Our assigned legal expert Arif Anwar was very knowledgable and unfailingly prompt, efficient and even patient when required. The original quote for legal advice taking us to the notice of action stage was excellent value for money and we are continuing to consult with Arif on the second stage of our legal action.

Unfortunately I have had no contact from lawhive since 16th July 2026 when I offered to help with chasing the legal case. I’m hoping that they will reach out and do everything possible to move the proceedings along as it was submitted to the court in January 2026.

A very disappointing experience with this company. As the expression goes, Buyer Beware!
My daughter and I jointly purchased a property for her to get started on the property ladder. The original offer went in late August 2025 and my daughter selected Lawhive for the conveyancing as they promised great service and value on their website. I now better understand how they operate so cheaply as they appear to have inexperienced staff who are spread far too thinly across multiple clients and so are at best are unresponsive, and at worst, ignore you completely.
We hit some issues with the legalities as the leasehold deed did not include any protection for the mortgagee and so we needed a deed of variation - something that should have been sorted in a week or two but actually took nearly three months. What Lawhive fail to tell you is they are not actually on the panel for Barclays (and possibly many of the other lenders) and so they have to engage through a subsidiary company called Woodstock. This is where the problem arose as Lawhive passed the request to Woodstock who then proceeded to do nothing with it for nearly three months. Despite repeated escalations, we got no joy at all with Lawhive who kept blaming Woodstock and we ended up in an impasse until I got the mortgage broken to go direct to Barclays and get them to unblock the situation for us.
We also 'lost' our conveyancer half way through the process and the new person failed to do proper research on the case (i.e. didn't both to read the history and check documents!) so we faced further issues late on in the process when she suddenly queried about us having a Help To Buy ISA and needing to get this released. This has been disclosed right at the start of the engagement with the previous conveyancer.
When we came to exchange/completion, which we had to do on the same day (a Friday) due to the mortgage offer running out on the Sunday (we had already had to extend it once!), the process was so sloppy and lackadaisical that the solicitor only finally started the funds transfer at 4.50pm and then the sellers' solicitor went home half way through the transaction because it was so late in the day so we were left in limbo for the whole weekend, and more annoyingly my daughter was left in tears waiting outside the estate agent to get the key and thinking she was finally going to be able to move in only to have her hopes dashed by what can only be described as legal incompetence.
The final straw was then the return of surplus funds that the solicitor was holding. Having given us a draft statement in mid April and then promising the return the nearly £2k that was owed, I chased 5 times and only to be met with silence until I finally threatened a formal complaints procedure before the money was finally transferred some SIX weeks later. That is outrageous and totally unacceptable service and behaviour in anyone's book.
So, as I say be careful choosing the 'value option' here. I would never use these people again and can only recommend people go in with their eyes open. For a really basic property purchase then a junior solicitor might be able to do it, but the moment you run off the 'happy path' then they are completely out of their depth with zero support from their senior team as far as I can see. I am sure I will get a pithy response to this review again blaming it all on Woodstock. The joke is Woodstock are PART OF THE LAWHIVE GROUP! So it was well within their gift to sort this simply and we could have avoided all this grief and stress.

Strongly recommend against using this firm. My partner and I chose to use this firm due to the lower price for conveyancing. They are extremely inefficient, take weeks to reply about anything and can't even spell our names correctly on the contracts! Pay a little extra for another firm and stay clear of Lawhive.
