As a Landlord do not use this company. They are constantly trying to upsell new services with automated sign up, force contractors to mark up the costs of works by as much as 30% and take the difference as an opaque kick-back, are terrible at check-outs to ensure a property is returned in good condition, give you a single point of contact who is one of 6 random people who contact you and can’t project manage the process between check-out, sorting needed repairs, re-advertising, finding a tenant and check-in. The last bit resulting in long void periods, works not completed before the next tenant moves in causing chaos for them.
I did not choose this company but had them hoisted on me because the very good local family business we used for our properties was bought out by Thornley Groves.
They did a classic land and expand by buying the business and looking at all of our gross rent as a piggy bank for them to raid, including:
- Increased management fee rates with the promise of better services (fool me once),
- kick-backs via contractors well over anything agreed in the t&c’s,
- changing the t&c’s to increase fees but not sharing the new t&c’s,
- then mis-selling their next gravy train of no-deposit tenant insurance (after reviewing and saying many times over the phone and in writing that we didn’t want it offered to our tenants, they still kept putting it in the adds & forcing it through. This scheme is fraught with conflicts of interest with a financial incentive for Thornley Groves to reject claims against the scheme);
- finally charging a fee for processing a deposit claim which is part of the management service already paid for.
Whatever, the generic comment that will follow this post from the Customer Care Team about learning from this feedback, they won’t. I gave lots of feedback over the 4+ years of dealing with them and lots of promises were made by them but a continued inability to deliver those promises.
Using Thornley Groves for property management will be detrimental for your investment returns, your tenants and your sanity.

I have been a tenant through Thornley Groves for 13 years and they have been very helpful when issues arise. Property manager Amina Mirza has been excellent. She is very diligent and conscientious when dealing with matters. I would highly recommend.

I've been with Thornley Groves as a renter for nearly 2 years now and they've honestly been great. Especially Emma Slabbert who has been my main contact person throughout.
I'd say where they've excelled has always been in communication and speed. The few times I've had issues in the apartment I've managed to get hold of someone and if not resolved, then on the way by the end of day. Additionally, when I've reached out for advice or an opinion, they've been equally responsive.
The only room for improvement I can think of would be in attention to detail I suppose. For example when the fallen leaves were cleared away in autumn, they shredded the wall next to my apartment. Or after very quickly coming out to fix my shower, the person meant to come and put some panelling back never arrived. But these are really minor things in the scheme of things and all a consequence of good service.
I'm happy renting with them now and also happy to do so again in the future.

Thornley Groves were successful, friendly and efficient at selling my flat. Rebekah in particular had much to sort out ahead of the sale as the tenant left the property with a mess to clear out and a tricky situation with them and their relatives.
She dealt with them, the buyer, my managing agent and myself with discretion and did all she could to move things along to a successful sale. Well done!

We recently purchased a flat with an existing tenant in it and we as the new owner needs a lot of advice on how to manage this property, Herbert Chong as our client relationship manager smoothly took over and guided us through the whole process - he is ever so patient with our questions, pointed us to the right directions re various issues and he is so good at what he does as he has an answer for every question and always understanding and reassuring. He is a true asset to TG, with Herbert’s professional and personal skills, he can win all business and we have no hesitation to leave our flat in his good hands. I must also mention Herbert’s amazing Chinese skills has really helped bridging a lot of cultural gaps - I can only imagine how lucky for TG to have staff like Herbert, a very rare asset for an ever growing Chinese customer market! 1 star — Avoid at all costs
We moved into our property managed by Thornley Groves City Centre and from day one it has been an absolute nightmare. Despite clearly communicating our move-in date requirements beforehand, we were forced into a start date that didn't work for us and arrived to find the property in a disgusting, uncleaned state — in direct breach of our tenancy agreement. We have photographic evidence of everything.
Since moving in we have raised multiple serious issues including no hot water, a corroded and neglected water tank, and not receiving the parking fob for our allocated space which is written into our contract. We have sent numerous emails and attempts to contact them and have been met with complete silence every time.
The property was clearly not inspected or prepared before we moved in and the level of care shown towards tenants once you've signed is non-existent. Basic legal obligations under the tenancy agreement are being ignored and we are now considering escalating to The Property Ombudsman and Manchester City Council's Environmental Health department.
If you're considering renting through Thornley Groves City Centre, think very carefully. Once they have your signature and your money, you are on your own.
