This company are out to rob people. I am a hard working person who rented a flat for ten years and I improved the property in every way possible while there as the landlord wouldn’t do a thing. Ultra lets took over the property the month of me handing my notice in. They would not do the inspection while I was at the property I paid for a full deep clean professionally and even fitted a new floor as I’d had the floor in the bathroom levelled at my own cost. When it come to getting my deposit back they said they needed to deep clean it when I have an invoice for the clean. During my ten years there I moved out and back in within a year and received my full bond back that time and Iv only improved it more since been back in so that shows it was under a different letting agent and they was good people. When they blame the landlord that’s untrue as my landlord has already given me my deposit back previously so just shows these type of agencies make all letting agents look bad to people who rent property and it’s not acceptable. Reply to your reply we are going through the deposit scheme and as I stated the landlord has given the deposit back before so it clearly shows it’s your company as it states on the deposit scheme! And stating it’s had a deep clean after we have paid for one and trying to claim for this is crazy con men the lot of you and the he 11 other people also feel the same!! The landlord never visited the property as the neighbours have a camera up and nobody went not a clean not the landlord and not a builder your company have passed the false information to the landlord so you reply is giving false information everyone avoid this company! Ps photos don’t lie and everyone can see how nice the flat was left!

This was a breath of fresh air given that my experience of the rental market over the last few weeks has been really poor in general with agents either not responding at all to enquiries, or if they do initially offer you a viewing and you can’t make it, they just don’t come back to you, not even a courtesy email to tell you that they are not accepting any more viewings. In contrast Sasha from the office kept in contact throughout and was quick to respond. Would highly recommend UltraLets to anyone.

Viewed a flat and it was a mess. Asked the representative (who was more interested in his phone) and was told that the previous tenant will be coming back to clean it. Disgraceful. The flat should have been cleaned prior to viewing. Should have realised there was a problem as the previous viewer left shaking her head.
I initially believed I had a tenancy agreement with Ultralets. However, when collecting the keys — after all paperwork had been signed and deposits paid — I was informed that Ultralets were only placing a tenant and that my tenancy was actually directly with the landlord. This was never made clear beforehand.
I was not provided with any contract reference numbers or a named point of contact to report maintenance issues — only a generic email address.
Due to the loss of an extremely close family member, I had to end my tenancy early. During this time, I was ignored by the landlord, only to be harassed months later. I was also charged for damages that I did not cause to the property.
I was then told that Ultralets would be relisting the property and that I would need to contact them to find out when a new tenant was moving in. Despite this, they refused to provide any information. A new tenant was placed in the property a full month earlier than originally stated, yet I was still required to pay that tenant’s first month’s rent.
Had I known how unprofessional and opaque this company is, and how closely they work with landlords operating under questionable tenancy arrangements, I would have avoided them entirely. I would strongly advise others to do the same.
We used Ultralets to find our first tenants and manage our property. We found Sasha, Jack, Jenny and the team to be really helpful and found the whole Ultralets experience to be very professional and reassuring.

I have been a client of Ultralets who have managed my modest little flat now for just about 7 years .
In all that time I have felt that I have been well looked after, good service, regular and relevant updates of news and legislation. Service to me has been prompt and polite.

Applying for the property was easy and quick, the property was fairly clean when I moved in. Definitely cleaner than some rentals I’ve occupied.

When I viewed the property I rented with Ultralets, I advised that I would need to move in by a certain date which I was told was more than possible. After a successful application (which includes a fee), it then became known that I could not move in by my desired date and so my partner had to live in a hotel for a week so they could attend work.
Upon moving into the property, the deep clean I was advised would take place was a total lie seen as the “new kitchen” involved a clearly used oven which I had to clean three times, mould and crayon covering the bathroom. Because of this, i took the liberty of taking my own pictures of the property.
Following unfortunate circumstances in that my partner was involved in a serious RTC, we had to hand our notice in and move to a different area. When ultralets came to view the property (which i apparently should have been present for but they just went and did it themselves without warning) i was informed that the landlord deemed the property “unacceptable” and they wished to deduct £706 of my deposit (total being £775). For issues that existed even when i viewed the property.
In advising I had video evidence of these issues existing when viewing the house, which also showed the man who showed me the property alongside various pictures that were time and dated from moving in, the deductions magically dropped to £150 for “deep cleaning” even though the property was in a better state than what i received it in and that we all well know that “deep clean” for the next tennant is never gonna happen.
Total sham of a company - will never rent with them again and will actively advise others to stay away
I rented a property through Ultralets that wasn't in the best of conditions when i started my tenancy. The inventory report highlighted this also. I spent many hours/Days cleaning the property, replacing nearly every lightbulb at my own expense and oven cleaning as I wasn't willing to use this until i cleaned it. During the tenancy, I raised numerous issues regarding damp, some of which were repaired, some of which were not. Upon leaving the property, i have had a portion of my deposit withheld due to cleaning purposes and leaving a shower curtain, a scrunchie and oven cleaning at the said property. I feel let down by Ultralets and feel this is very unjustified considering I left this property in much better state than when i entered. You knew this when you completed both your incoming inventory report and when i left the property. I would make sure you all take photos of incoming and outgoing and record anything you do to the property. I'm sure I won't be the first or last to experience this.
First time ive used ultralets and they where perfect in everyday from my first enquiry through the viewing to helping with our filling in the rental application Sasha was absolutely outstanding very polite and professional I highly recommend them

I wanted to write a review to say how brilliant my experience has been with ultralets.
Firstly, both Sasha and Jenny from the Lettings team have been second-to-none!
They initially arranged a viewing for me which I couldn’t attend at the last minute and I was worried they would think I was messing them about but they promptly scheduled another viewing for me the following day and were lovely about the situation.
I honestly couldn’t speak highly enough of the both of them.
Finally Raj who showed me around the apartment was very helpful and insightful on the property and the next steps.
Overall a fantastic experience in letting my new apartment

My rental managed property was taken over by ultra let's who let me know by letter, the day before they took it over! Wasn't impressed. Anyway I recently left the property and applied for my deposit back through the tds. After receiving an email from tds I was unsure how to reply to it so rang ultralets for advice, Lydia had no idea so said she would pass it on and somebody would call me back. Nothing!!! So I replied to tds as I was given a time frame. I had ticked the wrong box and authorised the deposit to go to my landlord not myself. What I hadn't seen was a list of reasons ultralets had reported why they shouldn't send me my deposit back, which I only found out about when I rang ultralets to ask about my deposit. Not helpful, rude, stated they weren't the landlord, and I'd ticked the box to agree to it so there wasn't anything they could do. When I said I'd rung because I hadn't understood it but no one got back to me she said well I don't know what had happened you should have rung again. This isn't the first time someone was supposed to ring me back and hadn't. And I don't think replacing a light bulb and shower curtain should be considered taking my deposit, along with a long list of other general ware n tear like repainting a window sill. And one thing on that list is a damn right lie and I have proof. Don't think I'm leaving this I'm 65 years old and the state I left that house in compared to when I took it over was uncomparable.

How a company deals with issues when things go wrong is a much better guide to the service provided. My husband and me were Landlord client's for over 5 years and previously given Ultralets an excellent review. However, we feel since expanding this company, and providing their own maintenance service it isn’t what it was. I agree with another reviewer they charge for everything and communication can be testing! You can judge for yourself the service from our very recent experience.
Tenant raised an issue with shower on Fixflo (repair portal) 3rd August. Quotation from outside contractor obtained and agreed. Invoice raised by contractor August 20th, stating, for attending to property and carrying out work as per quote. This was paid out of our client account by Ultralets at the end of August. We believed this incident was completed. Early October Ultralets contacted us saying the work had now started, and the contractors had found more work was needed!
Consider this, Ultralets paid an invoice from our client account without checking with the tenant, who is now telling us he and his partner feel messed about, or with the contractor they engaged on our behalf. Ultralets applied a managing fee too for this ‘service’.
We can identify at least 5 accounting errors from Nov 2023-Oct 2024, one involving a data breach, all came with apologies. One of their errors came with this apology…… ‘i apologies!’ [Sic] I kid you not!
To be fair we have complained to Ultralets and are pursuing their complaints procedure, currently Ultralets initial view is they have issued a ‘sincere apology’ and that is sufficient.
