By far the best customer service in the industry!

For more than a year, our property management company has been using Obligo. Obligo's system has proven to be user-friendly and convenient for our customers to use; but more importantly, it has been convenient for us as well. Their service provides our customers with the option to utilize a security deposit alternative and issue their initial rental balances online, while also providing us with peace of mind that the funds are guaranteed. The best part is that our assigned Obligo representative, Reilly H., consistently delivers impeccable customer service. Reilly answers every question that arises within a few minutes. Reilly's response times are always so rapid that we are continually surprised. Her customer service is by far the best I have ever experienced from any business; I cannot emphasize this enough. As a result of our successful experience with Obligo, we have referred them to others in our industry and we will continue to do so. We look forward to continuing our business relationship with Obligo for many years to come.

Unreliable system that forces you to pay hefty fees

We had to use Obligo to pay for rent and deposit. The system offers two payment options, either payment through bank wire which is free or by credit card which entails a 2 to 3% fee. We wanted to avoid the fees since the amount was high and pay with a bank transfer but the system got stuck and we were in an endless loop of verifying our account, which we did over and over.
Upon contacting Obligo support, they said it was a technical issue and opened a ticket. We told them that we had to urgently make the payment or else we would lose the apartment as our leasing agent was getting impatient.
Obligo told us first that the problem would be fixed the same day, then they said it would be fixed the next morning and when we asked for a timeline, they just went silent.
We were eventually compelled into paying by credit card and had to pay close to 400$ because of their incompetence.
The worst part is that after Obligo ignored our question about when the problem would be solved, they sent us an email congratulating us on making the payment even though the problem we reported and for which a ticket was opened was never solved.

Bottom line, Obligo offers the option of payment for no fees but the system breaks down and they don't care. it's extorsion at its finest. Their support service seems to be managed by bots so you feel like you are talking to a wall. We were offered an apology for our "inconvenience" and were told that "We will definitely reflect on your feedback and this would help us to provide a better experience to renters and our partner landlords". I don't care, we lost almost 400$ because of your incompetence. If you can avoid Obligo when paying your deposit, do it.

UPDATE: Obligo reached out to us and refunded us the credit card fees in the form of a eGift card. It was done very quickly, we appreciated that.

A Customer Service representative from Obligo will be reaching out this morning to provide you with full compensation for the credit card processing fees you incurred.

We did want to provide some additional information regarding your concerns. All payments initiated through the Obligo platform are processed via third-party payment service providers, to whom the entirety of your credit card fee was paid. We provide ACH and credit card payment options to allow a renter maximum choice in their payment obligations, and regret that we were unable to provide that flexibility here in a timely manner. We hope that our reimbursement of the processing fees resolves your concerns, but we are always available to answer any remaining questions or to receive additional feedback. Thank you.

Horrible scammy company that I will NOT…

Horrible scammy company that I will NOT use again. I used this company upon the referral of Common Living Inc., the property that I was moving into. An entire year after moving out of said property due to multiple issues, I was contacted by Obligo who stated that I owed them a security deposit. When I reached out to Obligo, they admitted that they had no record that I owed them anything but because Common Living told them I owed money, they had no choice but to accept their word. Even after I presented a court judgement against Common proving that not only did I not owe Common any money, but that they, in fact, owed me thousands of dollars in damages, Obligo stated that there was nothing they could do as they did not "want to get in the middle of anything" and they could only listen to the landlord when it came to matters such as these. For months I had to deal with calls and emails threatening to ruin my credit. They only went away when Common lost their appeal against me in small claims court.

When you moved into your home and selected our deposit-free service, you were able to skip paying an upfront cash security deposit, but remained accountable for any damages or other obligations under your lease. Only your landlord has the ability to enter such charges, and Obligo forwarded the amount of those charges to your landlord at the time they were made.

You maintained the right to dispute those charges directly with your property or via a small claims court and to pause repayment to Obligo. When your appeal was completed last year, we cleared your charges and removed you from all billing communications.

Effortless Onboarding and Professional Service

We have had the pleasure of using Obligo's services and we must say, their onboarding process is seamless. From start to finish, we are guided by their professional team who is attentive to our needs throughout the entire process. The interdependency of tasks is automated, making the whole process even smoother. As a result, we are pleasantly surprised by how easy it is to estimate the work required to have this process included on our end.

Although this might not be the case for everyone, Obligo's interweaving process works extremely well for us. Additionally, having a company that can provide tenants with options is always a plus. Overall, we are impressed with Obligo's service and highly recommend them
