Devastated by NHG'S conduct
I exchanged contracts for an NHG new build development since April this year. I was updated regularly and told that the build was going to schedule for anticipated completion of the build at the end of this month with move-ins expected to start in September. On Friday, one week after the previous update, I was informed that NBHC sign-off was refused as NHG had failed to meet their building specifications. I have spent money and time arranging my mortgage and legal advice. The sale has collapsed due to NHG's handling of this project and I am very very angry as I no longer have a home to.move into. Why was my solicitor not informed of this sooner? The communication of this key information is wanting and it is inexcusable in the circumstances. I am now very wary of purchasing off-plan.

Terrible company that don't care and charge whatever they want
Shockingly bad company. They ignore all calls, messages and even ignore the entire complaints process. I have a trail of emails and complaints for months that have not had a response. Only after I went to the Housing ombudsman did I get an unsatisfactory response and then they immediately removed the complaints from their online portal and go back to ignoring all questions.
I've been trying to sell my shared ownership flat since 2020, which as soon as I mentioned I'd like to sell it and asked what I needed to do next. I get an email the next day saying my flat is unsafe and requires 24hour waking watch. After months of uncertainty we got promised all works would be completed in October 2021....and they could pass all of their repair costs on to us as leaseholders.
Delay after delay, it was finally completed in December 2023, meaning I finally had an EWS1 form, so potential buyers can get a mortgage against the flat. But no sooner had I received that, NHG decided to massively increase my service charge. Meaning my tiny 1 bedroom flat, with no lift, no parking & no concierge now pays more than 2 bedroom flats on the same estate and is now one of the most expensive service charges for a 1 bedroom flat in the whole borough with no legitimate reasoning or explanation.
All recent potential buyers have said they love the flat, but the service charge is ridiculous, for the price I'm paying they can get an equivalent 1 bedroom flat with parking, concierge and gym in a nicer area, closer to the station.
There is no justification for the costs, window cleaning which has previously cost £80/year and £120/year on previous statements is now £4,000. There are 2 panes of glass & a glass door that get cleaned 3 times a year. So this cost is ridiculous, pretty much everything else on the service charge has gone up massively with no legitimate explanation.
I had to leave my flat in 2022 as I have to live over 100 miles away. Since I have been paying for this unsellable flat and renting a second property, the amount of money I waste every month on the flat is ridiculous. As it's shared ownership I cannot let it out as that would be sub-letting. I have to pay rent on a portion of the flat. NHG have offered no help in this situation and are just ignoring everything.
As for repairs, as others have mentioned they are terrible. Nothing is urgent to them. The door system at my block of flats used to break constantly meaning, the only way to get into the building was to wait for someone to leave and open the door from the inside. I had been locked out on numerous occasions. Once in winter at 12am in a tshirt after a walk down to take the rubbish out. They say they will get someone out to fix it as soon as they can (No actual time estimate). So I would just have to wait and wait until someone left or find somewhere else to sleep. It usually took a couple of days before anyone showed up to look at the door.
Next example, the skylight at the top of the building broke, meaning the window was wide open from December to February. I would complain every day and nothing got done. The entire top floor of the building was saturated from all the rain, the stairs were a slip hazard, but still nothing got done. It took 3 months to get it shut again, after lots of damage to the interior, I guess they don't care as they can just pass on all repair costs to the leaseholders.
In the 12 years I've owned a share in this flat my service charge has gone up nearly 500%. But the service is still as bad as it's always been.
So now, I've been paying (rent,service charge,council tax, energy bills) for the past 2 years towards a flat I can't use and now they more than double, almost treble my service charge, to make it more than double the national average for a 1 bedroom flat, it is now unsellable again. So I will continue having to pay for this property whilst renting a second property halfway across the country.
If I hope to sell this property I will then have to massively drop the price, due to the ridiculous service charge.
That means not only have i lost tens of thousands of pounds for the past 2 years that I've had to rent a second property, I will also lose out massively on the flat price and to top it off, shared ownership flats have to sell at the RICS valuation. So as I will have to sell less than the current RICS valuation any loss on the price will also come out of my share, as NHG have of course got it in the contract that they will receive their percentage of the RICS valuation no matter how much under the valuation it is sold for.
So due to them overcharging on all service charges, with no legitimate reasoning, I have to drop the price way below the RICS valuation and will therefore lose loads of profit, and any profit i do make i will have to give to NHG so that they get their RICS valuation.
It feels like big one massive scam. One day I will be out of this nightmare.

How clever to hide behind a different title NHG HOMES when you are the shameful NHG Housing Association in the very small tab- about - information. Organisation is absolutely disgraceful look them up under the title Nottinghill genis Housing Association before you buy & you will see how they treat people. Whether you rent or buy they don't respect or care about your rights & any repairs are so bad due to not dealing with them or getting the cheapest non professional Co.panies who ruin your home & then they go silent & refuse to reply to your calls emails etc..
