds was only confirmed on 17 September 2025. In line with our processes, sales packs are issued within 10 working days from receipt of funds, and the pack was subsequently issued on 1 October 2025, which is within this timeframe.

The information contained in the pack remains accurate and valid regardless of the change of managing agent. The new managing agent would typically only handle future updates or queries. Please note that Haus was not aware of the RTM’s changeover until 24 October 2025, which you can to confirm with the RTM directly.

Note that we have not received the invitation for the last General Assembly (maybe not under your responsibility...) and no follow-up on our parking problem (flooding on 124 and 127) for which we would like to have some feedback.

WORST EVER - AVOID

Haus continue to be a terrible managing agent. My latest review of them was on 26th Sept. They were very quick to respond that they will investigate the issues and get back to me. Well, it is 18th October today and I am still waiting for a repose. Doesn't this say it all? And as before, I don't want to be using these review to communicate with them, but unfortunately, they don't seem to be capable of anything else. But most importantly, the works are still not done (years!!!) and service charge costs are through the roof! Please avoid HAUS at all costs!!!! They are truly terrible.

Since HAUS took over R&R

Since HAUS took over R&R, I have seen improvement in the way city house is managed. From cleaning to intercom to security, HAUS is on top of it. I understand it will take a while for a management company to cover all areas of attention but under Stephanie and Robyn’s supervision things are getting in shape.
