The experience of my electrical check on behalf of Orbit Housing was very good. The guys were very efficient and told me when they were going to turn everything off.

Very professional friendly person! Explained what he was there to do, explained anything he found that needed to be altered to regulations (which was 1 thing). Same person came back twice as he needed more time to fix them problem

Well after my really bad review of orbit years ago.
We are back as a non-tenant.
On the 30th of January I went to a friends (orbit property) to pick up an item. We parked got it in the car. All good until we tried to leave the property. The gradient is too high and damaged the left side of my bumper.
Now you'd think this would be easy. Inform orbit talk to their insurance l, show them the quote.
Lucky enough I still had orbit's email addresses so I fired off an email explaining the damage that's occured due to their carpark. I've already spoken to numerous advisers one called agne via emails who thinks she's a legal adviser who pretty much said no evidence didn't happen. (If this is the case why do councils pay for pothole damage despite no evidence)
I ended up placing another formal complaint.
Finally got an email address for insurance. emailed it. No reply. (I call this the orbit special)
The orbit special is the following:
- Gaslight
- Lie
- Make stuff up
- pretend nobody is home
I have dropped the past with orbit to a degree. But that gradient is way too high.
I think what's added insult to injury is after my car was damaged and i told my friend. My friend told me he already informed them and they palmed it off to the council (like i said gaslight)
So now we are emailing the CEO. I mean jez i just want my car fixed. Not another argument. I get why they are probably hostile towards me.
The only thing i can say is I'm glad I'm no longer a tenant. I feel for all orbit customers. Not all the staff are bad but generally on the whole i have had more bad experiences then good over this.
I think the biggest tell-tale sign of orbit's problems is easy to see. It is awful communication. Be it gas safety checks by their contractor, complaints not being handled or in my case unsure on who to let me talk too to fix my car.
I haven't forgiven orbit and i probably never will. But i did hope they would use the experience with me as a tenant to improve themselves.

Sadly cannot give zero. So having been a council housing association tenant for some 38 years! I’m happy to say the worst housing association award goes to Orbit by far. A lot to get through … but in a nutshell … their complaints team are non existence I have telephoned ( of which I have recordings) I have emails and yet nobody yes nobody wants to resolve the issues that have been outstanding for months . They lie on the phone to you they do fail their tenants in their duty of care and they do not like to actual deal with things and get things resolved . Unprofessional in every aspect of the word . I’ve had many to dos with Orbit but in all honesty they do not give a hoot about their tenants. I have outstanding complaints still and nobody will talk to me to resolve them .Now it is a legal requirement that a company not only has a complaints structure but that it actually follows it . Orbit with myself and I’m guessing thousands of others fail to follow their own complaints structure . In 2025 this should not be allowed , however for now at least they get away with it . Even though they know I’m voice recording my calls to them and they promise to get back to you and don’t kind of sums up their arrogance towards their tenants . I hope that this company gets brought into disrepute because they need a real wake up call for the sake of many many long suffering tenants like myself..,

This is the most unethical company I have ever dealt with. They lie, harass, bully tenants. I have a disability and a heart condition, despite explaining how stress affects me they send letters threatening bailiffs over their own mistakes. Check every correspondence and read the small print with Orbit as they are completely untrustworthy
