We booked a holiday through Marsden on Saturday 21st May, 2022, for a holiday in September 2023 (16 months away)
On the sunday, we realised that we had made a mistake - the bedroom layout was VERY odd - go through BR1 to BR2, and through BR1 and BR2 to BR3, so on the Monday, we contacted Marsden to cancel the holiday. They told us in no uncertain terms that the T&Cs stated that in the event of a "not wish to travel" cancellation, we would be liable for the full amount of the holiday in the event that they could not re-let the property. This was despite the booking being only 3 days (at most) old.
I pointed out that the "Consumer Contracts Regulations June 2014" (which replaced the Distance Selling Regulations) only allowed for reasonable expenses to be charged in the event of a holiday cancellation, but was told that "that only applied to package holidays", so their T & Cs stood.
I suggested that the company should have say a 14 day cooling off period, followed by a pro-rata cost rate, with maybe the last 28 days being a full cost, but again was referred back to the T & Cs.
The only good thing about this company was that on the 23rd May, I had an email from them saying that the property vendor had removed the property from the 1st January 2023, and that they would have to cancel the booking themselves. A full refund would be issued, which I recieved on the 26th May.

Can't recommend enough.
My partner and I stayed at these cottages whilst we visited Devon for the week. It was my first time but my partner had visited the year before.
I was blown away at 10 minutes away from Tiverton where these cottages were located how secluded and relaxing it was. All the mod cons such as dish washer and washing machine were fitted so we could use during our stay. As we were in the one bedroom cottage we had our own little hot tub in a stand alone shed in the corner of the property's garden.
When we arrived we were greeted by the farmer and he was very polite and welcoming. We had such a good stay we are already planning our next visit next year. Can't recommend enough.

Beautiful property but a lot of stairs at present
Absolutely lovely property with a fantastic location on the Esplanade. Equipment, furniture, bedding etc. - first class - a real home from home. Immaculately clean throughout and pet friendly too! However, scaffolding is now in place until December so the property can only be accessed from the car park - 33 steps to negotiate!!! Not good if you are elderly or have breathing difficulties like myself

Lovely apartment - Number 31 Clifton Court
We stayed at number 31 Clifton Court. The apartment was lovely, very clean and well equiped, very comfortable for our stay. The sea views are unbeatable and the reason we return sometimes twice a year. The pool area is great, large, warm pool and a small children/baby pool area. There is parking for one car per apartment (albeit a little tight in places) and 6 extra spaces for day visitors to use. Overall our stay in the apartment complex was pleasant, but.... and I realise Marsdens may not have been made aware, the apartments next door and below number 31 are currently being renovated. The noise was unbearable at times and next door in particular went on until 11pm at night. We decided to leave a day early as we could no longer endure the noise. If they had noted this information at the time of booking, we would not have booked the apartment. I think it is the agents responsibility to let renters know when there may be some disruption due to maintenance or building work within the complex.

Was recommended by relatives who have used Marsdens previously. Was very disappointed in our rental property. Sandcastles at Croyde. I booked a two bed property expecting both bedrooms to be made up. We don't usually have to give a reason why. On complaining to owner he was quite rude. Saying that problem was passed now as it was going to be resolved the next day and I shud get to the point as he was going out. The laundering of our towels and bed linen was very poor. The very small area for sitting outside in was very overgrown with weeds and brambles. The housekeeping lady did contact me to say she was bringing fresh linen and towels. But bombarded me with phone messages for a full day of my holiday. It made me feel completely on edge I eventually told her I didn't want any more messages from her.

Not as clean as we hoped and garden is mainly flower beds or gravel so not great for the dog but is secure. Outside seating area nothing like what is shown on the web site
Upstairs lounge is a great space and the bedrooms are fine. Well equipped kitchen

This house was a real gem
This house was a real gem. It was comfortable, luxurious and the vistas were amazing. Just sitting by the window in the morning in the dining room looking out was so calming and tranquil. Steve, the house Manager is so accommodating, he sorted everything we needed and was very informative about the property. Thank you for making my family, celebrating my parents Diamond Anniversary, a fantastic memory and one we shall cherish, we shall definitely be returning.

Consistently Ideal Accommodation
Our recent stay in Westward Ho at a property booked through Marsdens Cottages was all that we would hope for and more (luxurious and cosy, excellent facilities, comfortable beds, spotlessly clean and great location)

Well placed North Devon accommodation
This was our third UK break over the last 6 months, where we searched for dog friendly accommodation. Butts Cottage in Braunton was an ideal venue, whether for a Winter or Summer break. Town close by with all usual amenities and well placed for exploring North Devon with most attractions within 30 mins drive. Accommodation would suit couple or small family, with very useful enclosed garden area which would be great for BBQ etc in the Summer. The property is on a busy road, so can be noisy if you like to sleep with the windows open.

Farthings Nest is simply stunning!
Farthings Nest was impeccably clean and beautifully staged for our arrival. We were greeted with a welcome hamper, and flowers from the owner, Steph, who simply could not do enough for us to make it a wonderful stay.
The property is joined to the owners, but remains private. It is on a very hilly estate but this allows for breathtaking sea views from both the bedroom and living room.
We used the cottage as a base from which to explore Devon, and didn’t have to go too far for some beautiful coastal walks and a range of National Trust properties. Unfortunately, we didn’t have great weather when we were there (February) but this didn’t matter as the cottage had every thing to provide a cosy afternoon/evening in, and facilities to wash/dry clothes when muddied up.
I cannot recommend this property enough - excellent value for money, and just a beautiful property! The photos on the website did not do it justice!

Quality dog friendly accommodation
We were thrilled to find a property of such a high spec which was happy to have 2 dogs. It was a perfect base for a February break. We enjoyed walking the dogs to the beach and returning to a warm house.
The views from the main bedroom were lovely.
