Dear ProChecks Team,

Dear ProChecks Team,

I am writing to formally raise a complaint regarding a phone call I received from your team just a few moments ago.

During the call, I explained that we intend to settle the outstanding invoice once all doors and alarms have been fixed, ensuring there are no conditions or issues with our certification. Unfortunately, your staff member refused to listen to our position and instead insisted—quite forcefully—that we make payment immediately.

The tone and manner of the conversation were unprofessional and, frankly, rude. We do not expect to be spoken to in that way, especially as paying customers who are simply trying to ensure compliance before making the final payment.

If this is how your company chooses to deal with clients, then please consider this a formal request to remove us from your customer list. We expect a minimum level of respect and understanding in our interactions, which was clearly not demonstrated today.
I wouldn’t recommend them at all..

PLEASE BEWARE OF THIS COMPANY

PLEASE BEWARE OF THIS COMPANY. rogue traders to be precise.
Found them online. They entice you with resonal charges at the start, but the aim is to get extra work and money after that. Let me explain my experience.
Booked online and paid for EICR inspection for my rental property. 2 bedroom bungalow with one Consumer Unit.
Electrian checked and inspected Consumer Unit and all wall sockets throughout the property. Commented Consumer Unit is modern and compliant and have passed inspection. certificate will be issued by tomorrow.
Two days later no certificate, had to call office after 2 emails were ignored. They promised to send it out immediately but infact it arrived following day. But to my HORROR it read ' UNSATISFACTORY ' failed.
Called office, talked to someone called Bilal.he explained the reason for failure. One RCD needed to be installed. I explained to him, 2 days earlier your Electrian had passed ( was he not a qualified Electrian,)how come it failed and needed extra parts
Full of frustration, asked him to send over quote. To my SURPRISE they quoted for replacement of Consumer Unit at £650.00. Once again called him to explain? He said that was a MISTAKE, send revised quote for one new RCD fuse at £245.00. that felt expensive but had no choice but to accept. Eventually week later I received my certificate
Please do not engage with this company. Look elsewhere. Wish I had read reviews before I employed them.

Wrong information on EPC costing me a mortgage application.

Not happy at all. After taking over a week to send an EPC, details on it were wrong which led to me being refused a mortgage. Two days ago they said it was ‘passed on to the relevant department’ and I would be contacted. Nothing. I am incredibly distressed by their whole process. Being passed from pillar to post without anyone taking responsibility is incredibly unprofessional. I shall be sure to be writing a review each day with updates until my situation is resolved.

I Nearly Lost 10K

I own a small Victorian Terrace house split into 2 small one bed flats. I am selling one of the flats and the buyers solicitor asked for a fire Safety Assessment for the communal area which is just inside the front door area and is 1 m width by 1.8 m length with a door in front to go up the stairs to the top flat and a door to the right for the ground floor flat.

I arranged for a Prochecks engineer to do the FRA. He came on Saturday 27th January 2024 and I was told by him that I would have the report on the following Monday.

No report on Monday. I called on Tuesday and got the report.

It had the wrong name.

I called again and they sent a new report, again it had the wrong name.

I called again and they sent a new report. I then read the whole report.

The house has 2 floors - he put that it had 1 floor.

The report asked if there were any flats in the building and the engineer ticked N/A.

The report asked the age of the property, the engineer did not ask me at the time he just guessed and put 1919 but it is not it is 1850.

He put on the report that the area is 4.05 sm when it is 1m x1.8m.

The report asked if there were any areas for smoking in the 1m x 1.8m tiny space just inside the front door and the engineer answered yes!! This is not a fact it is a no smoking house including the 1m x 1.8m communal area.

Another question asks if there is satisfactory use of portable heaters in the communal area he answered yes. There are no portable heaters there in the 1m x 1.8m hall space!!!! and none in either flat and never has been or will be.

There is a question about preventing fires due to cooking where he has answered yes there is no cooking in the communal hallway!!!!! 1m x1.8m.

By this time after numerous calls to their office, numerous promises of amended reports and promises of a call back – NOTHING!!!

I cannot use the report as it is incorrect, I asked a few times for a refund and they ignored me.

The engineer did call me on Thursday. He argued with me about amending the report and told me not to worry that all engineers put the same things on the reports in case the building owner ever wants to put in a cooker, kitchen or portable heaters in the assessed areas at a later date!!! Not sure how I would fit a kitchen or heaters in a 1 x1.8m hallway!!!!! So not helpful.

He also said that he been trying to call me for two days but I have no missed calls on my phone so I told him to prove it and he went quiet.

I could not get it through to him that all I wanted was for the report to tell the truth, to stick to the facts so I would not hold up the sale of property and he finally agreed to the amendments and told me I would get my report later that day. That was yesterday and ........NO REPORT!!!

I read the report to my solicitor who has told me it is ridiculous and to get a new report.

So as it stands 7 days later....I have spent numerous phone calls, emails, lost sleep hours of wasted time, worrying, stress, tears and frustration.

I have now booked and will have to pay for a new report who are coming next week.

I have paid £140.00 to Prochecks for a report which is incorrect and that I cannot use.

I've just had a new inspection from Supernova Group Ltd .The Surveyor said there is hardly anything to do and it looks like it will cost a few hundred pounds. The surveyor was horrified by the Prochecks report.

Prochecks report recommendations would have cost me £8 to £10k!!! and was mostly completely unnecessary.

Good evening,

We apologise for the inconvenience you had to face. Our turn around time to send the reports is 48-72 business hours and your report was sent to you within our promised delivery time.

The communal area is only on the ground floor that is the reason assessor mentioned on the report that the part which has been assessed is on the ground floor and has only 1 level above ground.

There were never a wrong name on your report and we do have evidence of this.

There was a question about smoking which meant if there are arrangments for smoking (that is outside the house) and assessor mentioned yes to that question which is totally correct.

Another question was, if there are measures taken to control and prevent fire as a result of cooking and he answered it yes because there is no kitchen in the communal area so there could not be any fire hazard.

The age of the building is an estimated age and as per his assessment he assumed the age band 1900-1919.

Assessor never mentioned "not to worry that all engineers put the same things on the reports in case the building owner ever wants to put in a cooker, kitchen or portable heaters in the assessed areas at a later date!".

The report was issued by a qualified fire risk assessor and if you can share the evidence that solicitor has rejected the report and you had to book another assessment we would refund the full amount back to you account.

If you require any further assistance please feel free to contact us.

Thanks

Unreliable and Untrustworthy

Twice didn't turn up as agreed. No communication from Prochecks to inform us that they were not honouring the appointments. Very frustrating especially as we had a member of staff travel in especially to be present.

Brilliant service from start to finish

Brilliant service from start to finish. Very polite, Prochecks organised a last minute PAT test. On the day, the tester was very thorough, went through each appliance and checked everything for safety. I got a detailed certificate within a day. The price was very reasonable for such a good service. I will be going back to them again and also recommending Prochecks to fellow landlords. Thank you and I’ll be back in touch.

The service

The service

This is a trustworthy and very efficient company to work with. Having made a little prior research and heeded cautions, I was somewhat nervous about who potentially I could get on the web to carry out an electrical installation condition survey for my rented flat, with a view to issue a landlord certificate. There was no pressure from this company to pay upfront, unlike some operators, and there was no inclination to solicit remedial work during the survey and afterwards. I am now a happy holder of an electrical certificate, which they issued with not a fuss or problems. I would recommend these guys unreservedly, based on my experience with them.

Mike and Wally are amazingly efficient, friendly and professional.
They successfully arranged for an EICR electric report we needed for a last minutes agreed rental. Wally and Mike sent us an electrical Engineer as well as the report the same day as promised, so we could check our Tenant at the property without any unnecessary delays.
I cannot recommend them enough, they are amazing!

Nothing not to Like

It is difficult to find qualified electricians to conduct EICRs at short notice and put right any defects. Pro Checks was recommended by a trusted electrician who had done wiring work for us before. We were glad of his recommendation. Pro Checks arranged for an inspection conducted within three days of our request. It returned an ‘Unsatisfactory’. Within two working days Pro Checks had allocated us an electrician who fitted a new Consumer Unit and put right earthing deficiencies thus revealed. He was courteous and explained what the problem was and how he proposed to eliminate it which he then did. This involved working in very cramped and unpleasant conditions within our roof space amid insulation fibres and dust. Nevertheless the work was completed efficiently, expertly and without complaint. We then obtained a ‘Satisfactory’ EICR.

Meanwhile the office answered or returned all my calls very quickly within minutes.

The payment links to card payment pages work extremely well.

The only tiny improvement I can suggest is that the Pro Checks Website claims that it is open at 8:00am whereas that should read 9:00am. But that is a small matter easily corrected.

Overall, as far as EICRs are concerned nothing not to like.

Oh yes. The prices are competitive too.
