Very easy to book a fast certificate, booked over the phone and the engineer arrived on time, quickly tested the meter and the gas hob and I got sent the certificate few days later.

Mehak did an excellent job in arranging a Fire Risk Assessment, and then organising the follow up remedial works at a convenient time, so I was able to receive the signed off FRA report within two weeks of the initial assessment. Thought it was landlord certificates ltd. Be wary. It’s not. They quoted £400 to fix some sockets. Work not done and they won’t refund. Sales person lies. Avoid.

We had very bad experience with this company regarding an EICR assessment recently. As a reviewer noted in February, I wish I had read the reviews first.

Anyway, in mid April, we paid Landlord Certificate London and arranged for an EICR assessment. The electrician came on 20 April. He ignored my husband's greetings, just opened the electrical board, took a quick look, closed it, went to the kitchen check one socket, and then just left. The whole operation was no more than 5 minutes. He was rude, arrogant and totally ignored my husband when the poor man first tried to greet him and then tried to ask some questions. A couple of days later. The company sent us their EICR Report with a big 'UNSATISFACTORY' and a big Quote of £650 for the so called 'remedial work' and they keep sending me the same quote every 2-3 days since then.

As the owner, I witnessed the EICR assessment for the same house twice in 2018 and 2014, by separate companies. Each time, it took about 30 minutes. And, we passed comfortably each time. There has been no regulation changes in recent years; we have no electrical problems at all in the house. Now, after paying to another company (more established and reputable) we have passed again and got our certificate after the assessment from a very experienced, very nice and professional electrician. It took this electrician 35/40 minutes to complete the job.

I called Landlord Certificate London and complained about the electrician, only to find them very defensive - they simply refused to listen. So, useless.

I strongly recommend avoiding this company.

In early of April 2026, we paid online about £160.0 to "Landlord Certificate London" to book EICR certificate for our town house of 6 bedrooms. This company made appointment with us on 9 April of 2026 for this issue. Around 9:30 a.m. on April 9th, a car came and parked on the driveway of this house. A man got out of the car. I opened the front door for him. He stood on the ground floor and asked me where the fuse box is? I pointed out fuse box on ground floor to him. He opened the fuse box cover, looked at it for about a minute, and then closed the cover again. Then he went down to the kitchen on the ground floor and found a power outlet. He plugged a miniature electricity meter into the outlet and pulled it out almost immediately—the whole process took less than a minute. He asked me to open the door so he could leave the building. I immediately asked him, "You're so quick? Do you need to check the six bedrooms in this house?" He said very casually, "I don't need it!" and then he left.
Then, On 21 April, we received one email from “Landlord Certificate London”: “Unfortunately your EICR is unsatisfactory so we have sent you the quote for the remedial works that need to be done to make it satisfactory. So kindly have a look at the quote and if you wish to go ahead kindly do let us know and we will be happy to assist you. I Assure you that all the remedial works will be done in a very efficient and professional way and you will not have any complaints and the very next day we will issue you your passed certificate.” The attachment of this email gives us unit price of the remedial works is: £650.0 .
We have obtained strong confirmation from a reputable EICR company in the UK, which issued a “qualified” EICR certificate for the house without needing any works. Therefore, The engineer, named Shahi Par is suspected of fraud, or this “Landlord Certificate London” is a scam company.

These guys are incompetent at best, crooks by trade. Avoid them at all costs. Had an EICR test done with them which the guy did in about 45 minutes (should take around 3 hours). I got a qualified electrician in after from a separate firm and he found so many missed risks and faults he wasn't sure if the test was done at all.

Waste of time and money, don't bother.

I ordered an FRA, and my engineer came on time. I got the best Customer support from Adam and Mehak. Haroon booked my FRA, and everything went perfectly. I would love to recommend this to my friends as well.

I wish I had read the reviews first. I arranged an EICR certificate. My property passed comfortably a few years ago, but this company failed me.

No regulations have changed over the past few years. When I queried them and gave them evidence why I should have passed, they refused to justify their reason.

They quoted me £700 for the "repair works". Their own electrician told me it was rewiring 1 wire which would take 3 minutes.

I strongly recommend avoiding this company.

Poor fire risk assessment report. Assessor arrived early, basically bullied me into getting to the appointment 2.5 hours earlier even though they were aware I had a health appointment. Very rude, suggested leaving and charging a call out fee. Then although I asked for the loft to be included no advice on the loft hatch and stairs were given yet they went on about having a firedoor for a kitchen with a sliding door and no gas. I do not feel confident of their professional services. No complaints procedure. Be weary, you may not get the best or most professional experience or service. I then received 8 notifications within a few days by email and text, of a quote to get worked done based on the report. I will not be instructing them for any further services.

I regret not reading earlier reviews before using this company. I would strongly recommend avoiding them.

They attended my property to carry out a fire certificate inspection and failed it, claiming the fire alarms were not interlinked. Immediately afterward, they sent me an inflated and frankly ridiculous quote to “fix” the issue. The scope of work listed had little to do with interlinking and instead contained inaccurate and unrelated items, which felt like an attempt to pressure me into unnecessary additional work.

I then had a different, independent inspector attend the property. They confirmed that the fire alarms were, in fact, fully interlinked. It appears the original inspector simply did not understand how the system worked.

This behaviour felt predatory and unprofessional. To make matters worse, I’ve since received around 20 WhatsApp messages and 15 emails aggressively chasing me to accept their quote, despite my lack of interest. It bordered on harassment.

I will not be using this company again. In my experience, they operate like cowboys rather than professionals.
