I’ve lived in my Orbit home for nearly three years, and unfortunately the “snagging period” seems to have lasted the entire time.
The shower has wobbled since the day I moved in. At one point a hole was cut into my ceiling to fix it… the shower still wobbles. The hole was new though.
I’ve also had lifting bathroom flooring, a living room ceiling with a rough finish, and plaster under my bedroom window that has been repaired three times and is now making another comeback.
When my downstairs flooring was replaced, my washing machine was dropped and I was offered £50. Spray paint was also left on my floor.
On a positive note, NHBC have agreed to cover most of the remedial works. However, dealing with customer care has been challenging, and I have now escalated the matter to the Housing Ombudsman.
I had hoped to be reviewing my home, not the repair process, but here we are.

As a temporary contractor who has worked on everything from wind farms in Cornwall to ASOS WHARE HOUSE in Germany powerstations and house building I can honestly say I'd rather live in a pop up festival tent ..These properties are thrown up .using the very cheapest materials available ..how do I know ...I unload the lorrys . I've been doing this job 26 years I know cheap bricks plasterboard when I see it .. the site management struggle to run a bath never mind a site ....and don't worry there's lassoo and spur marks on everything ..yeeehaa ... .
Absolutely terrible, I did read reviews but thought every council are bad but Jesus wept these are the tops for being useless. I’ve just swapped into the home from hell. It was crap looking and needs carpet and painting throughout, no problem but now no heating no hot water and leaking taps and toilet. And they basically don’t give 2 tosses. Been on 24h emergency for 48 hours 🤣 don’t ever pick orbit as an association, run run as fast as you can.
UPDATE, finally got hot water as fortem fixed the element (so I thought) sat her at 2:51am because the element just blew open resulting in water everywhere all over the floors. So now no hot water or even water.
Emergency call to someone who couldn’t be bothered or seem to have any know of anything. Sheer incompetence. I am going to contact the local ombudsman to see what my rights are for this.

They are absolutely useless. I’ve been moved into a property 7 months pregnant with mould, a bath that doesn’t release hot water & a broken door. They came out & treated the mould with not plans for fixing the ventilation issues so it keeps coming back. I’ve had 6 people out to fix my hot water, which no one actually wants to fix & I keep getting passed back & fourth between sure serve & fortum who aren’t taking responsibility for it or fix anything. The door I was told I’d be raised upon moving in which it never was, I had an engineer come out to tell me it’s a fire hazard & needs replacing, orbit still didn’t give Atherstone Glass permission to replace the door without another person coming out to take a look at it. I’m supposed to be getting a shower fitted as well as my bathrooms 30+ yrs old I was promised would be done before my due date but they’ve extended it by a year which isn’t suitable as I can’t take a bath postpartum & I’m struggling to get in & out as it is with a history of back pain which I provided a letter from my dr & it was never sent from home adaptions who I was advised to send it to so I now have to restart the whole process again due to a lack of care & just pure negligence from orbit. I would never choose to live in a home provided by them again by far the worst housing association I’ve ever had. Avoid at all costs!

I made the mistake of purchasing a house built by Orbit and I would advise anyone not to purchase from this company as they have no interest in people who have paid hard cash for their property.They have handed the management of my estate to yet another company with no consultation whatsoever who have more than doubled the management fees.This management company also has no interest in addressing concerns or complaints from private home owners.This is the worst place I have ever lived you have been warned.

I have been and still am a tenant of Orbit. They may become vindictive after this honest review.
On Wednesday the 26th November my boiler stopped working we had Zero heat and hot water.
Made the 24 hour emergency whwre it needs to be fixed we have a disabled child and myself at home.
Sureserve whom i have already written a review have been part of this failure as well. They have messed around 14 days with 3 different men 2 plumbers who bith knew nothing. The man who arriv2d yesterday was a sparky and he sorted out the wires. Only forbthe boiler to be still broken. However the 2 previous guys wired the valve and pump in wrong. And we are still 14 days later with zero heat and zero hot water. I have had to put my wife and disabled son into a hotel on 2 seperate icassions for 1 night. Its all i can afgird and they wanted to get washed properly and a warm nights sleep.
I wrote ro orbit officially, seems they are ro carefree and happy to even reply. The escalation team who may have gotten us proper heaters or wven a hotel never answered their phone. And orbit as usual promised us a call from them. Still waiting and waiting. Cold old fornight as well. Stirm Bram on his way and we are freezing in this house. My electricity bill is going to kill me with 2, 2 kw fan heaters than do generate hear on 2 areas the living room and 1 bedroom for my disabled son. All the while still waiting on tge escalation team. Imagine if a provate landlord left you likenthis? There woule benupriar and when its Orbit or local authorities. They seem to not care. Mist of the time orbit are slow with fixi g problems. They leave them for on average a konth before its fixed. Which then makes the problem worse. I have a leaking shower reported that 9 months ago. Had ro report it again and finally someone coming out 29/11.
But my main worry and problem is this, its getting colder and now i am worried about my electric bill. We all know how fan heaters heesters generate cash for the big 6.
All this because of Orbit and sureserve. Who have failee uw big time.

This was finally sorted out on the 10th December. They sent out a man whom they said was a supervisor. Apparently not, but he should be a supervisor as he was thorough.
He checked all the wires redid some and then said that there has ro be a blockage for this to be happening.
So he went into the attic, the watwr tank had black thick soot he said and he cleared that away. He saidnit was so thick he thought it was a cloth.
He then came.down and it all worked. Its being running smooth ever since. And it does make us all appreciate the boiler system and heating. We had none for ovwr 2 weeks. 25/11--- 10/12.
However Orbit have offered £182,compensation which has not arrived yet.
Something tells me.i shouldnhave went and used one of those compensation companies. I have a feeling £182 is insufficient for the trouble, hotel and high amount of electricity i used for 15 days with 2 2kwh fan heaters.
Still wish we could give no stars.

I complained about my neighbor's antisocial behavior, and Orbit did nothing about it. I demanded an update, but they ignored me. I raised concerns about my family's health and safety due to roof damage on the shed in his garden , and they said they cannot do about it.
