Don't waste your time with this SCAM!!

Don't waste your time with this SCAM!!! They have a system that automatically bids against you to their reserve price. I've tried to make offers and it is worthless. Their system is rigged and when you bid within the last two minutes the time goes UP!!!! Look elsewhere...

Hello Tim, we wanted to provide additional information regarding how the auction was conducted. A seller placed bid or admin bidding is a common practice in a reserve auction. This means that Hudson & Marshall, on behalf of the seller, may place bids up to the seller’s reserve price. This provides buyers and sellers more flexibility to reach a mutually agreeable purchase price. With regards to the extended bidding period, this also represents standard auction practices and mimics a live auction environment where allowances are made so that bidding can continue if there are interested parties. Really-somebody on here gave this…

Really-somebody on here gave this company 5 stars? I don't believe it for a minute (that these are true reviews from customers)
It took us 4 months to close on a small house that had already been on the foreclosure market for close to a year. I could write pages about our experiences with them-but worst customer relations we have ever encountered in over 25 years of buying real estate. I would never recommend them to anybody.

I completed my purchase process because …

I completed my purchase process because the deal was too good to pass up, but they are shady so pay close attention and read every word of their documents. The people I talked to generally seemed helpful in attitude but my primary contact misled me on more than one occasion and I only realized it because his story changed on each call. Also they charged their commission based on the amount the seller asked for the property instead of the price I paid, I argued it but they wrote the contract to show the asking price as the purchase price and then showed the difference between that and my actual buying price as a refund... Shady.

the company was very clear in all that …

the company was very clear in all that went on . they did not know that the house they actioned off was not a 3 bedroom , it was only a 2 bedroom. and that we bought it sight unseen because there were no keys to get into the place. we did understand the house was as is,but it would have been nice to know that we were only buying a 2 bedroom it was actioned off as a 3 bedroom. other than that problem. the action house of Hudson and Marshall did a fine job. maybe in the future they could check out the properties alittle better before they sell something.

I had always heard bad things about Servicelink and now I know why.

Servicelink does not have a personal touch when it comes to their title service and closing process. On top of this, the wrong wire instructions were in the closing documents which caused a delay because they had to be re-wired after closing per Servicelink. They stated the correct one was emailed to me beforehand, but regardless it should be Servicelinks job to make sure it was actually in the closing documents when the signing took place. That's what they get paid to do. Lastly, Servicelink recorded the ownership wrong and now another headache to get corrected with the county. Somehow when they went to record the ownership the Hard Money lenders name was entered as owner.

Did not do anything but list the …

Did not do anything but list the property. Difficult to get a response from on any issues. Was unsure of time frame. Did not follow property to close. Only did initial auction process and faltered with that. Everyone there makes you feel like you are just a file, this is just their just. No actually concern or accountability. Everything is someone else's fault, or they are not sure because there is a process and it is not their job. Very disconnected company with very low standards for their employees and the work that they produce.

They weren't pushy …

There was no big push to complete the transaction. They were very flexible. They made sure that I understood and was satisfied with the answers to any questions that I had. I am very satisfied with the transaction.
