Our Better Days programme offers support to help our customers maintain their tenancies, develop the skills to get back into work, access grants, apply for the benefits that they’re eligible for, and manage personal finances.

As part of Better Days, we run Breathing Space, a mental health support service commissioned with Mind and Aspire4u, to support customers who are experiencing difficulties with mental health issues. This service aims to prevent problems occurring or worsening, tackling the causes rather than dealing with the consequences, with the ultimate goal of enabling our customers to be in control of their lives.

Orbit Has become one of the worst…

Orbit Has become one of the worst housing association landlords. Neglected property's, lazy staff, and general neglectful towards paying residents. I am fed up of paying for a property which is always having issues and trying to get orbit to fix these fixes in nigh on impossible. No caretakers are ever seen and the state of the communal areas and garages are a joke.

Absolutely appalling service

Absolutely appalling service. My nan who is an elderly woman was locked out of her flat from 4:00 PM and repeatedly told that an emergency repair person would arrive “within a few hours.” Those assurances turned out to be completely meaningless. She was not let back into her home until 8:00 AM this morning.

Despite making it very clear that she urgently needed access to her breathing medication, this was entirely disregarded. No priority was given, no urgency shown, and no real support offered.

As a result, she was forced to spend the entire night sleeping in her car—something that is not only unacceptable but potentially dangerous given her age and medical needs.

This situation shows a shocking lack of care, organisation, and basic human decency. Emergency means emergency, especially when a vulnerable person’s health is at risk. This was a complete failure, and it should never have been allowed to happen.

Service of heating appliances

Service of heating appliances i was a final reminder letter about a appointment when I never got I first letter appointment or second letter how can know about appointment I never knew I had In first place I would been in waiting for the appointment person to come it not the first time orbit have made mistakes about appointment it happen 2 years now they say they could take legal for appointment I never knew I had this is corruption.

I did not like how Sureserve gas…

I did not like how Sureserve gas services would not take responsibility for their engineers actions when flooding the customers kitchen and wrecking a cooker while replacing a boiler, they would not compensate for a new cooker or any damage caused by their actions.

I had to cancel an appointment at very short notice due to a car accident, Niroch was extremely helpful and also showed concern on my well being. Made a stressful situation a lot easier ⭐️⭐️⭐️⭐️⭐️

Orbit homes AWFUL

Orbit homes don't get back to you.
Their affordability assessor doesn't get back to you in a timely manner, how are you supposed to get through their hoops when trying to move house and be accepted for their affordability assessment.

I think they are very hard to deal with and don't help you out so you can find the best solution also taking into account meeting their requirements.

Staff you deal with over the phone only…

Staff you deal with over the phone only do what they have been told to do by the powers that be above them so can't complain about them. However orbit themselves have been absolutely shocking..20th of November 2025 we had strong winds in our area and it snapped a hinge on our bedroom window.. the guy come out to fix it only to drop the whole window out onto the floor below so had to board up the window till it gets replaced.. its now the 8th of April 2026 still a boarded up window and when you look into the hub to get updates they keep changing the 1st reported dates.. now ive found out why they are doing this and thats so it looks like they are acting in the 60 day window to get repairs done and upon research found out thats against the law to change reporting dates.. we have gone soon to be 6 months with a boarded up window having to use more heating to keep the house warm during the colder nights, the wood in the window is starting to get mould patches,now the warmer weather is coming can't open a window to let fresh air in and cool the room down.. its like we are living in a squat.. compleat abuse of power from them its an absolute joke how they are happy to let this go on

While the rent IS high, their custoimer service has been great so far. Booking in any repairs and answering queries promptly.

Discussing people who are only…

Discussing people who are only interested in how much money 💰 they can take from anyone
even the most vulnerable people who have got illness and disability issues
Don’t do repairs correctly infact they imploy billy bodger scarpit and run 🏃‍♂️ contractors who are put on impossible 🙅 time 🕰️ limits per job so nothing ever gets done properly and they don’t make appointments for access and close the jobs down if you are not available
Also they don’t care 🤷 about people who are in pain and can’t get to sleep 😴 until the early hours in the morning and just come banging on your door
and also after 15 years of being a tenant and even having a second hand 🤚 kitchen toilet and bathroom from the start of my original tenancy
even the main roof is leaking for a second time now into the property and they have known about this since November
and guess what we are still waiting on it to be fixed and it’s now April
Also they have the nerve to ask for a month in advance and that should have been the case on starting the tenancy in the first place 15 years ago
Now that’s illegal and we will sort this out in court so you can deal with my solicitor
I took orbit to court and won the first time 🕰️ around in court and I will definitely win 🥇 the next one ☝️ as well
And to make things that little bit worse they are not even bothered 😕 that we are in a cost of living crisis at all
these people think 🤔 they come first and food 🥘 and everything else comes last
🤔 well I tell you one ☝️ thing here and now and that is if there is no human no money 💰
Just thoughtless disgusting 🤢 people who don’t even want to get their behinds out of the office 🏢 when they are sitting 🪑 there in the warmth while others sit there freezing 🥶 cold
And not once in 15 years have any single one ☝️ of you from orbit ever been out here to check things out and you have had a serious impact on my mental health and you still keep going on about it even though you actually had the compensation money 💰 from when I won in court the first time around
Shameful behaviour about time 🕰️ the government stepped in here once and for all
These people are just cowards and complete bullies who don’t care about there tenants at all as they say that they do
Complete rubbish
No emma i will not give you my details you can go ahead and deal with my solicitor and do it that way instead
Personally I have had enough of years and years of abuse from your company and it will not carry on Emma

Fobbed off with inaction & delay tactics

Had reason to complain about the behaviour of one of their operatives several weeks ago & I have been fobbed off with constant delay tactics, promises of action followed by…..you guessed it, NO ACTION & it’s now been one month. Today I finally got tired & emailed again, copying in the CEO, Mr Phil Andrew’s. Let’s see if anything shifts.

Brilliant call to Orbit

I had to call to report an emergency repair today. I'm profoundly deaf. The call was answered within a minute, no long waiting time to get through. I asked Cherene to be patient with me due to my hearing difficulties and she was wonderful, speaking slowly and clearly for me. She raised the repair and made it clear what the response time would be and other details. Thank you Cherene, you made a highly anxious call for me (I never use the phone generally), really easy.

My gas safety check…

My gas safety check was due between 8-12, the man arrived at 10:30 which was perfect for me. He was polite, respectful and got straight on with what he had to do. All went welll and he left. I wish all tradesmen were like him, I felt he was totally trustworthy

Shared ownership buyer

Bought a shared ownership property from Orbit around 3 years ago now and they are absolutely pathetically bad. Do not pay back the service charge surplus as stated they will (taking the matter further currently) cannot get hold of the right people to talk to whilst offering absolutely near on 0 service to even actually warrant charging anything. Price increases every year just absolutely horrendous customer service. My advice is steer well clear
