go to jail

Rentomatic was a no show for our move out inspection. They said to leave the keys in the house and the door unlocked. I wasn't born yesterday. No inspection, no keys. Rentomatic paid someone to do the inspection, so it happened late in the day. The inspector said the house and carpets were clean. However, Rentomatic withheld $420 from my deposit claiming they had "Maria Cleaning" re-clean the house. I asked for an invoice which they provided: no phone number or address for Maria on the invoice. Fortunately, the invoice was a pdf file, and hidden inside was the name of the author: Vikas Dosi. The manager of Rentomatic is Sushil Dosi.

These people need to go to jail.

Financial Fraud/Coverups

Unfortunately, I am a victim of Property Management Fraud with Rentomatic LLC in Utah. I have hired to manage my property in South Jordan, UT. The tenant did not pay the rent for the month of June, did not pay the bills $172.40 (Water/Trash/Sewer) for couple of months, and vacated the house. The property management company handover the keys to me and says they clean-up the house. They say they spent all the security deposit $3475 ($300 pet deposit, $250 owner refundable deposit and a month's rent which is $2925) to cleanup the house. They sent me one liner email saying they spent all the money, they say they do not have to provide any details or invoices how they spent over $3475 to cleanup the house. In fact, as I live in Maryland, few of my friends from Bluffdale, UT, helped me cleanup the trash from house, and hired handyman to fix the things like fixing the walls, broken toilet seat, fixing the walking closet, broken basement door lock, power was the garage.. etc. The property management company did not provide any information like inspection logs, invoices, deposit transaction details, payments, expenses. It is unethical. It is fraud. They say they do not have to provide any of the information to me as the security deposit does not belongs to the owner. They said different versions of the story to coverup. They said the tenant did not pay full rent for May and they had to adjust the rent from the security deposit to pay me the rent for May. This puzzles, me and no one informed me or discussed with me that the tenant also did not pay the rent for May. Another version of the story is that they had HVAC issue with tenant, so to settle it down they spent all the money. Do they not supposed to provide all the receipts, invoices, financial transaction details, inspection logs, inspection photos, any supporting document that proves how they spent the money? They did not provide any documents except 'Pay or Quit Notice' to tenant. Please keep away with these unethical people and please share the feedback with your friends/families so that they do not fall as victim like me.

Horrible experience for months

The good reviews you see are fake. Do not rent from this company. We've been here months and we still don't have a second key they promised us. It took them days to even get us the first key, and weeks to get us the mail key. They won't come pick up the owner's mail. We put in tickets for things needing service 3 months ago, still no update. They've been promising they'll put a fence in since we moved in, months ago. They keep saying it's going in soon, and then it never goes in. They've said this probably 8 or 9 times and it's been months. I'm pretty sure they're just lying and stalling at this point.

Unethical, unreliable, dishonest, unprofessional

TL;DR: Do not, under any circumstances, rent from them. Slum lords, plain and simple.

They were lovely to deal with until they received our $5,000 deposit, at which point our experience became an absolute nightmare that boggles the mind.

It took us 6 days to get a response from the person who was supposed to give us the keys to our place. Six days. He was completely unresponsive and belligerent when he did finally agree to meet us. There was no walkthrough done and when we asked for the physical keys to the home, we were told there just aren't any and you don't need them because there's keyless entry. I tried to explain that electronics fail and in addition, it's industry standard to change the locks when tenants move in and out. I was completely ignored, talked over, dismissed and argued with. Keep in mind that a set of keys is literally in our contract. It took dozens of phone calls and emails over the next 4 days to receive a set of keys.

Prior to moving in, we noticed that the washer was filled with grey scaling that smelled abominably. We requested it be fixed and were told we could buy our own washer and hook it up. Then they told us there was nothing wrong with it, despite emails with photos showing the disgusting state of the washer. We argued with them via phone and email for 5 days before they sent someone out to look at it. In addition, they scheduled the inspection without telling us someone was required to be on the property to let them in. Did Rentomatic go out to oversee this as a decent property management company would? Absolutely not.

I can go on and on and on about the negative experiences we've had. I've cried multiple times as a result of the way they've talked to us.

If you are considering renting from them and you've made it to the end of this review, I urge you to spare yourself the abuse, neglect, dishonesty and grief of dealing with these people.

I’ve been trying to tour a couple…

I’ve been trying to tour a couple places this company manages. There is no real person to talk to. They put a phony name with a number you can call and then you talk to some outsourced person to ask if you’d like a tour. However, they have no information about the actual property. They just keep trying to push you to fill out the rental application and pay the $45 fee. They said after that then I’ll get answers. One home we were trying to tour they sent us a code to get in. There was no lockbox on the property and when I texted to ask how to get in there was no response, as usual. Basically this company is very unorganized and unprofessional. I would be very Leary about renting from them.

Made an already stressful experience an absolute nightmare.

Absolutely horrible service. I am completely baffled at how this company has turned an already stressful experience into a nightmare. They didn't show up for the showing, then lied about our move-in date, so we packed a week early then had to unpack. When we could finally move in, some of the blinds weren't hung and the cupboards didn't have hardware, after I was assured twice that this had been taken care of. They misplaced most of the keys to the house, the extra garage door opener, and the mailkey. I have contacted them several times about the mailkey over the last three+ weeks and am now being ignored, while important business documents, a check, and packages sit in the mailbox. I've submitted tickets about the brown water and water leak in the basement, and it's been 10 days with no response. And the positive reviews below are fake. I'm getting a lawyer involved today and considering reaching out to the attorney general. It's been THAT bad.

This company will rip you off whether…

This company will rip you off whether you rent with them or use them to rent. I did both, and they were taking money from my tenant for her pet and did not pay me for an entire year until I found out and had to ask why I wasn’t receiving the extra money instead of them. Then when we fired them for this, they are refusing to give my tenants back her entire deposit saying it was non refundable, when in the contract it clearly states “refundable”. It’s been 4 months and my tenant still hasn’t received her deposit from them.

Then on top of this, in the home i I rent, I had to wait 3 months and several requests before my freezer was fixed. They would delete the request, say I never submitted a request, or pretend they didn’t know.
