My experience with them has been awful:
- I reserved a flat in April 2021 - £1,000 reservation fee
- Target completion communicated Q1 2022
- Subsequent emails confirming delays - pushed back all the way to December 2022
- Email from MCR Homes in March 2022 stating they need to re-negotiate at £50k more than I reserved at. I had the option of doing or they stated I could pull out and get my reservation fee back. I DID NOT confirm I was pulling out, I did however ask for a breakdown of the added cost.
- 6 weeks later (May 2022) I chased a response and they told me they had sold to someone else!
- I stated I wanted my reservation fee back ASAP and also requested some sort of ex-gratia as compensation due to the bad service, stress, lost time and fees associated with applying for a mortgage etc.
- After more chasing (including numerous phone calls going through to random voicemails including office closures due to COVID etc!) I lodged an official complaint.
- 5th July they confirmed I would receive my reservation fee back within 7-10 working days but didn't feel any ex-gratia was warranted.
"As MCR-Homes have acted in accordance with the terms of the reservation fee and contracts had not been exchanged I do not an ex-gratia payment due."
- I am still waiting for my reservation fee to be paid (19th August)

I reserved a plot at the doomed Stockwood Gardens. I was excited, finally somewhere I could afford in the town I had lived in my whole life. Seemed too good to be true! And it was.
To put it simply - they are liars. After I reserved my plot, I would receive emails on how well the progress was going with the building. However, when I visited the site, nothing had happened. Communication became sparse, and then the delays started.
I was due to move early 2022, and I received a generic email telling me that my dream flat wouldn't be available until late November 2022. Why? When they said everything was on time? I then receive a call, saying that even though they had let the flats go on sale and taken people's hard earned money as a reservation fee/deposit - they hadn't bothered to get the right funding from help to buy in order for them to sell the flats as shared ownership like they had advertised.
I pulled out, and I was told I would receive my £500 reservation fee back in the next two weeks. Then came the excuses - the person who did refunds was "on holiday", the person on accounts "wasn't in today" - they got more ridiculous as the weeks went on. I only got my money back after I emailed my MP and she got involved.
They just want your money. Please, please if you are thinking of buying a home with them, read all of these reviews. They don't care about people, they just want you to keep bankrolling them as they start their next botched project. They ruin people's lives and don't care.
The worst developers ever! Stay clear of MCR
Last year June 2021, I reserved a property with MCR Homes - A developer previously known as Regency Residential - with expected completion date December 2021.
Fast forward to August 2022; no updates, no contract signed, no emails or communication...TWO weeks to their now-third-expected completion date, September.
Dealing with MCR Homes over the last year has been one of the hardest things - emotionally, financially and mentally. After all, I am buying a HOME. Their employees lack everything from empathy to courtesy or simple human decency and that’s no exaggeration.
One of the agents emailed all the phase 2 buyers last year, so I was able to reply to the email chain with all buyers to see how their journey with MCR has been as I felt so alone and frustrated, but behold, they’ve been doing this to EVERYONE… Here are some comments:
“MCR homes are awful to deal with and an immoral company. 12 months after reserving they emailed to tell me they were going to renegotiate the price by approx £50k higher than I reserved at!’
‘I will be very honest. We agreed a price and they tried to up the price by £20,000 which I declined they said that other property’s has sold for more. ‘
“I feel the same frustration as you. I have emailed them numerous times and have yet to get a response.’
‘I have a friend living in phase 1 who has actually now sold her apartment due to the fact she was living there with a new born and was still running on a generator which used to cut out a lot and not ideal’
“My partner currently lives in one the phase 1 blocks so I visit the site regularly. His block is STILL running on a generator with no sign of changing over soon.”
‘The council also reported MCR Homes to Trading Standards and they told me I wasn’t the first person to complain about the developers.’
What have you got to say for yourselves MCR Homes, Michael? Nikola? Mercedes?
NO ONE ELSE HAS TO SUFFER BY THE HANDS OF MCR HOMES… Grateful, this has all come to light before committing to a nightmare property.
*UPDATE* - They’ve now emailed all buyers 18th Aug confirming even basic steel work isn’t done, the contractor they’ve used has gone into liquidation AND we are no longer eligible for Help to buy as MCR Homes will miss competition deadline...
God will deal with each and every one of you all individual, no wickedness like this goes unpunished.
MCR Homes has ruined peoples lives, the stress, the pain and the financial loss!! Waiting for OVER A YEAR! Some even from January 2020.

Absolute garbage developer. We’ve been waiting for The Wharf to be complete now for months and it’s still not finished. They send out emails like they nothing is wrong, they don’t apologise for missing each of their completion dates they send out. Updates are irregular. We were given a completion date of August yet we’re half way through and it’s still not finished. I had no idea that MCR homes also operated as regency residential or else I’d have never suggested to my partner to go ahead with this. We’re fuming. Just give us an actual completion date already.
Edit 29th August 2022: so it turns out the building isn’t even built right! Wall cavities are incorrectly installed and all the floors of the flats are built on a SLANT. Avoid these con artists! 😘
Edit: 15th September 2022: so apparently the flats are ready and everyone has more or less moved in despite a broken lift with no sign of being fixed. The stairs aren’t even safe to move things to your flat if you’re above ground floor and the reception area isn’t even complete. Good job MCR Homes, gold star for you ⭐️

we moved into one of regency residentials properties (also trade under the name of MCR Homes as well as lots of other companies registered at the same address). everything was well to start, however i became chairman of the residents association and just before easter i emailed Stephanie & Kirsty to advise we were seeking legal advice with regards to a couple of ongoing issues that the residents had, this was around 530pm on the Thursday, Friday and Monday were bank holidays, so on the next working day they issued a section 21 notice giving us two months to leave.
they have a tendency when they DO respond to emails and they don't want to talk about it any more they then shut the conversation down by saying "we are not willing to discuss the issue anymore", or just ignoring the issues.
then threatened me with legal action when i said that i might go to another site they are working on and handing out leaflets advising people to check out their Trustpilot page before signing anything.

I was in the process of buying a flat. MCR homes tried t put the price up by £45,000 and stated in their email if new price was not agreed i would get a full refund of £500 deposit in 6 weeks. I’m reaching 4 months. No deposit received. I have written complaints there has been no response. I call up three times a week leave my name and contact to never receive a call back. I have been told there is a long list of people waiting for deposits and I am not at the top! They keep saying their team who handles the refunds are due to have a meeting to discuss the refunds and when cheques will go out. They last said I would receive payment the 1st week of May. We’re now on the 18th May NO REFUND, NO COMMUNICATION!

I paid a £500 refundable reservation fee for a new build property in Altrincham through MCR Homes, who also operate under the name Regency Residential on a Help 2 Buy scheme that was due to be completed in February. I was told at the time this was refundable if at any stage I opted not to go ahead.
I paid this last year, but a few weeks later opted not to go ahead, as I was not convinced that the property was right for me. I also was unable to register for the Help 2 Buy scheme on the Government site because the trading name MCR Homes, or indeed Regency Residential, was not listed as a registered developer when I went to complete registration.
I have now been requesting by £500 back since I advised MCR Homes and Anthony Kelly that I would not be going ahead with the purchase of the property.
The development, at The Wharf in Altrincham, is still not complete. I have still not received my £500 back after nearly 6 months.

I reserved a property last year July to be told the property would be ready in December, then changed to Q2 I asked twice when I get a official date or at lease the month. Customer service/ sales team is appalling !!!!! Never let you finish of a sentence without cutting in. They pulled the apartment without no warning and increased the property by 25k. Then tell me I have to wait over 4 weeks for my deposit. I can’t stress enough avoid this developer, I wish I did my research beforehand.

Incompetent and unprofessional. I'd give 0 stars if possible. AVOID.
I reserved a 1-bed flat off-plan, went to view but the developer/contractor didn't show up despite assuring us that someone was on their way, they weren't. The next viewing they did bother to show up, however the flat had been built as a studio flat. I pulled out and MCR Homes promised to refund my reservation fee within 10days. That was 18days ago and I'm still waiting. MCR won't adequately respond, just reply that they're arranging internal meetings to discuss and resolve when all they need to do is send me a cheque to refund MY money. A respectable company would be repaying my solicitors fees too but that offer hasn't been made, all-round disgraceful treatment of customers.
I fully, 100% regret getting involved with this lot. Seriously, avoid.

Reserved a flat in High Wycombe in August and I was awaiting for the completion.
However, since then There were no update about the completion, They ignore all the e-mails.
FINALLY in November I have been told by the estate agent (Not from MCR homes) that MCR homes decided to sell the flat to "private equity firm" to rent out, decided to not selling the flat to the individuals like me.
So after 3month of waiting SUDDENLY I am no longer in the position to buying that flat.
Obviously I spent upfront money for solicitor, ID checks etc so I made a complainant by following their company procedure, ask for compensation.
At least the PIC of complaints was apologetic but not happy about the reply at all.

I write in relation to your complaint received on the 17th November 2021, first and foremost I am sorry you have had to contact me in this regard. I have now concluded my investigation into the issue raised.
As you have stated you placed a reservation in August 2020 and signed to agree that the exclusivity period would last 28 days.
Unfortunately as the exclusivity period had the lapsed the developer has the right to withdraw from the sale of the apartment if a change in circumstances warrants and as a result they are not required to reimburse you for expenses incurred however they will be refunding the reservation fee paid.

They are the one ignored all the e-mail sent by me, my Solicitor, Bank, They were the ones didn't process anything at all.
Legally I know they can do this but I can't just don't believe they do that to me and other buyers.
After two months of chasing, They finally arranged the refund. I don't want to deal with them ever again.
Awful customer service
I’ve attempted to contact on 5 separate occasions, each time being told ‘the lettings team will contact you’ and each time heard nothing. I was interested in one or their developments but after reading reviews of the people who were lucky enough to even get a viewing or lease I feel I’ve dodged a bullet.
Impossible to even reach them and it seems a waste of time for them to even list their properties because they never respond to your enquiries. I would avoid them based on this experience.
Embankment West, Edinburgh
I was a prospective purchaser at Embankment West, Edinburgh. The completion of purchase was to have been about May 2020 but the development was still not ready for occupation in December 2020. From my own observations the project was grossly under resourced throughout - never enough workers on site. We ‘saw the light’ and pulled out with full refund of deposit and ‘reservation fee’, due to breach of the sale contract by Regency now MCR).
