I wouldn't recommend for conveyancing. On no occasion did the solicitor, allegedly responsible for the case, ever return any of my calls. There were various people handling the case and it was certainly a case of too many cooks which resulted in a lack of consistency and factually correct communication. Information was requested that when I questioned was actually unnecessary which gave me cause for concern that the team didn't understand the legal elements of selling a probate property. Unbelievably, it was my estate agent who advised of the intended exchange and completion date/s although I'd been asking the Holden Smith team for several weeks, they'd neither thought to ask if the date/s were suitable or even notify me of the proposed date/s! Poor, poor, poor. I would also be concerned in terms of customer confidentiality after receiving an email pertaining to another conveyancing case that they were dealing with; it made me wonder if details of my case had been shared with other parties.
Update 20/11/25: further details emailed to Holden Smith as they'd requested in their response.
Update 10/12/25: interesting to note that despite emailing further details, as Holden Smith had requested, I’ve received no response from them at time of writing. Again, poor!

This time was for a leasehold flat for my daughter.
No issues at all. Key thing for me is Alex always answers the phone and replies to emails. Sounds basic, but its the little things that give you confidence.

Would Not Recommend
We had a very poor experience with this solicitor firm. After initial contact, we didn’t hear from them for months. When we needed urgent support, it was nearly impossible to get through to anyone. On the rare occasions we did manage to speak to someone, the solicitor seemed unsure about what information we had received or what had been sent to them by the estate agents.
To make matters worse, they sent important documents to be signed just one day before completion. The emails were confusing and unclear, and I couldn’t understand what needed signing. I had to go to the estate agents for help because, once again, I couldn’t get hold of anyone at the firm.
Overall, the lack of communication, poor organisation, and last-minute handling of critical documents made the entire process unnecessarily stressful. I would not recommend this firm to anyone.

I was using Holden Smith for property transfer through Sam conveyancing. They allowed an id to time out which had to be done through a third solicitor . They said to get it done again . We had already paid £100 to the third solicitor. Couldn’t risk it again so got deposit back. Local solicitor brilliantly sailing through all forms within 2 weeks. Still £100 down though.

I instructed Holden Smith for what should have been a straightforward Transfer of Equity. The quote I received at the very beginning was specifically titled for that purpose. However, just before completion, they suddenly added a new £100 “Transfer of Equity” fee.
When questioned, their representative explained that this was for extra work involved in a Transfer of Equity, such as drafting and registering documents — yet this was the entire point of my instruction from the start. To “forget” or omit such a central fee from the original quote feels misleading and unprofessional.
The process overall was poorly managed. Despite clearly explaining that the transfer was due to divorce, I was repeatedly sent incorrect forms — one claiming it was my only property, and, after I objected again, another stating it would become my main residence. These repeated errors were concerning, and I signed simply to avoid further delays, as the outcome was unaffected for stamp duty purposes.
Holden Smith also began funds checks only on the planned day of completion, even though they had several months to do so. This avoidable delay pushed completion back by a full week.
After submitting a formal complaint, I received an acknowledgment but no further reply. The firm often tells reviewers to email them — but from my experience, those emails go unanswered.
In summary, I found Holden Smith to be unreliable, poorly organised, and lacking accountability.
Update: Holden Smith has contacted me requesting the removal of their representative’s name from my original review. I have complied with this request, although I note that the same name appears in several other reviews on this platform.
It is disappointing that the firm’s response focused on restricting transparency rather than addressing the substantive concerns I raised.
