All in all, an interesting and positive experience.
This being my first time using an auction site, what do I know? But, it was easy to register, access information, and follow the bidding. I missed the end of the bidding, and was curious, as to final bid. So, I reached out, and received a prompt response, explaining that the seller was yet to review offers, and come to a decision regarding sale. All in all, a positive experience for me.

Former customer but doubtful I’ll do business again
I have bought many homes from Hudson and Marshall as well as Auction.com and Hubzu, but had the worst experience ever with H&M on the last one. I was requested to pay the seller’s overdue bills (utilities and lease) prior to closing. This wasn’t a problem initially, but then covid stopped all progress. My closing agent, Jeff, who I’d worked with before left and things went downhill. Two weeks & an expired contract & they finally assigned Karen W-what a nightmare! Wouldn’t respond, wouldn’t complete extensions, screamed at me twice to the point that I had to tell her to lower her voice or we were done discussing. Finally had to engage her boss Sara D, who was just as unresponsive and uncooperative. Ended up spending over $1000 prior to closing to pay the seller’s bills so we could make it to closing, and H&M kept calling with last minute requests. The last one required me to drive 2 hours to pay the last of the seller’s bills with only a few hours noticed. They did end up reimbursing me at closing but H&M resisted confirming in writing that I would be reimbursed regardless of closing. (They repeatedly let contracts expire despite warnings, wouldn’t respond.) This story went on and on but we finally closed...The seller initially did not fulfill one of their obligations and now H&M or Servicelink won’t answer, so we’ll likely be taking legal action against the seller directly. I had great experiences with Shawn A on the sales side and Jeff K on the closing side for all my previous purchases but this one was horrible. I don’t recommend this company anymore.

Mandy answered several questions I had very promptly; however, I wanted her to extend to the Seller my availability and willingness to negotiate but that was never done. (The trailer had been bid on twice unsuccessfully because the Reserve was not met. The trailer had been destroyed and I imagine the Seller does not know its condition.) Also, I was told it would be auctioned again July 16 but it is not showing up on the site. I don't know if it was sold "behind the scenes" or if Seller went to another auction company. I wish the Chat People had more information than just the standardized responses....

Viewings on Vacant Properties with Licensed Agents
Amanda answered. How do you expect to sell these properties if they cannot be accessed for showings even though they are vacant? Sight unseen bidding is lower to anticipate repairs by investors, who buy these homes. Buyers assume the property is a total gut if they cannot be given access with their licensed real estate agent to evaluate. Work together with agents to get higher bids by allowing showings when properties are vacant. Agents are in the middle and most walk away because of the issues.

I sent 3 emails asking questions, initially, didn’t get answers on anything. This was Sunday, But on Monday, when everyone was in the office all my questions were answered, explained in detail how to proceed. I decided that process was more than I wanted to tackle. Response has been excellent.
