Keep your distance you have been warned
It's been a longtime since those almost zero rates and we all waited for those investment opportunities only to find most times they were oversubscribed and we were forced to auto invest. It is now evident that Lendinvest were selling property loans that did not have accurate valuations and surveys and many of the borrowers lacked the credit worthiness they were granted. Mr Lockhart's effusive comments and optimism on results do not seem to tally with the LSE stock price which has languished in 26-28 range since November 2023.
What especially concerns me is the quality of the notes for loans OUT OF TERM/ IN BREACH. They consistently use language that bears no reality to time fulfillment or urgency and borrowers I imagine feel little pressure to act. It also feels like ENFORCEMENT is a protected species. Let me highlight a few loans : HP27 LTV 64.28 which I have called the LA LA LA loan where a multi million pound transaction just can't get a valuation and where Mr Luckhart simply condones the delay and we all acquiesce and are simply told " they are current on interest payments". IG6 LTV 62.42 and in default for 2 YRS 9 MTHS and is now with receivers. By all measures this loan is a gold standard delinquent management by LENDINVEST who even after site visits did not recognize the impending disaster. NW7 LTV 64.99 again shows the same malaise as regards diligence. We of course all know and are told in bold print that we should not invest unless we are prepared to loose all the money invested. What we should have been told is that within LENDINVEST they are not capable of managing many of the loans they sell and do not follow up with due diligence when things go awry. So Mr Luckhart it is time to hear from you on THESE ISSUES and not about how many new deals you have done with the big boys!

Avoid at All Costs – Unacceptable Treatment and Deliberate Delays
here's my story -
I’ve had a mortgage with LendInvest for the past five years, which came to the end of its term today. Back in January, I contacted them to request a new quote and was offered a two-year fixed deal at nearly 6% interest, along with an eye-watering £22,000 arrangement fee. I decided it would be more sensible to pay off the mortgage instead.
Since February, however, LendInvest has made this process extremely difficult. Despite my clear intention to redeem the mortgage, I’ve been subjected to endless requests for documentation for SOW — including full bank statements, shareholdings, passports, and even my children's passports, as I had used funds from their Premium Bonds accounts.
At one point, they even asked for written letters from my children (aged 10 and 12) explaining the source of their funds and confirming they were gifting the money to me. This request was not only inappropriate but indicative of a wider issue.
It has become increasingly clear that LendInvest is deliberately stalling the redemption process to push me into either signing a new mortgage agreement or being rolled onto their 7% standard variable rate, which takes effect tomorrow.
In the past two months, I’ve sent over 20 emails and made twice as many phone calls. Their response times have been painfully slow, often taking weeks to reply — only to ask for more paperwork that could have easily been requested earlier.
While I understand the need for Source of Wealth checks, a three-month process with unreasonable demands involving children clearly suggests something more than due diligence.
This is my honest experience, and I strongly advise others to think very carefully before doing business with this company. I am now in the process of submitting a formal complaint to the Financial Conduct Authority (FCA).

I am extremely disappointed with my experience at LendInvest. I have been in constant communication with the pre-offer team, both via email and phone, but the information I received was consistently inaccurate. Liv was particularly unhelpful; she spoke to me in an abrupt manner with an angry tone, which only added to my frustration. Moreover, I received conflicting information from another team member via email, making it clear that their internal communication is lacking.
After calling four times for clarification, I was hung up on during one of the calls, which is completely unprofessional. This level of customer service is unacceptable.

My experience is as an investor with Lendinvest, I invested three pots of money in three different property deals. They all started out well but one by one run into problems of one sort or another. Out of the three all went wrong in one way or another, one was late in paying out and two out of the three are now in arrears with one going into repossession. Communications on the deals gone wrong are slow and vague. There are a lot batter providers in this space, I would avoid investment with this company.
The best experience from Jordon and I am so pleased with his professionalism and his quick time scales, throughout the journey Jordan provide an excellent service to my clients and our firm. I recommend this to lender to my fellow advisers and other clients.

Had x2 rather tricky cases with LendInvest [I am the Broker] and i was able to discuss things with my BDM, who supported the case and had it reviewed by the underwriting teams.
Any points of confusion were remedied when required to be and both cases progressed through to offer in a timely fashion, taking into account the complexities of the cases.
The underwriting teams were proactive and moved things along efficiently. I definitely will be using LendInvest more often.

Firstly - combining Borrower and Lender reviews into one average rating is meaningless. I'm sure borrowers are happy as apparently they are allowed to repay as and when (and if) they please.
I have currently 7 investments of which only one is not in arrears (it hasn't matured yet). The rest are in arrears, in breach or in enforcement. All but one of the delinquent loans are in the hands of receivers, some have stopped paying interest bringing my overall return to 2.12%
How did these guys get given this business for their playpen?

After being let down with another lender (after a tortuous 2 months) I called Ed and ran through the case, he ran it past underwriters who confirmed it should fit within criteria, Case submitted, a couple of follow up calls with Jordan the underwriter, physical valuation instructed and offer issued within 9 days.
Sensible underwriting at its very best. LendInvest are fast becoming my go to lender, for any cases that require a common sense, hands on approach.

There is no end to how careless they are; it does feel like this is some sadistic farse of a company deliberately set out to torch your money on fire while you rip your hair apart with their lack of comms.
We are over 1.5 years late into an investment with zero visibility as to when it may conclude.
Given my flattering reviews of their incredible platform, it feels like someone made the great executive decision to post no further comms for months. At this point, why even bother telling an investor they might get their money back?
DON'T INVEST HERE no matter what; buy scratch cards, and you'll get a nicer, safer investment experience. This company has to disappear in favour of more competent people taking this spot in the market.
