Sandy was very patient and helpful over the course of a year that it took for us to decide to do this loan. She always responded to our calls or emails with questions right away. First loan I have done that was actually a pleasure.

Loan Officer, Brian Laursen was professional but kind. That is a huge thing for me. His management style is thorough and informative. He understands the area of the country where I live and understood what I needed to complete all the tasks for my reverse mortgage. I can only say my process was long because my financial situation was difficult and he and his team stayed the course with me until I closed.

Best deal, albeit after a bidding-down process with a rival company. With a rock-bottom margin reached and agreed, the process was easy and honest, aided by Kevin Perterson.
Unfortunately, outside of Omaha's own work: (1) The appraisal was unrealistically low, owing to an insistence on comps that were recent but not directly comparable--but I understand that I can cheaply update the appraisal in the event of truly similar sale in the future. (2) The notary failed to provide me with proper copies, providing me with neither the required Notice of Right to Cancel nor the Truth-in-Lending Closing Disclosure, among other omissions.

I am going to update this complaint weekly. It will always be at the top of the reviews, so honest hard-working older Americans can see how disgusting this company is. Title fees of almost $4,000. Say what? Can you imagine the gall of this company? This is a letter I sent to the Mutual of Omaha compliance department in San Diego, CA.
I am writing to make a formal demand for the resolution of a complaint arising from my H4P application processed through your company by loan officer Billy Crawford. I canceled that application after discovering fees that were not disclosed to me at the outset of the transaction. Legally, they do not have to completely tell all the fees until you sign a contract with them. However, morally, this is bullshit. Why waste my time by not telling me all the fees before we even get started?
I had a signed purchase agreement contract requiring a minimum of $100,000 in loan proceeds from the lender. Due to fees that were never disclosed to me at the outset of the application , my loan proceeds were reduced to approximately $95,000-short $5,000 of the contractual minimum. That shortfall directly and solely caused the collapse of my purchase and the loss of the property I intended to purchase.
Had the true fees been disclosed upfront, I would have known immediately that this transaction was not viable and could have pursued other options. Instead, loan officer Billy Crawford allowed me to proceed through the entire application process, including completing HUD-required counseling through Credit.Org, and uploading all of my financial data, at my own time and effort, without ever disclosing fees that he knew or should have known would make the transaction impossible to complete. The loss of that property is a direct and documented result of your company’s failure to comply with federal disclosure requirements.
These actions constitute, HUD’s HECM program guidelines, and the North Carolina Unfair and Deceptive Trade Practices Act, N.C. Gen. Stat. 75-1.1.
I have already filed complaints with the Consumer Financial Protection Bureau and the North Carolina Commissioner of Banks regarding this matter.
I am demanding the following within 14 days of receipt of this letter:
A written explanation of every fee associated with my application, including when each fee was first disclosed, and by what method.
A written acknowledgment of the harm caused by the failure to disclose those fees, including the loss of my purchase contract and the property.
A written statement of the corrective action your company intends to take regarding loan officer Billy Crawford’s conduct.
I am still waiting for an answer from the North Carolina commisioner of banks before taking legal action.
Peter was so easy to work with. He fully explained the process and answered all of our questions thoroughly and patiently. He made a lengthy and tedious process doable! He kept us updated and informed I would recommend Peter and Mutual of Omaha to anyone considering a reverse mortgage.

We worked with John Briggs. Our loan process was complicated because we had worked with another company at the beginning. There were some mistakes made at that time that made the loan have more hoops to go thru.
John was consistantly diligent to be encouraging and did everything nessecary to get us thru the process. Our loan closed today, April 27th, 2026
It is rare to work any longer with people that genuinely have a caring heart, and compassion. John repeatedly showed those qualities.
It was a pleasure to work with him, and we would not hesitate to recommend him, or Mutual of Omaha to anyone we know who is interested in a reverse mortgage.

I was talking to another Reverse Mortgage company along with Mutual while I was deciding whether to go through with this loan. John Briggs was my loan officer and one of the main reasons I chose to go forward with the process and to use Mutual of Omaha. He was very patient, professional and knowledgeable. He went through all the process and answered all of my questions. It took me a couple of months to come to a final decision and John Briggs was always available to answer questions and keep me advised of my options I would probably have used the other company or maybe not even proceeded with the loan if it hadn't been for John Briggs.

Dealing with a lot of people to get a loan, that were uncoordinated.
Two Loan origination personnel (one quit in the middle of the process)
Loan processor that kept sending Fed Ex packages of questions that could be answered over the phone.
HUD counseling session was a joke.
Notary had to come back to get more signatures
Can’t find anyone to set up the loan like I want

I was guided through the ins and outs of a reverse mortgage from my first phone call to Mutual of Omaha. From the initial contact I was assigned a reverse mortgage specialist who always answered any questions honestly and clearly. He stayed in touch through the closing.
