Absolutely amazing experience! Rob looked after me every step of the way.

I had previously consulted with Rob Boon last year and was very happy with the service received and so had no hesitation in seeking his services again recently. I received an appointment within a few days of asking and was seen promptly on time. Rob is a relaxed and warm individual who got to the nub of my problem rapidly, explained my options and was very open to answering my questions. He clearly understands that legal matters can be very stressful for clients and that most will have concerns about the costs involved. He directly addressed these issues and offered welcome re-assurance. I have had very little experience in dealing with solicitors. My appointment at Johnson and Boon was exactly on time with a very friendly and polite man. Mark Johnson helped me with a lease assignment. The whole process was handled clearly and thoroughly without any issues. His professionalism and conduct is excellent. Wouldn't hesitate to seek his advice and services again on property related matters .

Criminals. Simply Criminals. There are no other adjectives to describe the employees of this firm and their criminal behaviour and tactics.

This firm is prolific for sending out letters the landlords who may have fallen short of their legal obligations. They make demands for sums above legal maximums and threaten further costs if they don't pay up. They use false threats and intimidation to effectively scam people out of sums which aren't owed. I have been through this first hand so I'm expertly qualified on the matter. Ultimately I have had to get the police involved as they have refused to act upon my reasonable request to stop harassing me.

If you are reading this after receiving such a letter, please reach out as I'm collating victim data and I am also more than willing to help, advise and I will even attend court with you if necessary. I will do this completely free of charge. In the interest of balance, if you are tenant and are considering suing your landlord for forgetting a piece of paper, please don't. If you are adamant however I will do it for a 5% fee just to prevent the unnecessary involvement of these scammers.

I would suggest contacting the SRA but they are frankly useless. They (the SRA) have 288/290 1 star reviews on TrustPilot and the other 2 people have clicked the wrong rating. The SDT is the only path left and I am in the process of pursuing this as no other regulatory or parliamentary bodies are interested. I am confident their criminality will be verified and given the prolificity of their operation I hope a commensurate fine will be levied. I have, in my journey fighting these parasites, collated documents which will assist in the defence of such a claim including a letter from the Minister of State for Housing and Planning which refutes their assertion about multiple breaches.

So the scam, and how it works........ Firstly dependant on the value, complexity and nature of the claim it will likely be allocated to the small claims track. Resultantly costs aren't recoverable when a case is allocated to that track. There is an article here which covers this well and in more depth. I can't post links here so Google "Part 36 bluff"

So, basically they're bluffing. They will ramp up the pressure, increase the costs, do anything to force you to settle before it proceeds to court where their costs claim disappears into oblivion. Part 36 offers don't apply to the small claims track. They know this but they're hoping you don't. They are trying to take unfair advantage.

The regulator (SRA) explicitly states;

"Breaches of our standards can arise from oppressive behaviour and tactics including include[sic]:

making exaggerated claims of adverse consequences including alleging liability for costs that are not legally recoverable."

So they are explicitly forbidden from doing this, but they don't have any concern about ethics. This is where you'll need to get the SDT to step in, because the SRA don't care about enforcing their own standards.

The SRA also states that what is called 'unfair advantage' should not be taken. This firm tries to take the unfairest of advantages.

If you have paid costs to this firm to which they weren't entitled, I would suggest raising a claim to retrieve them.

Rob and his colleagues have always given us great service, paying a monthly fee for these services not only gives us a security blanket in the eventuality of instructing legal services but also access to a range of legal documents template plus son e great discounts with high-strest brands. Great service deserves 10 stars!
