Regus/IWG - Our Appalling Treatment
After six months of working with them at One Canada Square, these are our experience:
* Deliberately misleading sales tactics leading to attempted justification for overcharging for their office.
* Persistently attempting to overcharged us for items & services not ordered.
* Disrupting our ability to trade due to denial of entry to our office (three times) due the point below.
* Persistently relying on inaccurate financial information.
* Incorrectly demanded additional deposit mid term - then not withdrawing it when notified of their error.
* Failing to repair significant lighting fault in our office.
* Failing to respond to all of our requests for help - from the Centre Managers to their C suite!
This is the most uncommunicative, arrogant bunch I have ever engaged with……

Easy booking and suitable space
Easy booking and suitable space are the most important aspects of making the good impression. The only downside is that booking via the Regus website is somewhat tedious, as it is difficult to understand which space is the right one.
Good services and complex administration
IWG provides good services, good coverage and locations. And their staff is helpful and greeting. The huge drawback of this organisation is its admin : invoice, credit notes, contracts, signatures. All that is cumbersome and demands simplification.
Absolutely terrible
Absolutely terrible. Signed me up for a global lounge membership under false pretences...I was only interested in one location. Shut said location 6 weeks later without any warning and have been hounding me for money ever since. Customer service being non-existent or you sign you pay. No way to escalate complaint, just snide emails from account managers. Accounts team chase but don't respond. Really horrible.

Nice place for short-term office lease
Easy to get started with the lease, even for the first-time user. Clean, nice building. Only a few wishes for further improvement -- 1) I'd like to ask that microwave oven be available in shared space; currently no option to have hot meal inside the room. 2) was not particularly impressed with the level of floor carpet cleaning, at the time of moving into the room.

Warning not a great company to work with
I am writing to warn everyone regarding ongoing billing issues, overcharges, and a lack of clear communication concerning fees and account information with IWG/Regus. Despite my repeated requests for clarification, I continue to receive incorrect bills and threatening emails regarding legal action.
This situation has persisted even after my termination of services, as I am unwilling to pay for charges I do not owe. The complications surrounding this matter have been extensive and incredibly stressful.
When I initially joined in 2019, I was cautioned about Regus. However, due to limited options in the area, I decided to proceed, ensuring my agreement was month-to-month so I could withdraw if concerns arose. Unfortunately, my concerns have been validated.
I wish I could attached screenshots showing documenting on of some of the issues and Regus's responses ( May on google for specific locations. To this day, Regus continues to attribute most of these problems to me and demands incorrect payments. They have taken no accountability or responsibility for their role in this situation, and their generic responses to my reviews have been unhelpful and ill-informed.
Do your research just google some of these businesses and their locations even AI will tell you they are not a great company or business and you will have headaches but thank goodness there are options and hopefully you will not have to stick with them because they seem the most affordable… I have found more affordable options when it comes to coworking spaces and virtual options that are a lot more clear, personable, and just overall don’t make things so darn confusing. I think some of this company’s tactics is to make things confusing so when something seems wrong, they find a way to place the blame on you. Read all fine prints be meticulous because one day you will find you may owe them hundreds or thousands of dollars when you didn’t expect it… and it’s unjust.

The service staff is excellent but the exchanging of passes at Raffles Place can be troublesome. Same goes for Capitol where I need staff to open the door for me.
Do not sign up
Charges for services not provided. Signed up for mail collection and they returned all of my post to sender, then charged me for 6 months of usage.

Be aware of the contract that you…
Be aware of the contract that you cannot cancel. No real support. Ensure you terminate subscription to avoid charges.
I found the issue that the rental office cannot allow to registered with a particular licensed for my business. Therefore, I found this issue and requested to cancel agreement since early month. But the community manager said the agreement cannot cancel. I have neither used the space nor use address to register business. I have never collected a key or access cards.
Before signing I asked a sales person how to cancel, they said two months in advance.
The overdue charges is 40% of rental fee. I asked to clear all dues, the community manager still said the same we cannot cancel and if we pay today, two months deposit will be returned 45-50 days after the contract ended date.
Update 15 October 2025.
Their customer service contract me by email. In the responses to this review, IWG keep saying that it is easy to cancel the contract. It means easy to cancel the autorenew after the ended of contract. However, the customer service confirm that the rental agreement can not be terminated before the term ended.
I am lucky to sign only one year. Because it cause so many additional fee.
The solution I offer is to pay all monthly rental from now to end of contract (9 months) and refund my two months deposit immediately. But they said it will be refund at the end of contract. But IWG/HQ deny my offer.

Great service and good location
I had a great experience using the flexspace. From day one, the support and hospitality from the staff, notably especially Cynthia and Kim, made all the difference.
Cynthia was incredibly helpful and responsive throughout my entire stay. She was always available when I had questions or needed assistance, and she kept me consistently updated on the status of any items or issues I brought up. Her communication was clear and timely, which made everything run smoothly and stress-free.
Kim was equally a rock star. She regularly checked in to see if I needed anything and always kept me informed about useful resources and helpful updates that made my time there even better. Her attentiveness and proactive approach really made me feel supported and welcomed.
Both Cynthia and Kim went above and beyond to make sure I had everything I needed. Their professionalism, warmth, and attention to detail created an environment that was not only functional but also genuinely enjoyable to work in.
A huge thank you again to Cynthia and Kim for making it such a great experience!
On the space itself, it was in a great location and building. Having coffee shops, food options and Whole Foods was a bonus. The desk and office I used were clean, spacious and fit the needs I was looking for. Having access to a printer and scanner was a great feature and the other guest were friendly.
DON'T LEASE WITH THIS COMPANY
Whatever you do, DO NOT LEASE your working space with this company. Currently, I'm leasing my workspace with the West Houston Regus branch. In their defence, that branch isn't the problem. It is IWG's accounting system.
In July 2025, I accepted one of their new co-working deals. In June 2025, I made my final payment (199) on time to end my previous agreement. When the new agreement started in July 2025, I made the retainer (110.09) and 1st month payment (110.09) on time. Please note that before August 2025, I should have received the retainer amount from the previous agreement (199) that ended in June. Instead of reimbursing me the retainer, I was charged (175). Regus's accounting department didn't reconcile their accounting system to acknowledge that they received 220.18 in July 2025. Consequently, they tacked on all of these late charges and stated that I never paid my retainer nor 1st month payment. Mind you, I have record of all of my payments on my July's bank statement. I've been emailing their accounting department back and forward for months. Providing with documentation showing that the 220.18 was paid on time. Yesterday, I was emailed a default letter because I refuse to make another payment until I receive my 199 reimbursement. For a company this size, this is unacceptable not to have a better accounting system.
Whatever you do, do not lease with this company. My next stop is a review on the International Workplace Group, Houston's local news, and court. I pray that someone sees this review before signing a contract. Save your money!!!
